If you are a home seller, you have tough choice when deciding who to sell your home. There are literally thousands of agents competing for the business. I believe that if you look deeper into the agent qualifications, that number quickly reduces to only a handful. As you compare your choices, consider using questions during the interview that quickly qualify your agent.

Non-traditional Questions: Warning, many of these may seem uncomfortable to ask but they quickly cut through the "fluff"

•1.     Show me your IRS 1099 for last year? - More than ever, you need to make sure that your REALTOR can actually afford to advertise, market and promote your home. This doesn't mean don't give help to someone who needs it. It means make sure they can actually do the job and be focused on selling your home. Beware of part-timers

•2.     Explain your lead development/sales plan without using the words sign, craigslist, "hand out" or mls. - Everyone and anyone can sell in a good market but this isn't that market. This is where you should be hearing a lot about online advertising. Since 89% of all buyers use the internet to find a home, 89% of the "process" better be to get your property out there. I advise you to consider that there are 100+ "other ways" to advertise, promote and sell, many of them free. It's in your best interest to hear 5-10 other options quickly and without hesitation from the agent.  

•3.     How are you going to use video to promote my home? - If they aren't using video, they probably don't deserve the interview.  If they can't afford a flip cam - see #1  

•4.     Give me three reasons why I would not want to work with you. - A fun question that measures creativity and honesty. Anyone can answer "3 reasons why we should work together"...

•5.     Show me the written sales plan that sells the home in 30-60 days. - This should be written, chronological, with assignments, some assigned to you, many to them. This gives you an idea that the person has a plan and is structured.

•6.     Name 5 homes you have sold within a mile of your home. - Agents typically work an area.

These should get some pretty good answers for you. I hope that you have fun using them to your benefit. I encourage other agents to add to this list.

Many people ask me which is better to buy, a short sale or foreclosure. My expirience says buy a foreclosure.

To share a better example, this is the True story of my brother in law's actual expirence in buying a froeclosure versus a short sale. What makes this story unique, is that the 2 houses being made offers, are identical and only yards from each other. We ended up buying the foreclosure and saving $15K or about 14%.

I believe that you can get a good deal on a short sale, but there are many pitfalls that you can make by not choosing the right realtor to work with you. That realtor is going to know when to make the offer and more importantly, what to do when you hear nothing from the bank after 60 days.

If you are considering renting a home in the Eanes ISD, think about this home at the Villas At Treemont. What I like best about the project is that you can live, work and play with absolute minimum commute time from the Villas at Treemont to downtown Austin or Zilker Park. Think luxury living, .5 acre fenced yard, 2 minutes to downtown and Zilker Park

Here is a home that I found for $3500. It should be renting for $5500 but its a steal at this price....
