Mindset: Which Do You Choose? - 09/29/08 11:55 AM
I ran into a Realtor this morning that I see once in a while.  He asked me for my take on the market and then asked me how MY energy level was.
I don't get asked this too often.  My reply... "Great!"
He asked me why and I quickly attributed it to my business coach and some recent closings, but if I think about it, my answer is that I choose to have great energy.  I choose to have a great mindset.

I've been learning a lot about networking and building a referral-based business over the past few months.  It all started back in March when I decided I had to get over my fears of people and work on building more relationships with others.  Even in this short time, my life is richer and I'm beginning to see the fruits in my business.

Summer Home Sales- East Nashville & Inglewood - 09/12/08 12:26 PM
The squeeze on the housing market is definitely being felt in our neighborhoods. The graph below shows a sampling of summer home sales statistics over the past 5 years. There are two main trends that I'm seeing right now: 1. Less sales overall 2. More of the sales are in the lower price ranges.
It's not fun to talk about, but it's important to take an honest look at what's happening. For the most part, the homes that are selling are those in the lower price ranges. This is why the average sales prices in both Inglewood and East Nashville are lower. If … (1 comments)

A Word on Focus - 09/11/08 09:48 PM
I've got three kids.  Tonight, I had some jazz going on the kitchen radio and was working on washing dishes.  I got in a zone and realized that a couple of my kids were having a fit in the other room.  What amazed me was how in the midst of all the noise I can listen to some quiet jazz.
That's focus.
Is that the kind of focus that my business coach is teaching me about?  There are hundreds of things each day clamoring for my attention (and that's not counting junk emails!).  I'm learning that the key is do the things that matter.  … (3 comments)

A Lack of Good Faith - 09/09/08 07:26 PM
I've been pondering what "good faith" means lately.  It's a phrase used in our contract that basically means that we are all being upfront and not trying to deceive the other parties. 
Hooray, that's great.  Let's all work together, right? 
Today I received the sad news that some of my wonderful clients lost their job and would not be able to complete their contract to purchase a house because they would no longer qualify.  They were bummed because they really liked the house and were looking forward to building a life there.

The Real Change in the Market? Motivation - 09/09/08 10:16 AM
I was reading though Gary Keller's new book SHIFT, when he accurately (I think) boiled the entire change in the real estate market down to one word- motivation.
The key to selling a home is finding a ready, willing and able buyer and matching them with a seller who is also ready and willing to sell at market prices.  With the tightening of loan qualifications and disappearance of many 100% loan programs, there is definitely a smaller pool of "able" buyers.  If if they really want to buy a house, it is harder for them to qualify.
