During August 2011, there were 25 closed sales in South Windsor CT with a median price of $240,000. This is almost DOUBLE the number of closed sales of August 2010, which showed 13 closed sales and a median price of $237,000. So both number of sales and median price were up this year over last.

August closed sales were also a steady rise over the previous months of 2011, with 17 closed sales in April, 20 closed sales in May, (5 comments)
The condo market in South Windsor was a busy one in July 2011 with 12 closed sales and a median price of $165,250. In July 2010, there were 10 closed sales with a median price of $172,000, so although the median price was somewhat lower this year, the number of sales was up. To put this in perspective, however, we must take a look at condo sales month-by-month in South Windsor to really see how significant July was. Here are the number of closed sales, and median price from January to July: (6 comments)
All in all, July was a great month for real estate in South Windsot CT. There were 20 closed sales with a median price of $285,900. If we look at the average price it was $329,238 (see Median vs. Average) as a result of several homes sold in the over- $400,000 range. With 56 median days on market and 97.45 sale price to list price ratio, homes are moving well in South Windsor.
With last July's numbers at 12 closed sales and a median price of $294,750, closed sales are up (3 comments)
If I were to write my typical market report for South Windsor CT for February 2011, it would show that there were 7 closed sales with a median price of $305,000. Comparing those numbers to February 2010 with 13 closed sales and a median price of $255,000, we would conclude that number of sales decreased but median price increased.
One of the problems with such a low number of sales is that statistics can appear to be greatly skewed. Did the median price really increase that much or did more people (0 comments)

The Year in Review - Median Home Prices in South Windsor CT This year has been quite a challenge with closed sales and median prices seeming to take a roller coaster ride. The homebuyer tax credit which expired in June provided a hump in the middle of the year, but the year ended on a strong note with 26 closed sales in December. Let's look first at closed sales by month:
