House Passes Stimulus Bill 01/28/2009 - 01/29/09 08:58 AM
Last night, the U.S. House of Representative passed H.R. 1, the Economic Recovery Package, by a 244 to 188 vote.The bill contains a number of issues critical to REALTORS® and the industry, including the extension, until the end of 2009, of all Metropolitan Statistical Area's (MSA's) 2008 Fannie Mae, Freddie Mac and FHA loan limits. The proposed legislation also will eliminate an existing payback requirement on the first-time homebuyer tax credit for qualified buyers who purchase a home between Dec. 31, 2008 and July 1 this year.Congress included these provisions as a direct result of the grassroots efforts put forward by (10 comments)

If it wasn't obvious already, we're finding out more and more through conversation with consumers how little they know about their options regarding their distressed home. Let us remind everyone, that Section 1403 of the new housing bill that was signed into law on July 30th, 2008(HR 3221 - effective immediately) requires mortgage servicers to modify loans for homeowners and help them avoid foreclosure as long as three requirements are met: Default on the mortgage either has already happened or is "reasonably foreseeable" The home owner is living in the property as his or her primary residence The lender is likely to recover more (4 comments)

This week, it has come to Coldwell Banker's attention that various solicitations have appeared with increased frequency on such posting boards as Craigslist.com encouraging consumers to deposit escrow funds to secure an apartment via payment through Western Union payable to www.ColdwellBanker.com. As the overall U.S. economy continues to struggle, nonresidential construction spending is expected to decrease by 11 percent in 2009 in inflation adjusted terms, with commercial projects, including office buildings and retail establishments, experiencing the most significant decrease in activity, according to the American Institute of Architects (AIA) semi-annual Consensus Construction Forecast."As profits for businesses have fallen and the ability to get credit to finance projects has become far more difficult, construction plans have been put on hold or canceled outright in recent months," said AIA Chief Economist, Kermit Baker. The Market Composite Index, a measure of mortgage loan application volume, was 1324.8 for the week ending Jan. 9, an increase of 15.8 percent on a seasonally adjusted basis from 1143.8 one week earlier, according to the most recent report from the Mortgage Bankers Association (MBA). IRS to Help Financially Distressed Taypayers - 01/22/09 11:05 AM
The Internal Revenue Service kicked off the 2009 tax filing season by announcing a number of new steps to help financially distressed taxpayers maximize their refunds and speed payments while providing additional help to people struggling to meet their tax obligations. Among the areas where the IRS can provide assistance: Postponement of Collection Actions: IRS employees will have greater authority to suspend collection actions in certain hardship cases where taxpayers are unable to pay. This includes instances when the taxpayer has recently lost a job, is relying solely on Social Security or welfare income or is facing devastating illness or significant medical bills. (5 comments)
Freddie/Fannie Suspend Foreclosures Until 1-31-09 (REMINDER) - 01/22/09 10:29 AM
Freddie Mac is extending its suspension of all foreclosure sales and evictions involving occupied single family and 2-4 unit properties with Freddie Mac-owned mortgages through January 31, 2009. The suspension does not apply to vacant single family properties. The extension will also provide servicers with more time to help troubled borrowers find an alternative to foreclosure and implement the Streamlined Modification Program that went into operation on December 15, 2008. Developed by Freddie Mac, Fannie Mae, the Federal Housing Finance Agency (FHFA), HOPE Now and 27 mortgage servicers, the Streamlined Modification Program was designed to expedite loan modifications for eligible borrowers (5 comments)
