Real estate activity was clicking along in Manchester CT during April 2012, with 27 closed sales. While this was down somewhat from March 2012 (32 closed sales), it was up from the previous April (23 closed sales).
On a positive note, however, were median and average price which increased over the prior month as well as over the same period last year. This April, the median price was $160,000 and the average price was $192,070, compared to a median price of $147,400 and an average price of $175,000 in March (4 comments)
Closed sales in East Hartford in March 2012 were up significantly over March 2011. This March, there were 39 closed sales, compared to 27 closed sales in March 2011.
Median and average prices were down significantly from the same period last year. The median price this March was $124,000 compared to $149,000 last March, while the average price this $118,538 this March compared to $141,599 last March.
In addition to closed sales, there are currently 37 homes under contract and 48 under deposit, so we should expect that (6 comments)
The South Windsor CT real estate market showed improvement in the number of closed sales over the same period last year and over the previous month. In March 2012, there were 13 closed sales, compared to just 8 the previous March and 9 in February 2012.
Median and average price improved over February 2012, with the median price in March 2012 of $230,000 (compared to $215,000 in February) and the average price in March 2012 of $259,590 (compared to $242,256 in February).

Closed sales in Manchester CT were up in March 2012 over January 2012 and February 2012 as well as over the same month last year. There were 32 closed sales in March 2012 compared with 26 closed sales in March 2011; 32 closed sales is also a significant increase over February 2012 which showed just 18 (so almost double the number of the previous month) and over January 2012 which showed 20 closed sales.
While the increase in closed sales is a good sign of market recovery, the median and average prices (2 comments)
During February 2012, there were 18 closed sales in Manchester CT with a median price of $151,750; the average price was $147,883.
The lowest priced home was a two-bedroom, one-bath, 696 sq. ft. ranch which sold for $58,500. The highest-priced home was a three-bedroom, 2.1 bath colonial with 2172 sq. ft. which sold for $255,000. The median list price/sale price ratio was 96.1%.

Manchester CT Market Report for January 2012 The new year is here, and we are all anxious to see how the real estate market will be. In 2011 in Manchester CT, we saw a decrease in both total closed sales and median price. The big question now is: Will 2012 be a better year for real estate?
In Manchester CT, we are starting off with positive results for both number of closed sales, median price, average price, and list price/sales price ratio.

East Hartford CT finished out the year strong, with 26 closed sales and a median price of $143,500. Many people mistakenly think that real estate comes to a halt in December because of the holidays, but that was not the case in East Hartford.
Compared with December 2010, this December had a higher number of closed sales (26 this December vs. 22 last December), but the median price was down ($143,500 this December vs. $150,000 last December).
During December 2011, there were 22 closed sales with a median price of $155,450 in Manchester CT. Although the median price was up somewhat from the previous two months ($152,500 in November and $147,750 in October), the number of closed sales was the lowest since February 2011.
In comparing the numbers with last December, we can see that the number of closed sales was down (29 last December), but the median price was virtually unchanged ($155,450 in December 2011 vs. $156,000 in December 2010).
There were 13 homes sold in Bloomfield CT during November 2011. This compared a bit unfavorably when compared to November 2010 which showed 17 homes sold, but 13 is the most number of homes sold in one month in Bloomfield CT since June.

The weather following our freak snowstorm on October 29 was wild and crazy, but the real estate market was pretty tame in South Windsor CT during November 2011. There were 13 homes sold compared with 14 homes sold in November 2010. The total homes sold per month were at the lowest since March 2011. In November 2011, the median price was $240,000, compared with a median price of $281,950 in November 2010. Here are the properties that sold in November 2011 in South Windsor CT.
Much of central Connecticut was dark and cold the first week of November because of massive power outages from Storm Alfred, but the housing market in East Hartford was sizzling hot! The number of closed sales in November 2011 was DOUBLE the number of closed sales in November 2010 (32 closed sales vs. 16 closed sales).
The median price also rose over last November, with this November being $147,750 and last November being $134,450. Closed sales ranged from $22,000 for a two-bedroom, one-bath, 852 sq. ft. mobile home to $245,000 for a (3 comments)
Considering that most of central Connecticut was out of commission the first week of November and we had a major holiday as well, the number of closed sales in Manchester CT was remarkable. There were 30 closed sales compared to 18 closed sales for November 2010. Quite a difference!
The median price for November 2011 was $152,500 compared to $189,950 for the prior November, so the median price is significantly lower. I always caution that the median price is the midpoint of all the sales, so if a lot of (2 comments)
October 2011 was a great month for Vernon CT real estate. There were 16 closed sales with a median price of $171,750, compared with 12 closed sales with a median price of $155,000 in October 2010. Both number of sales and median price increased this October over last.
In addition, days on market (DOM) decreased this October over last October (64 vs. 83) and list price to sale price ratio was virtually unchanged (97.05 in October 2011 vs. 97.15 in October 2010).
During October 2011, there were 14 closed sales in South Windsor CT with a median price of $275,000. There were 14 closed sales in October 2010, but the median price was $259,900. So year over year comparison for October shows that sales were the same, but the median price rose.
Another interesting statistic is that while days on market (DOM) increased in October 2011 compared to October 2010 (64 vs. 33 in 2010), the sale price to list price ratio increased (97.4% iin October 2011 vs. 95.25% in October 2010).

The same was true when comparing last October with this October. After reporting an Awesome August for the real estate market in South Windsor CT, I was waiting (and hoping) to see if this upward trend in number of closed sales could continue. The results are mixed, in that September's closed sales were down (16 compared to August's 25) but they were up compared to last September (7).
However, in terms of median price, we would have to say that September was sizzling with a median price of $313,385! It seems that we are finally seeing a rise in sales in (2 comments)
The housing market in Manchester CT during September showed very positive results over the same month last year. During September 2011, there were 25 closed sales with a median price of $179,000. Last September, there were 14 closed sales with a median price of $163,250. That shows significant gains in both number of sales and median price.
It is also interesting to note that the closed price is creeping into the higher price ranges as well, something we haven't seen for a while. Here is the breakdown by price range:
The Vernon CT housing market in August 2011 was slightly up in closed sales and somewhat down in median price. There were 13 closed sales with a median price of $196,500, compared to 12 closed sales in August 2010 with a median price of $214,700. The breakdown by price range shows an interesting pattern:
