I'm Not Sure If I have Enough For A Down Payment - What Should I Do?
Perhaps you should reconsider the home and choose from some other properties which would fit your budget (this home will be your stepping stone towards the house of your dreams).
The amount you have available for a down payment will affect what types of loans for which you can qualify. Down payments typically range from 3 to 20 percent of the sales price for the property.
Here are some tips for Accumulating a Down Payment:

Have You Tested Your Home For Mold Yet? - Quick Tips
The first thing to understand about mold is that there is a little mold everywhere - indoors and outdoors. It's in the air and can be found on plants, foods, dry leaves, and other organic materials.
It's very common to find molds in homes and buildings. After all, molds grow naturally indoors. And mold spores enter the home through doorways, windows, and heating and air conditioning systems. Spores also enter the home on animals, clothing, shoes, bags and people.
When mold spores drop where there is excessive moisture in your … (0 comments)

How Can YOU The Seller Leverage The MLS (Multiple Listing Service)? - 02/22/09 10:00 PM
How Can YOU The Seller Leverage The MLS (Multiple Listing Service)?
The MLS is a database of properties currently on the market in the area.  Brokers participating in the MLS (which includes virtually all Brokers in the area) list all the homes they have for sale and agree to share in the sales commission of the properties.  This means that if I list your property on the MLS for you, but another agent finds a buyer for your house, that other broker or agent is entitled to part of the commission.
The big advantage to you, as the seller, is that … (0 comments)

Get Smart - Movie Review - 02/22/09 06:37 PM
I always wondered how the bumbling fool landed the job - this flick does a pretty good job of explaining it. There's an old-school vibe surrounding Get Smart... I use to watch this show as kid with my brother.
When the control center of our US secret agent organization is attacked and the identities of our agents are compromised, the Chief has no choice but to upgrade his analyst Maxwell Smart, who has constantly dreamt of working alongside the superstar Agent 23 (WWE's wrestling superstar Dwayne "The Rock" Johnson - yes I watch wrestling). Instead he get's partnered up with sexxxy-but- … (3 comments)

Space Chimps - Movie Review - 02/22/09 05:57 PM
My children thought this flick was absolutely fun. But that's not the reason I liked it... I actually learned something from this film. Did you know that the first monkey in space (1961) was a chimp named Ham. Well, this flick follows the undertakings of his made up grandson Ham III. He's a simple circus monkey who gets the opportunity to live through some of his grandfather's stardom when NASA comes knocking on his door (figuratively speaking).
When a $5 billion probe vanishes into a wormhole, NASA turns to their super-chimponauts who have been preparing for their day in space.

A Quick Explanation As To Why Your Bank / Lender Would Modify Your Home Loan - 02/14/09 11:58 PM
A Quick Explanation As To Why Your Bank / Lender Would Modify Your Home Loan
When your bank has a loan in foreclosure it is a bad debt and your bank is mandated to keep an equal or greater figure of money in its treasury. This affects them because now they have a total of the bad debt x 2 (that's twice as much) that they won't be able to lend out. What's worse is they can't charge other people interest on that money.
When your bank modifies your loan, it's not considered a bad debt any longer and they can … (0 comments)

My County Assessment Says My Property Is Worth More Than What My Realtor Says - Who's Right?
It's no big secret that property values are spiraling downwards nationwide and many homeowners like you are getting stuck with inflated property tax bills.  But there are ways you can protect yourself if you think you're being over charged.  Establishing your home's true market value and proving that the value of the property is less than the valuation assigned by your assessing district is the only way to you can contest the proposed higher amount.
That's where an appraiser can help.  If you think … (0 comments)

Ghost Town - Movie Review - 02/07/09 07:59 PM
The question most of us have asked ourselves one time or another is - "is there life after death?". I'm not sure if I believe in ghost and life after death but the way I look at it there has to be a Heaven and I know it has to outshine this place. This film is a pleasant and laugh out loud funny movie that works on many different levels -- it's a supernatural / character / romantic comedy, and beneath it all, it has a bit to say.

New Bill Passes The Senante - Tax Break Increased - Doesn't Need To Be Repaid!!
You may or may not be aware that there is currently a $7,500 tax credit for anyone who has purchased a new home in the past year in a half or so. However a new bill just passed the senate that would make things twice as sweet for any homebuyer who purchases any home (applies ONLY to a principal residence). Purchases must be made within one year of the legislation's enactment anf the amendment would allow taxpayers to claim the credit on their 2008 income tax return.

How To Find The Cheapest And Closest Gas Station - Filler Up Please
Gas prices change on a daily basis. I remember not to long ago (about 10 years ago) it cost me around $20 to fill up my tank (A Ford Mystique). That's no longer the case, is it?? Today if I still owned this vehicle it would cost me anywhere from $40 to $45 to fill up that same gas tank. My brother's Escalade (V8 engine) cost $80 to fill up. So if you'd like to save a few bucks everytime you "filler up" keep reading...

Buying A Fixer Upper? Things You Need To Factor Into The Equation
"Buyer Beware" is never more appropriate than when considering the purchase of a fixer-upper.You really need to know exactly what you're getting into before buying. It's commonly believed that fixer-upper properties represent easy money that is ripe for the taking - that you can buy it, do a little work on it in your spare time, and then resell quickly for a large profit.  Usually, this simply isn't the case. Although, with proper planning and foresight, good profits can be made by buying "distressed" properties at less than market value, … (0 comments)

Before You Look At Home Make Sure You Do This...
Experienced home buyers know that one of the first-steps in beginning a successful search for a new house is taking a hard, objective look at finances. Determining how much money you can dedicate to the purchase of your new house affects almost every aspect of buying a new home - including how we write the offer, which mortgage programs you will qualify for, shopping for the best mortgage loan and which homes are truly in your price range.
Here are the questions that each home buyer should ask:

NOTORIOUS - Movie Review - 02/01/09 02:03 AM

No one know how it is to grow up on the mean streets unless that's the environment you're raised in. I grew up during the hip hop generation and I remember listening to The Fat Boys, Run DMC, Kool Moe Dee, and other great Hip Hop Greats. So when I found out that a movie based on the life and times of The Notorious B.I.G. was already playing in the theatres I had to see it.
Christopher Wallace aka The Notorious B.I.G. aka Biggie Smalls was shot and killed on March 9th 1997 after leaving a party, and even … (0 comments)

Saw V - Movie Review - 02/01/09 12:27 AM
Saw V was better than Saw IV (that's not really saying much). The latest installment of Saw picks up where the unbearably bad #IV left off. The story line follows Detective Hoffman, the only survivor who will carry on the Jigsaw legacy.  The flick is jam-packed with flash-backs to point out that Detective Hoffman was being trained as Jigsaw's protégée all along. Jigsaw helped the detective appreciate how the game worked.  He made him understand that cheating wasn't allowed or it's just an ordinary murder, with no lesson learned.
Basically, this flick was crammed with more guilty people deserving punishment. … (2 comments)
