Though staging is no longer an alien term on Long Island, it is far from de rigueur in this part of the world when placing a home on the market. Well I'm here to say it should be. Just like placing a sign on the lawn or writing a description that is geared to entice buyers to at least take a look, the package we present to the world should be polished, attractive and stand out from its competition. What people fail to realize is, the clutter they've grown accustomed to can be an instant deterrent to a prospective buyer for whom this property (2 comments)

It started much as any other listing I've taken in the past 22 years, with a great deal of enthusiasm and a marketing plan to get the word out about this lovely home in one of the area's most sought after sections. The only problem, and it was a significant one, was that the seller had purchased a year before at the height of the market, with very little money down, and his goal was to get out of this house and into another financially intact. Just yesterday I was told by a buyer that prices were going to come down an additional 20% in the area. Since he was looking in the $900,000 range, in his mind that translated into a $180,000 reduction in price on any home he was interested in. He had read it in the newspaper, so it had to be so -- right? Not! This is not the first time in my life I've stood face to face with an opinion of fact that turned out not to be so.
