 The homes included only a few of the homes sold in the Clarkston area.  It has been obvious to our Group that the majority of homes sold recently sold very close to list price.  Our buyers are finding themselves in multiple offer situations often.  The new price point is a great opportunity for buyers but buyers need to carefully review the market values with their Realtor and make a strong offer based on their desire and ability to purchase

 OK.....we're not on fire but it surely is nice to have 7 offers in progress and a frenzy and concern that our inventory is dwindling.  When my partner says we are losing our listings......it's great news when our inventory is dwindling because we are selling homes.
So.......look out.   A fire has been set under my tooshie to get out and Look for homeowners who want to sell their homes in North Oakland County.

Absorption Rate is a method we use to determine the supply and demand for housing.
We determine the number of listings on the market within particular price brackets.  We then view how many houses have sold or pended in the past three months and calculate the average per month.  The number of active listings is then divided by the average sales per month to identify how many months inventory is available.
