multi: Starter house or a multi-unit?

Many first time home buyers struggle with this question. Do I buy a starter home that isn't quite what you want, or do you buy a multi-unit and owner occupy. There is compelling arguments for both sides, and it is a question that should be thought about long and hard, especially if you are going to buy a 1-4 unit and become a professional landlord. Why buy now?Buying now makes more sense because the real estate market in Maine has had an obvious shift. Sellers are more willing to reduce their prices, and give seller concessions if it is crucial to unloading their property. The market has shifted so much in fact, that many buyers are starting to have many more choices than they did even six months ago. This turn in the market is natural, appropriate and good for both buyers and sellers. Why buy now?
