For home buyers: Licensing makes everyone "equal" in the eyes of the states "minimum standards" Its important to note, all home inspectors have varying degrees of experience. Just asking an inspector if they are licensed will not give you the peace of mind you deserve. When hiring a home inspector, ask them: 1) How long have they have been INSPECTING homes (are they fresh out of school or a seasoned inspector) 2) Do they carry E&O insurance (not required in WA. State) 3) What type of report will you receive, i.e. check list report (poor), a narrative report (better) a narrative
