pictures: Day to Dawn - 10/30/19 07:24 AM

I really like converting a nice front picture of a home to a Dawn shot! You need to start with a good quality picture that shows some sky above the home. What you get can be a breathtaking picture that really shows off your home!
Why do I go to the trouble to do this? Easy, it grabs the attention of potential buyers, and this exposure is my primary job in selling your home.

Ummm, not literally please. But with a camera! We have a photographer come to the office every 2nd Wednesday to take agent pictures. We call these head shots. I was thinking that this term actually works pretty well. Here's why I think that.
Photography can really pick up minute details in a face. Not necessarily lines and blemishes, but really subtle changes in your emotions. If you are happy or sad, your picture will show it.

For years the conventional wisdom has been for Sellers to take down and pack away all their family pictures. The thought was that this would help enable potential Buyers "Picture" themselves living in the home without the distraction of someone else's stuff. To this day I get asked by Sellers whether or not they should remove their family pictures.
My answer? It depends. If the walls are covered with pictures I will suggest they keep their most treasured photos up and pack the rest. This is just part of the home "De-Cluttering" process. Most of the time, though, I say absolutely not. … (3 comments)

pictures: I said hello to my Great-Grandmother yesterday. - 09/28/15 12:19 AM
I'm not sure, but I think my Great-Grandmother would be about 130 years old. I'm also sure that she did not hear me say hello. Yesterday I was going through a cardboard box full of old pictures and saw her there for the first time ever! The picture was in really good shape as well.
In these days of electronic everything, I still love to look through old pictures and slides of my past family members. There they were, dressed in hats of all kinds, huge hair bows (Who knew?) and knickers. The cars were a hoot too. I saw vacations to … (4 comments)

Often, listing agents will tell a potential seller that they must take down all pictures as part of de-cluttering their home. I disagree. Even though we know that home becomes a commodity as soon as it is listed, it is still the home of the peopler living there. I tell my clients to keep their favorite photos around them as they are still living in their home. I do tell them to take down some if they have walls of pictures. I hate when the seller feels like they are losing the home they live in just to list it.

Nope, this time its not about me and my background acting. Today my office is announcing the opening of our on-site video studio! That's right! We have our very own studio equipped with lights, cameras, and lots of action. The studio will be used to train agents on the best way to present themselves on video. Also, it will allow agents to practice listing presentations on video then watch later to critique themselves.

pictures: Seller, did you follow up? - 10/02/13 09:58 PM
Agents do a remarkable amount of followup on meetings, calls, inspections, contracts and the such. Did you know that as the seller you should too? In particular, I was looking at homes this morning that have expired, or not sold in the time allotted by the listing agreement, and was struck by the fact that most of these listings had photos of the homes that were dark and out of focus. I wonder if that is a coincidence?
