Yesterday I attended a business function where a lot of local real estate agents and loan officers attended.  
 
This is a place were one can really get a feel for the current local real estate market trends. Charts are great, however there is nothing better than talking with my real estate peers. They are the ones in the trenches just like myself. In the neighborhoods, working with home buyers and sellers across Prince William County Virginia.

This was the busiest Presidents Weekend I can remember since 1996.  Our office helped several buyers negotiate contracts over the weekend. Each buyer we worked with was shocked at the amount of interest in each and every home.Not only were we encountering other Realtors and Buyers in many homes, in several cases we are running into multiple offer situations. Banks are requesting highest and best offers from the get go. Typically we do not see this level of activity untill well into March and April!  Why is it so busy?

Yesterday I spend quite a bit of time running  a Comparative Market Anaylsis for a Bank Owned Home one of my clients was interested in. I prepared the offer per her request and sent it by email. We were scheduled to go over the offer mid day.
Later in the day the client calls to say " I was so excited about  buying this house I shared the news with a few friends and one of them said."Dale City Virginia? Are you sure ? There has to better choices than that?" Have you really thought about this?

Every morning when I wake up and sign onto my computer, I get an update of every house that has come on the market, received an offer or that is now officially under contract. I'm a Realtor.
When I get a call from a buyer who is looking at home online and they request information about it. It breaks my heart when I have to say " I'm sorry that home has an offer."
