I'm guilty of it and so are you, we all are.
 
In the beginning of my real estate investing career (before I became the 
Renegade Master of investing), when I needed to sell one of my properties,
I would list it with a friend who had their real estate license.  Or better yet, I would often offer to list it with a pretty Realtor that I was hoping to take out one 
night for cocktails.
 
That's real smart...NOT!
 
Since I've fired more Realtors than the Miami Dolphins had losses this
2007 season; I know a thing or two about the 7 deadly sins Realtors make
when trying to sell your property...
(If anyone want my season tickets HALF OFF, Call me)
 
And in this article, besides telling you how great I am, I'm going to 
enlighten you about their sins so you only work with realtors who don't
commit  these sins, and you get your property sold.
 
Sin #1: Not having an absolute REAL LIFE marketing plan to sell your home.
 
Maybe, 5% of realtors truly understand marketing, and can get your property sold. 
 
Sticking a sign on the front lawn, open house and a listing on the MLS 
(Multiple Listing Service), 'aint going to cut it. Especially, during this changing 
market.
 
Sin #2: Listing with a realtor who is a "One MAN or One WOMAN Show".
 
Nobody can do everything themselves, no-one.  The problem is that their job is to
get other listings, aside from your's.  After all, that's how they put food on their table.
Unless they want their children going to school with holes in their socks, they need to marketing more houses than JUST YOUR'S!
 
They need to prove to you, they have systems and team members in place to manage the traffic of prospects, and the selling of your property.
 
 
Sin #3: Listing your home with a realtor who does NOT specialize in your 
area.

 
Yes, this might just be your fault, not their's.  I know. 
But it's still a sin.
 
My best success with realtors has been when I've listed with ones who
farm and specialize in the specific area where my home or property  is.
They should know all the competing listings and have a list of families
looking to move to my area.
 
Sin #4: Not requiring your realtor to check up with you at least once a week.

And no, it's not to make small talk and blow smoke up your butt, it's to
keep your realtor accountable, and more importantly, they need to  keep
you abreast of the most recent comps.  This will ensure that your home is priced
correctly to sell.
 
Sin #5: Employing a Realtor who Tells you what you WANT to hear, Not what           You NEED to Hear.
 
During my real estate career, I cannot tell you how many times I've 
witnessed a Realtor tell their prospect that they could sell their house for  some bologna price, just to get the listing.
 
They'd have a better chance of getting John Mcain to beat Hillary Clinton in the democratic primaries election. (God help us)
 
Here's their trick:  They tell the prospect a ridiculous price that they know
the house will never sell for.  The prospect is so happy, he signs a 6 month  listing
agreement right away...period.
 
Then when the seller(you) gets tired and frustrated enough because  nothing
is happening on your home, the realtor will suggest listing it at an appropriate
price to sell in the next 30 days.
 
When interviewing your prospective realtors, ask them if they HAD TO - Absolutely MUST, sell your home in less than 30 days, what price would they suggest asking for their property.

Sin #6:  VERIFY, that your broker is utilizing MANY different methods of 
advertising

 
You must ask your Realtor what kind of marketing budget do they have for 
the month and the year, to advertise their properties.
 
Remember in Sin #1, I said most realtors don't understand marketing, because
they don't.
 
They'll tell you, "Newspapers don't work.  Now it's all about the Internet". 
 
The problem is, that's only half the truth.  Your realtor MUST be advertising, on the
internet, as well as newspapers (last I checked people still buy newspapers, especially the Sunday Paper),  direct mail, chambers, co-operative advertising (working with Welcome Centers, mortgage brokers), pay per click ads, publicity. 
 
If they tell you their only advertising on the internet, it's because they 
can't afford anything else, and you don't want that broker selling your home because  they probably can't!

The media in it's desperate need to fill 24 hours a day of talking head time and somehow attract jaded viewers.  The mass media are ever more eager to scare the hell out of you with the next dire prediction or over-hyped crisis.  They find it very hard to gather an crowd of viewers if reporting on the FED dropping the interest rate another point, one of the healthiest economies, greatest number of Americans ever invested in the markets,etc...That would be too BORING!
 
If you enjoy being scared, no reason to let this Halloween scare you, just turn on CNN or The Today Show.
 
SCREW IT! At some point we must grow up and refuse to be scared by the next boogey-man that the media has jumping out of the bushes.
 
I don't give a single dog patootie, how "slow" the market is or what the interest rates are.  Someone's getting married, getting pregnant,  getting promoted, getting transferred, getting divorced, a lot of people in America happen to be also getting Rich.  You know what?  They're all buying new houses, and somebody's getting those sales!
 
That's a metaphor for every business or every industry.
 
Very few people starve in America due to bad market conditions; Most people starve due to bad marketing and bad thinking.
 
How many real estate pros do you know that have just quickly,
cowardly, and lazily surrendered to the negative real estate market?
 
They buy the Doom and Gloom that Losers are spreading around.
 
If you do that, you are buying other's EXCUSES for not doing as well,as you should be doing in your real estate investing business.
 
Which is a very pricey purchase.
 
I believe in reasonable and prudent preparation as an investor and
an entrepreneur...But NEVER retreat...Never! 
 
Kill me first!  Kill Me!
 
The reason I share this with you this week, was from an event
I spoke at, and attended last week.
 
My good friend, asked me to come speak at their monthly meeting for Dade County mortgage brokers.  Prior to the meeting, I made my rounds speaking to a majority of some very sharp looking individuals.  90% of them were hosting their own personal pity party, I don't care if Pamela Anderson in a Bikini is hosting that pity party, I aint attending...NO WAY Bubba.  Not me, I'm not letting these losers cloud my thinking.
 
Meanwhile, an associate of mine who is a newer mortgage broker, just closed 17 deals for the September and October,
while taking his wife on a 10 day vacation as well.
 
Be Very Careful of what you let into your "personal computer".  I'm not talking about the one you type on...I mean your Brain.

Ladies and Gentleman, I’m sure that you've seen the Infomercials for this company, and they look very good...
 
The company in question - Direct Buy (Discount Buying Club)
 
One of my students is rehabbing 2 different homes.  He figured that discount pricing would be the obvious way to go, and decided to call the phone number on the infomercial.
 
Both him and his wife, went to the showroom, we're greeted by their sales rep, after some chitty chat, they were ushered into a sales presentation, given by a sharp women.
 
The presentation was extremely effective and had made a lot of economic sense.
 
Once the presentation was finished...
 
Here's where it get s good...
 
The Hard sales tactics came out!  My student said that he felt more pressure, than the 2 final contestants on American Idol...
 
When they said that they wanted to do their research and think it over, the Direct Buy Sales Rep. stated that it was today or never, and that they would not be allowed to come back, no matter what.  When asked why, the sales rep, told them it was something to do with being fair to their vendors...(does that make any sense)
 
They brought in two different sales managers, to apply more pressure.
 
My student, John, thought that it sounded like a decent opportunity.  After rehabbing one of his homes, he figured that he would have made his investment back, two times over (At least that’s how the sales Rep at Direct Buy explained it).
 
After the grueling sales effort of the levied by Direct Buy, they folded and signed their contract. 
 
The contract they signed was to the tune of a $3500.00 down payment, and $95 a month for a 4 year membership.
 
Ouch!
 
So John went to work on his projects.  He looked through all of the “Member’s Only Pricing” Catalogs and started estimating Rehab expenses. BUT he found a BIG PROBLEM....
 
Do you know what it was?????
 
Top 5 Reasons Uncovered, WHY Direct Buy is a COMPLETE SCAM
 
1. 1st Major challenge was Johnny would have to wait a minimum of 8 weeks until he received his materials and purchases.  How can any business man wait 8 weeks, just sitting on his hands waiting for materials?  My students do not wait for anything, they take control of their environments, which leads me into the next challenge…
 
2. When John went to the competitors to find materials and supplies, Home Depot and Loews we're 10 to 15% cheaper than Direct Buy on almost everything (Identical Brand Names & Quality).
 
3. You have to pay a minimum of 10% shipping fee. 
 
4. NO REFUNDS or Exchanges, No Exceptions, NO MATTER WHAT!
 
5. They are also flat out RUDE, John and his wife, said they had a better chance winning the Power ball or Lotto, than getting a straight answer from the staff, when they asked for assistance.  
 
Despite all D.B.(Direct buys) Johnny, still placed an order for some couches.  Once they we’re delivered to DB’s warehouse, and John had went to go pick the couches up, he noticed another big problem.
 
Both couches we’re broken.
 
They refused to fix it or replace them, instead telling Johnny, that he needed to deal directly with the manufacturer and not DB.
 
They even went as far, as to fault-out tell him, “It’s not our problem.”
 
Johnny and his wife, tried to speak to the General Manager about their issues.  At first he wouldn't return their calls.  Johnny, not willing to accept this classic B.S. finally caught the GM face-to-face...
 
After their heated discussion about the broken couches, the GM (general meathead) decided he was not going to let Johnny win, at any cost…
 
He said that because John raised his voice, and ended up throwing him out of the showroom, and suspending his membership for 60 days.
 
Can you imagine that? 
 
If I was Johnny, I'd be sitting in County Jail right now.  Because, I’m not willing to accept that attitude from ANYONE, I would have gone Bruce Lee all over that General Manager and karate chop him directly in his eye.
 
After the couch disaster, Johnny and his wife  had a major decision to make (I’m confident many DB customers are faced with the same decision) about what to do about their Direct Buy membership or mistake.
 
The major challenge with these kinds of fraudulent companies, is they understand how to use Legal barriers as shields and how to craft extremely one sided contracts, to basically stop their clients from EVER getting out of their contracts.
 
And as you've probably guessed they had a better chance of winning the #1 spot on American Idol, then getting out of this contract.
 
So John, came up with the Smartest idea he's had since he got himself in this pickle of a dilemma (with the insight of his wife, I always say there’s nothing as great as a women’s advice)...
 
Johnny and his wife decided to cut their losses and use it essentially as a write off or as a cost of doing business, especially since he’s really starting to make some big buckets of cash in the investing game, with the help of yours truly…
 
By the way, if you want to see your mouth hit the floor, go ahead and Google the company, like this (Google search: direct buy / scam)
 
Holy S%#@!  I couldn't stop reading all the horror stories similar to John’s, they’re addicting.. :)

3. Giving back to the community - Frank has more money than God (although he'd never tell you that, most people of wealth…won’t) and he's more excited about giving back to the community and his Caring House Project, than his Gazillion Dollar Mansions on the Sand.
 
4. Money does not create happiness - I don't agree with this one idea 
(kidding of course) Some of the people who buy his Zillion Dollar Ocean front Masterpieces, who are legitimate Billionaires...Are MISERABLE Sons of a B----!
 
5. Get Knowledge and Humble Yourself - Frank started on the tennis court giving lessons, to Billionaires.  He would ALWAYS ask them how they created their wealth, and sure enough it always came back to real estate.  That's why you should beg, borrow, steal to get into my mentor program "when it opens up for new applications". (We're very selective) NO losers allowed!

On August 25 2007: After much pressure from the American financial markets and Major media outlets our beloved President, George Bush came out publicly and announced a program involving HUD (Housing and Urban Development) that will Guarantee loans ONLY for HOMEOWNERS WITH GOOD CREDIT to hopefully assist the American Homeowner from losing their homes.

 

Also, the president clearly stated that this program is not meant to, “Bail out speculators.”

 

As real estate investors, we PRIDE ourselves on going down the road less traveled, and not following the masses (the one’s who trade hours for dollars, day in day out)…

 

I believe that I speak for most investors when I say, We’re all grown adults, who go out and have to kill for our meals, each and every day…and we don’t need the government to come to our rescue.

 

If you read ANY newspaper or watch ANY TV newscast… they (the media) would have you believe that the SKY IS GOING TO COME CRASHING DOWN…because of the mortgage collapse and the slowest real estate market in the last 20 years.

 

Take this for an example: I personally know some very influential people in the local and even national media, and last month I did a TV interview for both a local NBC affiliate and a National Bloomberg News segment. They both wanted me to come from the perspective - that as real estate investors and landlord’s, we need the government’s help…ASAP…preferably sooner than later.

 

Being myself, of course, I didn’t want to sugar coat it for them or their viewers. But I saw it a little bit differently, than they did.

 

My position was that, YES speculators are losing their shirt. But in reality, they might as well have just taken their money and credit and went to Las Vegas, because their style is not much different than high stakes gambling.

 

However, this buyer’s market has given investors and the American public some of the best opportunities…EVER. And as entrepreneurs, we should not be running from it, but welcoming it.

 

In conclusion, don’t ever fall victim to believing that we (as Americans) need the government to come rescue us.

 

We’re not the Chrysler or the Airlines…

 

I do believe and welcome, our Fed Bernanke to lower interest rates, we are seeing some of the highest rates ever in the market. If we lower rates, a point or two, many future homeowners would get off the fence and get into the market..

  • Is soon to be fired from her insurance sales job (this is what she told me)
  • Here’s the best one, get ready, (you’ll LOVE this one)

…she lives in her 62 year old mothers home, And her mother (in the poor lady’s best years), has to watch Big Mama’s bratty children…85% of the time!

 

Now, how do you like them apples?

Understand, I have all the sympathy in the world for single moms…

 

Because, my mom (Bless her soul) was a single mom. My mom, made a decent income, never could afford to go to college personally, worked her way up the corporate ladder on nothing more than loyalty and outworking her coworkers; all while suffering from migraine headaches.

 

OH Yeah and my dad never paid 1 red-cent of child support, while my mom raised me.

 

I wouldn’t be the man and the entrepreneur I am today, if it was not for her confidence in me, constantly reinforcing my belief system by telling me daily, “You can do ANYTHING you put your mind to!” (She also told me I have the mind of a champion)

 

Nobody’s Perfect, not even yours truly, even though I know that’s hard to believe.

 

There’s a quote I love, that says:

 

There’s no fault in being broke, just fault in staying broke.

 

So after Big Mama, shared her story with my team and the world on my blog, I decided I’d speak to her myself…personally.

 

We would break bread.

 

When Big Mama and I spoke to her over the phone, I told her I had an enormous respect for her tenacity, and Balls to ask for us to waive her tuition into the Ultimate Apprentice Program; especially when we were now SOLD-OUT!

 

I asked her some questions, about her story and her life experiences.

 

At first, I thought maybe I’d give her some of my materials or courses on the house, maybe buy her a book…But she had her mind set on getting into the program.

 

Then I shared with her one of my brutal life observations

 

That when most people have nothing invested in their education or nothing at stake in their success…

 

They normally TAKE IT FOR GRANTED and DO NOTHING!

 

This is where I should’ve put on my boots, because it was getting really deep in there, if you know what I mean.

 

She tells me every reason in the world, why she needs to change her life and her finances, and that I hold the solution to her financial problems.

 

She shares with me, that she’s read and listened to 100’s of books, tapes and e-books, and the majorities of them are just fluff and talk in circles. But IF she could be involved in our local mentoring program, this would give her the edge that would push her over the top and give her financial freedom for her and children.

 

I still didn’t say “Yes to Big MAMA”…

 

I told her my personal story about my cousin Dave (the drug addict), and how he’s personally attended 5 or 6 of my previous boot camps and never paid one red cent; and still to this day he’s a 36 year old broke, no job having, desolate, living on my aunt’s couch and sleeping until 1:30 in the afternoon. He’s a sad case for a human being…and he’s my own family. (We all have one of those in our family…and you know it!)

 

Maybe, I should set up my cousin Dave and Big Mama, they might make a great couple!

 

Further, I told her, that the first class Dave attended was the same 1st class “Little Richie” went to…now today Richie is on top of his game, is my business partner in two companies, and makes more than 94% of adults, double his age.

 

Richie, is ONLY 25 years old (If you remember, Rich LOST my luggage in Chicago in April while attending Kennedy’s Super conference and also got the phone number, of a girl, I wanted to get to know…personally! The little Punk)

 

That’s proof; two separate people can get the same information, and create entirely two different results with the same information!

 

After, she depressed me with her, “Please feel sorry for me” story.

 

I selfishly asked her, “What’s in it for me?”…”What can you do or Help me with?”

 

We weren’t getting anywhere, so I said, “Make me a proposal.”

 

So then, Rich and I were having some lunch meetings about the Ultimate Apprentice, and Rich brought her there to present her proposal.

 

Here’s another problem: Rich tells me, (after we agreed to let her in) that she couldn’t figure it out on her own, and he had to basically give her most of the proposal ideas. He was afraid that she would show up with only two ideas on paper.

 

That should’ve been the first, warning sign.

 

Prior to agreeing to the proposal, both Richie and I, laid it on thick, similar to a bankruptcy attorney and someone getting ready to lose their home in foreclosure…

 

We didn’t hold anything back…Here’s what we told her.

 

Upon accepting our offer, Big MAMA must be willing to be…

 

  • Our slave – do girl: running errands and everything and anything we needed or wanted…
  • Laugh at Richie’s Stupid jokes… 
  • Be organized, efficient, good listener, and motivated… 
  • Not allowed to EVER bitch and moan, because we could honestly care less… 
  • Available, when we need her, no excuses, unless she has a family emergency or an issue with one of her children. 
  • Willing to take criticism and understand there is no sugar coating – ego stroking, not in our program.
  • Understand we will be ASSHOLES and unforgiving! (Stop be pansies, you know that’s the truth…Do you think Donald Trump is pleasant to his team members, when they drop the ball? If you do, I’ve got some swamp land to sell you…genius!)
  • Understand we are MILITANT ABOUT OUR TIME; we don’t fart around, twiddling our thumbs, waiting for a duplex to show up in our driveway. And that if we felt she was EVER wasting our time, we’d leave her faster, than Mike Perl could leave a Weight Watcher’s meeting… 
  • Understand, we would discontinue her apprentice program, in a New York minute, if we ever felt she wasn’t living up to her end of the bargain… 
  • Last but not least, this deal would not be EASY, and there would be a NO-EXCUSE POLICY!

 

Basically, we shared with Big Mama that IF she was: Serious, ready to roll up her sleeves, willing to truly learn, be teachable, has a NO EXCUSE mindset, willing to Fall Down on her face a few times…that her success was basically GAURANTEED!

 

We shared with Big MAMA, that we had over 5 similar offers from people like her, but that no of them were as tenacious as Mama, and that we appreciated her tenacity.

 

And that IF she accepted our NO B.S. terms, we would be willing to bring her into the program, mentor her, and bring her under our wing.

And NO it’s not because Wendy’s discontinued the Triple Burger with cheese and bacon, and their special Wendy’s Sauce inside.

    Hilarious!! I love it — You know Mike, I’m glad that you posted this because I’ve realized that I’ve made the same crazy mistake! I’m sick and tired of helping people out and showing them how to invest in real estate, only to have them resent ME for their laziness in the end :)

    Sounds like you wanted a slave and not to be a mentor. If I was her and you told me all of that crap, I would have run the other way! Sounds a little unreasonable to have to accept you being an ASSHOLE! I have never seen a mentorship offered with those rules and stipulations.

The ANSWER: We have BOTH been STOLEN from

 

You are about to witness PART 1 of my REVENGE SERIES!

 

I know that you’re probably thinking, “I can see someone stealing from the Trumpster but why would anyone steal from Mike?”

 

Well it’s TRUE! And I’m PISSED OFF, and I’m not going to sit here and take it.

 

I’m sure that we’ve all heard in our lives the best formula for revenge is to Kill your enemies with your successes. That’s great, but I’m already successful so that doesn’t work, and I also think that’s a wimpy Clay Aiken strategy, which I’m not a huge fan of, anyway…

 

I decided to take it to my Fans and Subscribers, so that I can WARN all my readers of the Sneaky, Thieving, Cheats out there in the real world!

 

In case you’ve been living under a rock for the last two months, my team and I, launched “The Ultimate Apprentices Program” where we basically take 25 investors and completely EXPLODE their businesses over the next 90 days, while giving them both a Blueprint and our ENTIRE marketing program, which has motivated sellers and investors breaking down their door to do business with them on their terms (similar to my buddy the Donald)!

 

That said, you can’t get into this program, even if you were Eva Longoria with a money order waving in your hand, begging me and my team. (Possibly, if you look like Eva, but you’d have to have a money order, I wouldn’t even take her credit card or check!)

During the application process, my team and I we’re overwhelmed (literally) with the response. We expected it to take two weeks…again, we SOLD-OUT in 4.5 days!

I love my team and I would walk through fire for them, and I believe they would for me, but Alicia (my personal assistant) can be quite naive because she has a heart of gold, and sometimes she gets taken advantage of in our business.

 

During the application period for my mentoring program, we had 1 individual literally breaking down our door. A woman, (we’ll call her BIG MAMA) was calling the office and Richie, 4 times a day…minimum.

 

I PROMISE you, we will release NOT ONLY her name but also her picture in the last segment. I’m withholding the name; right now strictly for your suspense!

 

You’re going to love it because you PROBABLY KNOW HER!!

 

It got so bad, that my team was jokingly calling her the stalker. She was non-stop and relentless, similar to a senior “high school” boy with his girlfriend on Prom night.

 

Frankly, she was begging to get into the program…I’m not exaggerating one bit.

 

I understand and remember that, we all started somewhere, and I’ve never forgotten that…no matter what! Also, you can figure out from my blog and my emails to you, that I’m a HUGE sucker for relentless, renegade, people and stories…that are not willing to take NO for an answer.

 

See, I believe in my heart of hearts, that everyone and anyone can accomplish almost anything and do anything, if their willing to put their back up against the wall, come out swinging, and open a can of whoop ass, on their mission or objective.

 

My father, was over 400 lbs, and drove a taxi cab in NYC, and was a degenerate gambler; I barely graduated high school, never graduated college…and today I live the life of my dreams…DO NOT TELL ME ANYTHING IS NOT POSSIBLE!

 

Sorry for the rant, my A.D.D. got the better of me, focus, Mike, focus…

 

I’m back…SORRY, I got away from myself for a second…(That A.D.D. gets me all the time…)

 

Let’s get back to Big Mama…

 

So I said to my team, “We’ll let her do a payment plan for her tuition.” We were not offering any type of financing, but I thought IF we can help to make it happen…why not?

 

Big Mama explained that she did not have any money whatsoever, but would be willing to do “WHATEVER WORK WE NEEDED HER TO DO” to pay for the training.

 

This is where the Perlmeister makes his biggest mistake of 2007…TUNE IN TOMORROW FOR THE REST OF THE STORY!

 

This is GOOD…Trust ME!
