So how does a homeowner figure out how to price a home in today's real estate market? Well, here in Prince William County Virginia that can be tricky... Why? Well let's take a look at 12290 Pondwater Ct, Woodbridge Virginia as an example. Zillow is reporting the home is valued at around $620,000. Yet the appriasal the seller got before he listed by a certified appraiser was only $509,900! How can the two values be so far apart? Well when the sellers called me to list their home, I had already sold two similar homes in the community. Both were on acreage, (1 comments)

seller information: Do You Know What The Term "Doubling Up" Is? - 10/19/11 06:54 AM
Yesterday, I read an interesting article in the Realtor Magazine and the term bantered around was "Doubling Up." In the past my only frame of reference for the term "Doubling Up" was the photo featured below. In fact I went upstairs to find the shoe box where I kept all the old photos.I took this picture when I attended the Twins Day Event held in Twinsburg Ohio in the late 90's. Twinsburg Ohio is twin central every first weekend in August. For those who don't know, I have an identical twin sister. What made these twins in the photo unique, is they were married to each other and they all lived in the same house! Now that's (9 comments)
seller information: Have Home Values In Lake Ridge Virginia Increased In The Past Few Years? - 10/11/11 07:15 PM
For those who are upside down, who purchased in the height of the real estate market, home values seem to be rising so slow. However for those who purchased in 2008,and 2009, well they are reaping the benefits of their decision to buy! Let me give you an example. A first time buyer, school teacher purchased a home in September 2008 when the $8000 tax incentive was being offered. All of sudden on a school teachers salary she was able to purchase her first home. She purchased the three level town house here in Lake Ridge Virginia for $159,900. Back then she could rent a similar townhouse for (2 comments)

Today I read a very informative blog post written by Jay Markanich a local home inspector. Read below what he suggests every homeowner should look for around your home. Via Jay Markanich - Virginia Home Inspector (Jay Markanich Real Estate Inspections, LLC): Interestingly, within an hour of the earthquake my phone began ringing! People with questions about what to do and what to look for around their houses. I had to admit to them that I have never done this before, but I visualized my house and checked off a verbal list for people to follow. When the earthquake hit I was home (1 comments)

All I can say is "it's about time!" It is difficult to gage what the real estate market is doing, when you listen to mainstream media or talk to a neighbor who bought in the height of the market. In reality the real estate market is good and getting better everyday. It is not all doom and gloom like the media and the government would like you to believe. Join me in saying "It's About Time!" I wrote a post that our real estate team has seen many more move-up buyers in Prince William County Virginia this year. Just this past (4 comments)
seller information: Real Estate Recovery in Prince William County Virginia-I'm Selling My Home...I Want Your Home...So How Fast Can You Move? - 07/22/11 08:30 AM
Prince William County Virginia Real Estate Recovery seems to be inching in the right direction. This year home values have eeked up just enough that many homeowners who call me are getting good news. They learn that they have enough equity to sell their homes! So far this year has been the year of Domino Real Estate Transaction. This week our real estate team helped six customers go to settement on homes and no one is moving. How is that possible? It is called the Post Occupancy Agreement ( or seller rent back agreement) Each case is different and each seller has a reason why they cannot move. In many (13 comments)
