east nashville: Eastwood Kitchen Before and After - 08/14/09 07:18 PM
I finished up my kitchen project in East Nashville this week. It was fun to see it transform from the linoleum flooring, laminate counters and outdated tile to having a glass tile backsplash, butcher block countertops and travertine stone flooring.To read all the posts from this project, click here. The finishing touches included the wine rack (see this post), shoe moulding and repairing some trim. I also caulked around the backsplash and flooring thresholds. (Appliances will be added soon!) The kitchen adjoined a laundry room so it got a makeover with traveetine as well. This wonderful Craftsman home

east nashville: Summer Home Sales- East Nashville & Inglewood - 09/12/08 12:26 PM
The squeeze on the housing market is definitely being felt in our neighborhoods. The graph below shows a sampling of summer home sales statistics over the past 5 years. There are two main trends that I'm seeing right now: 1. Less sales overall 2. More of the sales are in the lower price ranges. It's not fun to talk about, but it's important to take an honest look at what's happening. For the most part, the homes that are selling are those in the lower price ranges. east nashville: East Nashville Market Snapshot- July 2008 - 08/07/08 06:37 AM
We had 39 home closings in East Nashville (37206) for July at an average of $135 per square foot. Three homes sold over $400k with the top sale being 1209 Holly Street at $555k. The average days on the market were 74.To put this in perspective we had 58 closings in July 2007 at an average of $119 per square foot. The average days on the market were then 56 days.Comparing these we again see the trend of rising prices per square foot with fewer homes selling. This may just be the effect of buyers being picky. I was hosting an open house yesterday in Eastwood Neighbors and had a couple different people ask me about the neighborhood. It's a great question, especially once you understand how diverse East Nashville is with some areas full of Ranch homes from the 1960's and other areas full of Victorians and Bungalows. Location Eastwood Neighbors is a historic neighborhood in East Nashville that starts north of Eastland Avenue and extends to Douglas Ave with Porter & Gallatin Roads marking the eastern and western boundaries. Fans of East Nashville are diverse, but a couple traits seem to be a common thread: Love of Local Food- When people begin bragging about their life in East Nashville, you are sure to hear glowing descriptions of the local flavors from the highly-acclaimed Margot to coffee addictions at Bongo Java or Portland Brew. east nashville: Inglewood Outpaces East Nashville in Spring Sales - 06/18/08 03:32 PM
In comparing Jan.-Apr. 2007 to 2008, the average home sales price in Inglewood has risen 15.04% compared to only 9.98% in East Nashville. Of course, both increases are amazing considering the bad economic news that we hear daily from the media. East Nashville is still the winner when looking at gains over the past 5 years, but both have seen an increase in average home price of over 40% since 2004, with East Nashville closer to 60%. This means that if you bought an ‘average' East Nashville home in 2004 for $119,647, that home would be worth $191,221 today! Not bad
