East Hartford posted gains in both number of closed sales and median price in September 2011 compared to the prior month.  In September, there were 34 closed sales with a median price of $136,750, compared to 31 closed sales with a median price of $125,900 in August.

After reporting an Awesome August for the real estate market in South Windsor CT, I was waiting (and hoping) to see if this upward trend in number of closed sales could continue.  The results are mixed, in that September's closed sales were down (16 compared to August's 25) but they were up compared to last September (7).

During August 2011, there were 6 closed sales with a median price of $155,575, compared to 7 closed sales with a median price of $136,500 in August 2010.   So overall, comparing month over month, August 2011 showed very favorably when compared to August 2010, especially in median price.

The Vernon CT housing market  in August 2011 was slightly up in closed sales and somewhat down in median price.  There were 13 closed sales with a median price of $196,500, compared to 12 closed sales in August 2010 with a median price of $214,700.   The breakdown by price range shows an interesting pattern:

Although the number of closed sales in August 2011 in Manchester CT is down from last August, the median price is up. In August 2011, there were 24 closed sales with a median price of $174,450 compared to 28 closed sales with a median price of $167,165 in August 2010.

The East Hartford CT real estate market was a busy one in July 2011.  There were 25 closed sales with a median price of $160,000.  This compared favorably to July 2010, which showed 22 closed sales and a median price of $149,000.  So the number of sales is up and so is the median price.

All in all, July was a great month for real estate in South Windsot CT.  There were 20 closed sales with a median price of $285,900.  If we look at the average price it was $329,238 (see Median vs. Average) as a result of several homes sold in the over- $400,000 range.  With 56 median days on market and 97.45 sale price to list price ratio, homes are moving well in South Windsor.

June was an interesting month for East Hartford CT real estate.  Both the number of closed sales and the median price were down from the previous two months.  During June, there were 22 closed sales with a median price of $145,250; during May, there were 25 closed sales with a median price of $152,000 and during April, there were 23 closed sales with a median price of $162,500.

During June, there were 21 closed sales in South Windsor, CT with a median price of $259,900.  This is a slight increase over April and May in closed sales and a significant increase in median price, with May showing 20 closed sales with a median price of $218,500 and April showing 17 closed sales with a median price of $220,000.
A more interesting statistic, however, was median days on the market, which was 14 for the month of June, compared to 60 and 66 for May and April, respectively.

The Vernon CT real estate market showed some strong gains in terms of closed sales during May 2011.  There were 14 closed sales with a median price of $177,500.  This compared very favorably to April's closed sales which were just 5, and the median price during April was $155,000.  So we saw increases in both number of sales and median price.
In addition, the list price to sale price ratio improved as well, with 96.15 in May and 94.6 in April.  Days on the market improved to 52 in May from 83 in April.

East Hartford is a great place for affordable homes.  The statistics for May 2011 showed a slight increase over April 2011 in the number of closed sales--25 in May versus 23 in April.  However, the median price was down in May, with a median price of $152,000 compared to a median price of $162,500 in April. 
Median days on market improved somewhat with May showing 61 versus 68 for April.  Also improving was the list price to sale price ration with May showing 95.9 versus 95.6 in April--a very slight uptick.

During April 2011, there were 23 closed sales, with a median price of $162,500.  Compared to the previous month, which showed 27 closed sales and a median price of $149,000, the total number of sales was down slightly but the median price was up.

During April 2011, there were 23 closed sales in Manchester CT, compared to 34 closed sales in April 2010.  The median price was also off, with a median price of $158,000 for April 2011 and $179,900 for April 2010.

The median price was $189,000 in February 2011 compared to a median price of $170,000 in February 2010, so it seems that housing prices are holding up well.  This also compares well to a median price of $166,700 in January 2011.

During October 2010, there were 24 closed sales in East Hartford CT with a median price of $144,750.  During the October 2009, there were 39 closed sales with a median price of $166,000.  So both number of sales and median price dropped significantly.  However, compared with September 2010, there wasn't much change (25 closed sales and $140,000 in median price).
