Jumper - Movie Review - 08/31/08 02:13 PM
The plot is full of fun events - David Rice discovers that he can teleport while in high school, and uses this "new powers" to get away from his home town as fast as he can. Several years later, he's living in an NYC penthouse, bankrolled by "jumping" past a bank's security system and taking (or should I say stealing) the loot in the vault.
The setup of this flick was about as cool as you can get. Despite a super-illogical premise, the movie really sold me on how the whole thing worked within the first 20 minutes, and it didn't … (4 comments)

MIRЯORS – Movie Review - 08/24/08 01:13 PM
Mirrors is a bizarre thriller about an evil force that manifests itself in the reflection of mirrors, causing all manner of horrors to those looking into them. Kiefer Sutherland plays an ex-police detective and recovering alcoholic dismissed from duty after accidentally shooting his partner. Sutherland takes a night-watchman job at the burned-out ruins of a New York City department store ‘The Mayflower'.
The department store had been set ablaze by a traumatized arsonist five years previously, killing dozens of people. One of the Mayflower's few features to survive undamaged is the large mirrors. The former night watchman committed suicide under mysterious … (8 comments)

Negotiating The Sale Of Your Home - 08/20/08 05:45 PM
It is not uncommon to receive a counter offer when the initial purchase offer has been submitted.
Don't let this discourage you (and don't be insulted). We will discuss the counter offer and decide whether or not to accept the counter offer or reject the counter offer and move on.
Market conditions will play a role in how aggressively we negotiate the sale. We will also work within your buyers limits. Emotions can lead to buyer's remorse. It is better to set limits prior to negotiating an offer and stick to these limits.
NewYorkMarketValue can help you right from the beginning!!

Learn How To Find Your Dream Home! - 08/20/08 12:06 AM
I'm confident you'll find your dream house at www.AllNYlistings.com .
When we do, I'll put together the purchase offer tailored for your needs including appropriate contingencies (such as obtaining financing, favorable home inspection, clear title, etc.).
The offer is normally presented with "earnest money". This is a cash deposit made to a home seller to secure an offer to buy the property. The amount is applied to closing costs. If the seller accepts the offer, generally closing is held 30 to 60 days from the offer date (generally dependent on the turn around time of your mortgage financing).

How well do YOU know the market? - 08/19/08 11:58 PM
My knowledge of the local market is an essential factor in the house search.
I'll let you know when the market in a particular neighborhood is "hot" and requires immediate action or when the market is "cool" and allows for thoughtful consideration. As we tour houses, I'll let you know when the asking price has negotiating room and when the house is "priced to sell".
My unique market knowledge will keep you a step ahead of the "house hunting competition".In a "seller's market". It is not unusual to see multiple offers on a property, full-price offers and even above-price offers. On … (0 comments)

Have you made a decision to buy? - 08/15/08 05:01 AM
It seems obvious, but it's good to note that the first step to buying a house is making the decision to buy.
Consider the reasons you want a new house and write them down. Determine how long you want to live in the new house - does buying still make good financial sense? Can you afford a house that will meet your list of requirements? A good rule of thumb is your mortgage payment should not exceed 1/3 of your net monthly income.
I'd like to schedule a time to meet with you to hear the reasons you want to buy … (2 comments)

Vincent, How Important Is My Credit When Buying A Home? - 08/14/08 12:23 AM
You're credit is EXTREMELY IMPORTANT!!! It will be a deciding factor in the purchase of your new home.
All the years you've been paying your car payments, and credit card bills can be analyzed, sliced, diced, spindled and mutilated into a single indicator of whether you're likely to meet your future obligations. There is a range of data available in your credit report, the primary factors are:
Credit History - How long have you had credit? Payment History - Do you pay your bills on time? Credit Card Balances - How much do you owe on how many accounts? Credit Inquiries … (0 comments)

The Escrow Holder a.k.a. The Escrow Agent - 08/14/08 12:09 AM
To complete the sale of the home an unbiased, third party (you guessed it - the escrow agent) is employed to make certain the contract will close properly and on time. The escrow holder insures that all terms and conditions of the seller's and buyer's agreement are met previous to the sale being finalized, as well as receiving funds and documents, completing mandatory forms, and acquiring the release documents for any loans or liens that have been paid off with the transaction, guaranteeing you clear title to your property before the purchase price is fully paid.

Summer Entertaining Ideas - 08/10/08 09:16 PM
With the warm weather upon us, many people like to venture outside to celebrate birthdays, graduations, holidays and any other type of event that brings family and friends together for food and drink.
Whatever type of party you have planned this summer, here are some simple suggestions to make the night memorable for guests - and stress-free for the host:
Instead of the typical dinner party, why not throw a tiki, mojito or sangria party? For decor, string colored lanterns around the trees or patio, serve food on brightly colored plates - like orange and yellow, use tropical fruit as centerpieces, … (0 comments)

They don't call it the "dog days" for nothing. You're not the only one who is uncomfortable when temperatures and humidity rise this summer. Summer is a great time to take your pet outdoors to run around, but the weather also poses some dangers to your pets if proper precautions aren't taken.

The History of Forest Hills Gardens - 08/10/08 06:53 PM
The Forest Hills Gardens were the first and are the oldest of the designed communities. The neighborhood was planned on the reproduction of the garden communities of England. Forest Hills is situated in the borough of Queens, in NYC, and can be reached from Manhattan by subway on the E, F, G or R lines.
The area was formerly known as Whitepot (the land was bought from Native Americans for three white clay pots). Forest Hills was once 600 acres of farm land owned by Frederick Backus, George Backus and Horatio N. Squires. The land was acquired in 1906 by the … (0 comments)

Insulating your home? Go Green! - 08/10/08 06:52 PM

Insulating your home is crucial to save money and heat, however the materials used are not so eco friendly and therefore do not fall in to the green culture, which is a shame. Its true the old blue jeans are actually remarkable for insulation purposes, in fact in some cases they are better than the commercial insulation materials that you buy from the stores. Denim it appears has the same qualities of insulation material, but can keep more heat in and more sound out of your home!
