real estate trends: Summer Home Sales- East Nashville & Inglewood - 09/12/08 12:26 PM
The squeeze on the housing market is definitely being felt in our neighborhoods. The graph below shows a sampling of summer home sales statistics over the past 5 years. There are two main trends that I'm seeing right now: 1. Less sales overall 2. More of the sales are in the lower price ranges. It's not fun to talk about, but it's important to take an honest look at what's happening. For the most part, the homes that are selling are those in the lower price ranges. I was talking with a contractor yesterday who was telling me how bad the housing market was affecting him and how everything was tanking. I had the temptation to feel a little depressed. Then I talked to another contractor who was looking for help because his business was busting at the seams! He was knocking it out of the park! The moral is- we are not VICTIMS of circumstances. I've been reading articles from leading minds in the real estate market who are attempting to forecast the beginning of a recovery. Here's an interesting one from the Wall Street Journal entitled, "The Housing Crisis Is Over". In it, the author, Cyril Moulle-Berteaux, says that we've hit bottom and "...that the trend is no longer getting worse, which is the critical factor."Moulle-Berteax goes into the historical data and has a lot of good reasons for his statements, but will he be right?I tend to be an optimistic type, but I also strive to know the truth and look at the facts

real estate trends: Inglewood Outpaces East Nashville in Spring Sales - 06/18/08 03:32 PM
In comparing Jan.-Apr. 2007 to 2008, the average home sales price in Inglewood has risen 15.04% compared to only 9.98% in East Nashville. Of course, both increases are amazing considering the bad economic news that we hear daily from the media. East Nashville is still the winner when looking at gains over the past 5 years, but both have seen an increase in average home price of over 40% since 2004, with East Nashville closer to 60%. This means that if you bought an ‘average' East Nashville home in 2004 for $119,647, that home would be worth $191,221 today! Not bad

real estate trends: Fantastic 5 Year Gains Outshine Recent Losses in Nashville - 06/18/08 03:24 PM
Whenever I hear the phrase "housing crisis" I'm thankful to live and work in Nashville where the panic is much more subdued. For most neighborhoods, the average home prices are holding steady or continuing to increase. The market has changed, but has proved to be quite resilient so far. I know some people are tired of Realtors trying to put a positive spin on the market. I sincerely don't want to do this, but instead just take an honest look at what is happening. When we examine the numbers, we see that the past year or two have provided some challenges,
