The last day of the month.
As Ronald Reagan used to say, "There you go again." Everyone's closing.
Program changes take affect each new month which is Monday August 3rd.
 And there are program changes every month and they usually aren't anything that benefits a borrower.
They are designed to benefit a borrower but ultimately benefit the big bank.
Take for example, there is a change to the Truth-In-Lending disclosure form that actually went into affect yesterday July 30th.
Now there's a misnomer. Truth in Lending.

Air Show In Milwaukee - 07/23/09 02:52 PM
How can you ever be bored living in the Greater Milwaukee Area? This weekend there is a two day air show at the lakefront (http://www.milwaukeeairshow.com)  and German Fest is at the Summerfest grounds. Admission is free Thursday night. Saturday there is The Great Downer Avenue Bike Race in The Downer Avenue neighborhood on the fashionable east side. Nearby, the Brady Street Cheese Fest is happening in that hip neighborhood. And there is a Bradford Beach Jam and Reggae Fest happening.

Mortgage rates dropped after the Fed Chairman made some reassuring comments Tuesday.  Mortgage backed security buyers are confident at the moment that because of continued high unemployment inflation is not a risk which will keep demand high for bonds and mortgage rates low. Of course with high unemployment it is difficult to qualify for a loan. The goal of every buyer  today should be on maximizing their credit scores and paying down high interest debt to receive the most favorable financing terms. An FHA mortgage loan allows buyers to purchase a 1-4 unit owner occupied property with a minimal down payment and at affordable rates, which today are in the low 5s on a 30 year fixed loan. The monthly mortgage insurance is less on an FHA loan than a conventional loan because some of if it is financed into the loan.

Wild market swings continue however mortgage rates for 30 year loans remain in the low 5s in Wisconsin whether you are selecting a conventional loan or FHA financing. The reason many loans are closing with FHA is because with an FHA loan only a 3.5% down payment is required and this money does not have to be "seasoned" in an account 60 days like it would with a conventional loan.
