Isn't it amazing how we can join a great community like ActiveRain and meet such wonderful people? By meet, I don't mean the standard meeting face to face, shaking hands, or sitting down for lunch, I mean the reading of posts. I have learned so much about my fellow REALTORS across this great country just by simply reading what they write. Isn't that a strange way to feel that you know someone?

Not really...what people write and how they write it tells so much about an individual and their personalities. I feel that I have made some blogging friends in this community. I sometimes think that I actually know them, as I eagerly login and check if they have new posts or check to see if they have commented to my comments left on their posts. And what a GREAT feeling to know that they have taken the time to respond. I would like to mention a couple of people that I feel deserve a mention and give a few points on their personalities that I have determined from their posts:

Don Rogers - O Fallon, MO - If I find myself moving to MO - I will definitely call on Don to find me a home. Don's posts ring with a positive note - Just from his posts I can tell he is a dedicated REALTOR with his prime focus - his clients/customers. He is family-oriented with deep respect for his family. And he likes chocolate cake!

Christina Williams - Crossville, TN - Although we work in the same area and Christina is a "competitor" I think she is a great person and she has the most beautiful smile. She inspires, challenging people do their best. She encourages REALTORS to work together so we may all reach our potential. With her informative posts she shows she keeps her clients/customers a priority.

Home Owners Insurance and A Few Words of Experience

Do you have enough house insurance?

April 2007 our house burnt down. Everyone was gone to either school or work and no one was hurt, thank goodness. But the devastation was still present as we walked through the charred ashes of what was left of our home. We immediately contacted the insurance company and met with our agent. After giving us our initial draw of a couple of thousand (to pay for a place to stay, food, and clothes) we were given forms to fill out - we were to list every single item that was lost in the fire with the amount paid and the amount it would cost to replace it. What! My mind and body was so overwhelmed I could not even began to remember what was in my house. To make a long story short we did get the paperwork filled out the best we could, got it turned it, and waited patiently for the insurance company to do their investigation. Everything went through fine and since we have rebuilt. We have been in our new home now for approximately 5 months, but the costs of things are still incurring.

To state the moral of this story: we did not have enough insurance to replace our home and our belongings. Thankfully we had money saved back that we used for vacations or unexpected emergencies. Even after 5 months we are still finding things that we forgot needing, etc. So I ask you...Do you have enough insurance on your home and personal belongings? Check your policy to make sure...and please if you find that you can not replace what you have with the insurance coverage, increase your coverage amount. It will mean a slightly higher premium, but when tragedy strikes (hopefully it never will) you will be covered and not have to use your savings to survive.

We all hope that it won't happen to us, but make sure you are prepared in case it does.

Could it Possibly Be That Buyer's Don't Understand?

After reading another post about an agent meeting buyer's and showing them homes, only to find out they had made appointments with other agent's, my heart sank.

I would have thought with all the information available, buyer's would understand how pointless it is to use 2 or 3 agents for their purpose of buying. Working in the real estate field is not a hobby, it is a very expensive and competive business. Most of the agent's that I know work hard to help people obtain their dream. They depend on the sale of property for a paycheck.

It seems that buyer's would understand this and choose to contact only one agent to obtain their goal (a home or property). I would like to dispel a few myths about agent's that the general public seem to believe:

We don't get discounts on gasoline. We pay the exact same as everyone else does.
The commission received from a sale does NOT go into a pot and everyone share it.
The agent does not receive the whole lump sum of the commission. Most times agent's only receive a 1/4 of the commission.
One agent can show you any home you want to see. There is no need to contact numerous agent's. Or if a home you are interested in happens to be outside their area they will happily find a referral agent for you.

Government Bailouts Makes for Angry Americans

I ran across a website www.angryrenter.com and it caught my interest. It seems renters and homeowner's across America have banded together and are petitioning Congress to NOT bailout banks that are in financial trouble or home owners that are facing foreclosure, due to overextension.

As of tonight they have over 20,000 signatures for their petition.

Not 10 minutes after running across this website, lo and behold, a spokesman for the group was on a media talk-show. It seems to me they do have some valid points, but I haven't done enough research to know the all of it yet. But if it means tax dollars being used to do this I may have to protest myself.

Have any of you heard about this? What are your opinions?

The Incredible Resilience of Real Estate

I have to admit, when I turn on the news, I cringe. Headlines are one of three things: Gas prices, Declining real estate market, or the economy. I guess they all go hand in hand. As I listen to the media hype, I ask myself, could it be possible the media is perhaps creating this hype? But to what purpose...Then like a lightening bolt it hits me, almost every story about any of the three topics is soon followed by a political update on the Presidential campaign. And no matter which of the major news channels you prefer, they each have their own candidate they favor. So in the great nation, where freedom of speech and ideas runs like water over a cliff, it is very possible this could be happening, the use of SCARE TACTICS.

Gas prices are high, the economy is unstable, but the decline in real estate sales, I have to say, I don't agree. Each market is different. I am almost positive the media or "experts" do not travel to every city and town across the United States to question each area of how their real estate sales have been. Because if they did, they would find that in the small town of Crossville, Tennessee our real estate sales in 2008 have surpassed the sales of 2007 (YTD).

Let me finish by saying, no matter what condition the economy is in or the price of gas, real estate is resilient. It is an investment that lasts throughout the ages, to be passed down to our children and their children. If home prices are declining in area you can almost bet that within a year the prices will be rebounding. Real estate is the one sound investment you can make, and with interest rates so low now is the time to make that investment. You could be kicking yourself this time next year if you don't.

Safety Tips for Sellers

When your house goes on the market you want it to look its best! You want buyer's to see your home and make an offer that you just can't refuse! But keep in mind there are some safety issues that you need to be aware of and take precautions.

DO NOT place valuables in plain sight.
Put away presciption drugs.
DO NOT offer to show your home to someone that has not contacted a REALTOR to show them.
DO NOT give out personal information to someone just because they are "interested" in your home.
Family pictures are always great for friends and family to see, but when trying to sell your home pack the pictures away.

In today's world there are many scam artisits and people that may wish us harm, so we need to take extra precautions to ensure our safety. BE SAFE!

If you are ever in doubt regarding a real estate agent, ask to see their id. Ask to see their driver's license AND their real estate id card (the re id card does not have photo) - make sure the name mattches the license and the photo on the license is the person. All agents carry these cards with them!

SIGNS OF SUMMER IN CROSSVILLE TENNESSEE

HOW MUCH MORE COLD WEATHER IS THERE???

Believe it or not warmer weather is just around the corner. We have had several days of nice 70 degree weather, but it was inevitable that we get another cold snap before balmy weather sets in for good. Actually here on the mountain we will have 3 cold snaps before spring is officially over! There are three "winters" that we experience during springtime; dogwood winter, blackberry winter, and whippoorwill winter.

DOGWOOD WINTER

Dogwood winter sets in as soon as the Dogwood trees start to bloom out. Every year, no matter if 80 degrees temps are prevailing, as soon as the Dogwood starts to bloom there will be a brief cold snap, then temps warm up again. We are experiencing Dogwood winter now.

BLACKBERRY WINTER

Blackberry winter comes usually around the 1st or 2nd week in May. When the blackberry bushes start to bloom out, here again, we will have another cold snap. Be sure to cover all flowers and plants because sometimes a frost will develop from the cold nighttime temperatures. The cold snap will last a couple of days up to a week and then the temps will start to rise.

WHIPPOORWILL WINTER

Last, but not least is Whippoorwill winter. This is the last cold snap that we will experience before the warm temps are here to stay. This usually comes last of May to the first of June. Not as cold as the other two "winters", but temps do cool off somewhat.

Cumberland County Tennessee is gearing up for the annual Relay for Life Event. The event is a fund raiser for the American Cancer Society. The Relay for Life will be held at the Cumberland County Community Complex on May 9, 2008 with the beginning ceremonies starting at 6:00 pm - the Relay will continue through the night until 6:00 am the following morning. Everyone is welcome to attend and participate in the Relay. This is such a wonderful event to celebrate the survivors of cancer and to honor our loved ones that have lost the battle to cancer.

ARE YOU PREPARED IN CASE OF AN EMERGENCY!

Having two teenage drivers in my family, I am constantly worried about them being out at night driving or any other time for that matter. Any number of things can happen and I want them to be prepared as best as possible. So the following list is what I make sure are in their cars at all times.

Booster Cables
A can of fix a flat
A blanket
Flashlight w/batteries
A small first aid kit
An emergency phone number list

Do you have an emergency box at home? It is essential to have an emergency box, located where everyone in the house can find it. The following are some ideas of what you might want to put in your box.

Band Aids
Gauze and tape
Anti-bacterial ointment or spray
Ant-itch cream or spray
Alcohol
Peroxide
Instant ice pack

Natural disasters are usually rare, but in the recent years it seems that they are becoming more frequent. Regardless of how often they happen it is always good to be prepared. So in addition to the emergency box here are suggestions that may help out in case you find yourself in a disaster.

Fire extinguisher
At least 3 days supply of food
At least 7 days supply of water (you need at least 1 gallon of water per person per day)
Blankets
Sleeping bags
Alternative way to cook food (other than electric or gas range)
Alternative heat (other than gas or electric)
Warm clothes

Accidents or emergencies can arise at any time and it is always good to be prepared. The above are examples of things that would come in handy just in case something were to happen.

Pre-Qualification, Pre-Approval and

Loan Commitment

A common question I receive is, what is the difference between these three items. These are very confusing and most buyer's, seller's and agents alike are not sure of the meaning of these financial terms. I hope this helps clear up any questions you may have about the three different steps to obtaining a home.

Pre-qualifying is the first step you take before starting to look for a home. This allows a lender to take a glance at your debt-income ratios and brief credit history to determine if you qualify to purchase a home. Pre-qualifying for a loan does not guarantee you a home loan but will give you an idea of what price range you can afford. Pre-qualifying for a home loan is an easy, painless process. Your REALTOR can assist you.

Pre-approval for a loan means that the lender will take a more in-depth look at your credit history and score. They will verify income and determine if you qualify for a loan. The lender will give you the maximum amount of purchase price you can spend on a home, which loans are available to you and interest rates associated with those loans. Pre-approval is a bit more complicated and will require tax returns, check stubs, bank accounts, work history, and credit history to be made available to the lender. Pre-approval does not guarantee the loan will be approved.

Loan Commitment means the lender has approved both you and the loan. You will not receive a loan commitment from the lender until the lender is absolutely sure that all requirements have been met. Some seller's require a letter of commitment.

Check your Roof

Roofs take the brunt of weather conditions over the years. How long has it been since you have had the roof replaced or inspected? Chances are - too long. It is recommended that a roof inspection be made at least once a year, and in areas where humidity, snow, or rains are prevalent, every 4 to 6 months. Home buyer's are encouraged to obtain a home inspection after making an offer on a home, and the sale being contingent on a satisfactory home inspection. SELLERS - INSPECTORS WILL INSPECT THE ROOF. Missing shingles, leaks, old roofs, are noted and will be requested by inspector to be repaired or replaced.

If you have a house that your are thinking about selling or if you currently have a house on the market, now is a good time to get that roof looked at. Not only for a home buyer's requested inspection, but for your benefit as well. Leaking roofs can cause considerable damage to the roof decking, sheet-rock, trusses, and cause mold. So have your roof looked at by a local, reputable roofer and make sure that the roof over your head is in tip top shape.

Spruce up your yard and increase the activity on your listing...

Spring is here and your house is on the market...make your house more appealing for people driving by. Sprucing up your yard can be inexpensive and simple way to attract buyers. Remember that the first thing that potential buyers see, is the real estate sign and the yard it is sitting in.

Add some color, there are numerous annual plants that you can put around your existing landscaping to make it glow with color. Try throwing some reds, purples, pinks, yellows, and orange colors around. Then put a little mulch at their base. Viola, you have an attractive yard!

Another idea is use evergreen shrubbery around your yard. These shrubs stay green all year round, so even in the winter months you still have the green peeking through the snow.

You don't have to spend a lot of money on this project. Just $50 - $100 can improve your chances of selling dramatically. Remember first impressions are one of the biggest motivators for buyer's to make an offer. If the outside looks bland or not well kept, then chances are the buyer's will not be interested in seeing the inside.

Simple Tips for the Allergy Sufferer

Spring Allergy Season

Spring is upon us and with Spring comes all the beautiful arrays of colors, not to mention the dreaded seasonal allergies. If you are like me, then allergies pose a serious problem. There are two times a year that I can set my calender by. Spring and Fall. Both of these seasons cause all kinds of havoc on my allergies. Sore throat, water eyes, stuffed up nose, sneezing, blowing, and coughing. 9 times out of 10 my allergies lead to more serious infection, sinus infections. I have a few helpful suggestions, that may help relieve your allergy symptoms or sinus infections and hopefully get you on the road to recovery.

For Allergies

Drink plenty of fluids. Water, juices, etc. Avoid soft drinks if possible.
Wear a particle mask when doing lawn work. This helps keep the inhalation of pollen down to a minimum.
Change air conditioning filter every 30 days. This keeps dust levels down and also keeps your system running efficiently.
Be cautious about the flowers or house plants that you bring inside your home. Some flowers/plants make allergies worse.
Exercise. This helps boost your immune system and it's good for you!
Check with your doctor about prescription nasal sprays. Some of these can ward off allergens.

For Sinus Infections:

Drink lot of fluids.

Sleep with your head elevated. This helps with drainage.

Sleep with a humidifier in your bedroom. This helps keep moisture in your sinus cavities.

Get a steaming pan of water, drape a towel over your head and inhale the steam. I also add a spoonful of Vick's. This will help open nasal passages.

Spring is a beautiful time of year. Keep healthy so you can get out and enjoy yourself.

Obed Wild and Scenic River

Obed River runs through the CWMA to dump into the Emory River. Rock climbing, fishing, rafting, canoing, and kayaking are popular activities on the Obed.

Watch wildlife as the graze in the open fields that have been planted with corn, alfalfa, sugar cane, and clover. Here you can see a family of wild turkeys against the wood-line.

Devil's Breakfast Table

A local famous rock outcropping overlooking Daddy's Creek. I have not met anyone that knows the exact origin of the name.

Daddy's Creek

These falls dumps into a pristine, deep pool of water close to the Breakfast Table. This is my family's spot to come when the hot days of summer get to unbearable and we need to cool off. You can also see rafts, canoes, and kayaks following the river all the way to Emory River.

Many scenic views can be found all over the CMWA.

Otter Creek is another great spot to stop and soak your feet.

Scenic vistas no matter where you look in this area.

Hundreds of miles of gravel roads and dirt trails are great for watching wildlife, plants, and trees. Wildlife includes; deer, wild hogs, elk, bear, wild turkey, rabbits, squirrels, 100's of different species of birds, and waterfowl.
