The midweek report is a day late this week because I needed to digest the results of all of the reports. It is a very confusing week. Step back for a moment. While the economy was showing serious softness the stock market was soaring because company’s profits were growing. Now this week the economy is showing some strength and the stock market is falling as the interest rates are rising. Market Focus: Wow! Manufacturing, Auto and Chain Store Sales all wrapped up with the Employment report. Every report along with a Black Friday analysis and a cyber Monday expectation will cause everyone to speculate as to when the Fed will pull the tapper trigger. My guess is no matter what the reports December is too soon as Ben Bernanke is ending his role as leader and Janet Yellen is moving into that role.

The pending home sales index was down for a 5th month in row, pointing to further declines for final sales of existing homes which have already fallen for 2 months in a row. The National Association of Realtors attributes some of the October weakness to the rise underway in home prices.
Meanwhile speaking of escalating home prices the FHFA house price index rose 0.3 percent after increasing 0.4 percent in August. The latest figure came in below analysts' forecast for a 0.4 percent gain. The year over year rate for September came in at 8.5 percent, matching the pace in August. … (0 comments)

Now what’s ahead for housing? Lower debt to income ratios come January 10th along with some newer tougher guidelines.
With housing having been the biggest driver in pushing the economy forward over the past year or more the events of this week at the mid week report are discouraging to me. First at the beginning of the week as we were flirting with DOW 16,000 the housing market index (AKA Builders Confidence) was again above 50 at 54 but the 4th straight month of no gain. Market Focus: Lots of Fed Speak around the FOMC minutes so we can continue to banter tapper theory. When will they tapper? The December meeting or next year? Desktop Underwriter (DU) is changing again tomorrow. Fannie Mae’s automated approval process is undergoing another makeover to accommodate the new thinking at Fannie Mae. They are no longer allowing a 3% down payment. The maximum financing with a Fannie Mae loan is 95%. They are retiring interest-only and 40-year amortization terms.
 
While to some borrowers this will be a push to FHA financing that has become more expensive lately it will also push some buyers to the sidelines.
