Real estate activity was clicking along in Manchester CT during April 2012, with 27 closed sales. While this was down somewhat from March 2012 (32 closed sales), it was up from the previous April (23 closed sales). 
 
On a positive note, however, were median and average price which increased over the prior month as well as over the same period last year. Median and average prices were down significantly from the same period last year. The median price this March was $124,000 compared to $149,000 last March, while the average price this $118,538 this March compared to $141,599 last March.

Median and average price improved over February 2012, with the median price in March 2012 of $230,000 (compared to $215,000 in February) and the average price in March 2012 of $259,590 (compared to $242,256 in February).

Bolton CT was one of the few towns that defied the trend of slumping sales in 2011 compared to 2010.  In fact, Bolton CT showed stunning results in both closed sales and median price.  In 2011, there were 49 closed sales compared to 35 closed sales in 2010.  That's a 40% increase over the previous year.
 
The median price showed just as positive results; the median price in 2011 was $275,000 compared with a median price of $207,900 in 2010, which is a 24.4% increase.

East Hartford CT was a busy market for real estate sales in 2011, but not quite as active as in 2010. According to MLS data, there were 307 closed sales in 2011 compared to 343 in 2010. In addition, the median price dropped to $144,000 in 2011 from $155,000 in 2010.  That's a 7.1% decrease in median price and 10.5% drop in closed sales.

2011 has closed and the real estate analysis has been done.  By most accounts 2011 was a worse year than 2010, but let's take a look at what actually happened in Manchester CT in 2011.

The weather following our freak snowstorm on October 29 was wild and crazy, but the real estate market was pretty tame in South Windsor CT during November 2011.  There were 13 homes sold compared with 14 homes sold in November 2010.  The total homes sold per month were at the lowest since March 2011.

Much of central Connecticut was dark and cold the first week of November because of massive power outages from Storm Alfred, but the housing market in East Hartford was sizzling hot!  The number of closed sales in November 2011 was DOUBLE the number of closed sales in November 2010 (32 closed sales vs. 16 closed sales).

Considering that most of central Connecticut was out of commission the first week of November and we had a major holiday as well, the number of closed sales in Manchester CT was remarkable.  There were 30 closed sales compared to 18 closed sales for November 2010.  Quite a difference!
