Retouch the front shell: </strong>If your property's exterior isn't appealing, no one will want to see your newly remodeled kitchen. So <strong>property sellers</strong> must first ensure that their <strong>home</strong> projects a cozy, inviting feeling. "The shell the outside front is probably the most important area for improvement, the area where you can make the biggest <strong>improvement </strong>with the smallest amount of cash," Touching up the paint on the front-entry portion of the house can be an inexpensive but effective way to make the entire property more inviting. Paint the interior:</strong> Putting a fresh coat of paint on the <strong>homes interior</strong> is a cost-effective way for <strong>sellers</strong> to make their home more appealing to buyers. But when choosing the color, homeowners should be conservative. "The caution is that your favorite color may not be the favorite color of the buyer." Instead, homeowners are best off using neutral colors. "Go with something that is a very light yellow or a light cream with a contrasting white, so it just looks very fresh and crisp. ... Having the paint in good condition is almost more important than the color."<br><br><strong>4. Don't forget the floors:</strong> Improving the condition of a home's flooring is also a smart move for sellers and you don't need to refinish wood floors or install new carpets to make them more attractive. "If it's a hardwood floor, has the floor been buffed?" If you have carpets, have the carpets been cleaned?"<br><br><strong>5. Make all major repairs:</strong> Because tighter lending standards demand higher down payments, today's home buyers won't have much cash left over for improvements once they've made their purchase. So it's imperative for sellers to make all major home repairs fixing the leaky roof, rebuilding the front stoop before they put the property on the market. "Repairs can't be ignored, because nobody has any extra money," to determine what needs to be done, <strong>property owners</strong> can scrutinize their homes themselves or bring in a home inspector to examine the property professionally. The home inspection piece is something that is a huge value, particularly if there is something that is a question.<br><br><strong>6. Put appliances under warranty:</strong> To give buyers more confidence in a home's appliances, recommends that sellers put them under warranty. Sellers can buy home warranties which cover repair and replacement costs for many home appliances from several different firms. "Example If&nbsp; you have a 40- or 50-year-old house, it is going to be harder for you to persuade a <strong>first-time</strong> <strong>home buyer </strong>with a limited amount of cash to buy it because they will say, 'Well, what happens if something breaks down? If you have a home warranty &hellip; that solves that problem."<br><br><strong>7. Make energy-efficient home improvements:</strong> Increasing your home's energy efficiency is another good way to make your property more attractive to buyers. Many such improvements such as new windows or better insulation come with federal tax benefits. In addition, a growing awareness of human impact on the environment means homes that have these upgrades will stand out from other listings. "If you have some cruddy old windows that are leaky and just not energy efficient, you can put in new replacement windows and take advantage of the tax credit, it's not green washing. Those are really practical things that make your <strong>house more sellable.</strong>" Many contractors will conduct a so-called energy audit free of charge to determine where efficiencies can be created "If your house is more energy efficient you use less energy, its better insulated it is going to be more desirable for a potential buyer." <br><br><strong>8. New light fixtures:</strong> Replacing old or broken light fixtures with new ones can also be a low-cost way to add value. Installing a nice new light fixture in the foyer near the home's entrance can be a particular benefit, he said, because it can make a strong first impression on would-be buyers. Creating an inviting feeling in the interior entryway, in turn, helps get home shoppers more interested in checking out the rest of the property. You do not have to redo the house, but you can update those features so that somebody can walk in and say, you know what? The homeowners took care of this.<br><br><strong>9. New stove in the kitchen:</strong> While some <strong>homeowners </strong>might think the only way to jazz up a dated kitchen is a full remodeling job, a much less costly alternative is buying a new stove. "If there is an updated stove in the kitchen, it is amazing how that draws people in, and people say, 'Wow, this kitchen is going to be great.&rsquo; While upscale <strong>homeowners</strong> may have to shell out for top-of-the-line appliances to maintain their kitchen's d&eacute;cor, others can budget well under $1,000 for the upgrade. You can get a really nice stove for $700 or $800, and you can basically have the look of a new kitchen that is going to be really enticing to someone and what you are really trying to do is differentiate your house from somebody else's.<br><br><strong>Property owners</strong> in neighborhoods where most homes have granite countertops can consider making this upgrade as well. This project makes sense only for homeowners with extremely dated kitchens that are going to serve as a serious impediment to finding a buyer. A real estate agent with experience in the local market can help you determine whether or not the upgrade is essential, he says.<br><br><strong>10. Freshen up the bathrooms:</strong> Getting rid of mildew stains on the bathroom caulking can boost a <strong>home's </strong>appeal as well. Such stains scream, these people haven't taken care of this house. It's going to be a money pit. just the design of round containers wastes space (corners are cut off.) Round containers are great for storing mixing bowls or a ball basket in the garage. Use square containers for storing food, clothing and holiday items.</p> <p><br>&middot;<strong>Clear containers</strong> are best so you can see the contents. Label all containers with whatever they contain. Keep containers under the bed (you can buy containers that have wheels) for extra sweater storage. There are also clear containers for rolls of wrapping paper and bows that can go under a guest room bed.</p> <p><br>&middot;<strong>Stacking containers</strong> often save space and are more stable. Wire shelves with legs let you put one size container underneath and another size above. Stacking pullout drawers under the bathroom sink are great space savers too.</p> <p><br>&middot;<strong>Shoe containers</strong> are varied, I am not a big fan of the pocket holders, as most shoes don't fit in them. Keep your shoeboxes and stack them, or buy clear containers and stack them so you can see what's inside.</p> <p><br>&middot;<strong>If you have the floor space</strong>, you can also buy stacking laminated wood shelves &ndash; so all shoes will fit regardless of the heel.</p> <p><br>&middot;<strong>Just because the closet came with one shelf </strong>doesn't mean you can't adjust the height and add another one. You can also add shelves to bedroom closets to hold sweaters, purses, folded T-shirts, sweat suits or shoes.</p> <p><br>&middot;<strong>Putting up shelves or cabinets </strong>in the laundry room will help hold laundry detergents and keep them off the&nbsp; floor.</p> <p><br>&middot;<strong>Buy a tool chest </strong>or at least a pegboard to hold tools in the garage.</p> <p><br>&middot;<strong>Cabinets in the garage </strong>can hold excess paper goods, summer items, car accessories, etc.</p> <p><br>&middot;<strong>Storage racks for sports equipment </strong>(golf bags, tennis rackets and hockey sticks) this will keep it off the floor.</p> <p><br>&middot;<strong>Buy a desk with a hutch to store books </strong>and paper over the computer. Be sure to calculate how much space the monitor, printer(s), and CPU take up. If you need <strong>space </strong>to work as a regular desk make it an L- or U-shape desk.</p> <p><br>&middot;<strong>Get a decent filing cabinet to hold papers</strong> and bills. Don't save everything. Decide what you need and get rid of the rest! When it comes to staging your <strong>home</strong> for the <strong>holidays</strong>, our <strong>Redesign + More</strong> team offers our services to help plan and create a successful holiday staged home. There are some key areas to consider when <strong>staging</strong> your <strong>home </strong>for the<strong> holidays</strong>. Just because it is getting cold outside this doesn't mean the interior of your home has to appear cold too, bring on the warmth of the holidays but keep it tasteful, no clutter and set the stage for the holidays. Just because it's the holidays doesn't mean buyers aren't looking, and your home may spark an interest to a potential buyer. So plant the thought in a potential buyer's mind, add some holiday cheer and warmth, <strong>set the stage</strong>.<br>&nbsp;<br><strong>Adding Holiday cheer at the Curb-</strong> Do not confuse your lawn with large plastic holiday sculptures or vignettes, this can overpower the curb appeal of the home. Remember the first rule "First Impression". When you use outdoor lights, stick to one color and avoid the blinking/chasing lights... you do not want a potential buyer to keep driving you want them to stop and say "WOW"!&nbsp; I can see my family living in that home. Use the lights to highlight the architectural features of your home&rsquo;s exterior, without over doing it. Evergreen topiaries with white lights add some vibrancy to the front in winter. Wreaths on the door can be welcoming, just remember to keep them tasteful.<br><br><strong>Warmth and Festive Rooms</strong>&ndash; It&rsquo;s about maximizing square footage and maintaining proper flow. If you&rsquo;re a holiday village collector, this year you may want to think about skipping setting up the giant collection of your Christmas village. Instead, pick a couple of your favorites and display them in different locations around your home. Please remember although we all love to decorate for the season, keep your rooms de-cluttered and less is more. <br><br>If you put up a Christmas tree, is it going to take up floor space that was otherwise clear before? Consider removing a different item, such as an extra chair, from the room in its place. Try to place your tree away from the natural flow of the room. You don&rsquo;t want buyers to be forced to go around obstacles any more during the holidays than any other time of the year. Watch where you lay your power cords! You don&rsquo;t want your guests to trip and fall over your cords. Also, cords that run across the floor look messy and taping them to the floor is not an option.<br><br>Accessories on table tops, foyers, mantles and counters need to be thought out. For any accessory you add, there should be something removed. Otherwise, you&rsquo;re adding visual clutter. Holiday garland can be used on mantles or staircase railings, but try to keep from putting so much out that you can&rsquo;t see the mantle or the railing.&nbsp; Less is more!<br><br>Be creative with your framed artwork. Find some festive wrapping paper with a simple, repeating pattern (not something that is too busy). Wrap your framed art like a present. Dress it up with ribbons and a bow. It doesn&rsquo;t take up any additional space, so it&rsquo;s a great way to do something fun and different. If you have a wall of family photos that should come down while your home is on the market, this is a great way to cover them up. Secure tree firmly in stand, then place lightweight tree topper on tip.</p> <p>4. Have strand of 100 lights for each vertical foot (30.5 cm) of tree or up it to 200 for extra wow.
