Rockland County Real Estate Market Snapshot Week Ending 12/27/2008

Via Jennifer Mallory Nyack NY Real Estate Broker Associate (Keller Williams Hudson Valley Realty):

Back from and end of the year vacation, and back into the swing of things. Catching up on the real estate market snapshots for Rockland County for the end of 2008, and working on a year end picture. In December 2008, we saw a substantial drop in the number of active listings. Many listings that expired off the market did not relist. It will be interesting to see what happens in the new year, whether these properties come back on the market at reduced prices, or whether the owners have decided to stay put.

A client said to me that she didn't see any new inventory on the market in Rockland County, and that nothing is selling. That's not 100% accurate. Properties that are perceived as a good value are selling. Those which are not perceived as a good value are sitting on the market, making it look like nothing is selling, and that prices are not reducing.

Now is a great time to be a buyer in Rockland County. It can also be a good time to be a seller, depending on what your reasons for selling are.

New Construction in Rockland County New York

The new homes market in Rockland County, New York has not seen the "bubble" effect that homebuilders have seen in other parts of the country. Yes, prices have come down, but only in the 10% -15% range over the past year. Developments in Pomona, Suffern, New City and Orangetown have all been effected equally. Builders have become more willing to upgrade their extra packages for buyers and there are some great deals to be had when you think about the rising cost basis of materials for new construction.
