Great News for First Time Home Buyers....
I am trying to digest all the news coming from Washington DC, and there seems to be many things going on, and still more to come. I do know that the First Time Home Buyer Program has had a significant change. The first being the Tax Credit has been increased from $7,500 to $8,000. It is a complete Credit, with no pay back, which the previous rules required. Unbelievable....
This was not the first word that came to mind when I started my day scraping ice from my windshield as I prepared my trek to Falmouth, MA, where I List and Sell Real Estate, (www.peterhawley.com). It is however one of my favorite words that seem to best describe the Real Estate market which I am sure you will agree is "unbelievable".
Interest rates have fallen to 5.5%, 30 Year, Fixed rate, Zero Points, that is unbelievable.
Here at Jack Conway, Falmouth, our business so far for 2008 is up 110% that is unbelievable.

Home Inspections Are Not Just For Buyers
Traditionally, once an offer to purchase has been accepted, a buyer has a window of opportunity to conduct a number of inspections, to further determine the condition of a property.
In my practice of Real Estate in Falmouth, MA, I often recommend to the Seller that they have a complete Home Inspection prior to putting a house on the market. This accomplishes a number of objectives, the most important is that there are no surprises once a Buyer makes an offer, and the transition to closing is much smoother.
