When the Going Gets Tough, Keep Going!

I’m sure you’ve heard the phrase, “When the going gets tough, the tough gets going.” In case you didn’t notice, I haven’t had a chance to blog in weeks because I’ve been challenged. To be honest, I’m glad of it!

Adversity gives me a chance to pull back on the reins, STOP, LOOK, LISTEN, and THINK more critically. You’d be amazed how good it feels to slow down, get outside of your comfort zone, and just breathe. Sometimes it helps to get away, as far away as possible.

Here is the place where I found my center. I’d prefer not to share where I was; but for me, it was miraculous and I felt that amazing grace at a time when I needed it the most. Between the trees many deer looked after me – they gave me a sense of peace and their quiet nature gave me the nourishment my body and soul needed. Perhaps if you are going through some tough decision making too, just feasting your eyes on the photograph, where I paused to stand firmly on the ground, while meditating and praying for comfort, you will also find what you need too. I’m not afraid to say, human complexities is a natural phenomenon and when you embrace the challenge, you find clarity – at least this is true for me.

Since I’ve been back, I received two new pocket listings and two new buyers. I am happy and even happier for the people who came into my life. The fact that former clients, whom I’ve known and served in the past, continues to trust me to help them to achieve their Real Estate goals gives me the confidence to move forward and to recognize, we are ALL challenged. We ALL have to pull back the reins and breathe. Decision-making is not easy but it's harder when we don't have choices. We ALL have to trust that Life is Good!

What I’ve learned is that dealing with challenges is a growth opportunity. Act decisively. Stand up tall, like the trees in the forest. Find your strength and courage to weather what lies ahead - after all, storms are nothing new and the winds that blow you down can also lift you up!

Today, I wish you PEACE. Keep soaring and look up, out and all about... no matter what adversities lie ahead, they are part of the road map required to take you to where you need to be.

Bernini Sculpting in Clay

The Kimball Art Museum in Fort Worth extended the BERNINI Sculpting in Clay Exhibit in Fort Worth. I enjoyed the exhibit on Friday, 4/26 very much. It gave me a lot to think about from where the greatest artists in the world began in Rome to where we are today with digital, advanced technology. Gian Lorenzo Bernini was an Italian Artist & prominent Architect who lived from 1598 - 1680. Bernini was the successor to Michelangelo and he was summoned by Cardinals and Popes to create some of the greatest fountains and sculptures that were ever created by man. My favorites were Daniel & the Lion, Ecstasy of St. Theresa, the series of Angels on the Ponte Sant'Angelo lined up on the bridge going into Rome and of course, the model for the Lion on the Four Rivers Fountain.

It takes a lot of discipline, patience, and creative talent to be a visual artist and architect which required intense focus. The more perfected Bernini's creations became, the more work was expected of him by the Cardinals and Popes. Eventually, he had to hire, train, supervise and work with assistants who could perfect the exact same quality of work as his own. This was a grueling task and everything had to be approved by the Catholic Church authorities. I marveled as I walked through the Kimball Art Museum in awe by the sketching on paper that was transformed into terra cotta clay models worked with intricate tools and smoothed out with attention to detail by the artist's own fingers to perfection before being sculpted into gigantic works of art cut in marble or bronze. We are so spoiled/lucky today to have digital cameras. We live in America; yet I wish we could exercise the right to take pictures in a museum, but that's not the case. Unfortunately cameras are forbidden and I can't help wonder, does the influence of the Catholic Pope and Cardinals rule throughout eternity?

We are so lucky today to have modern tools and digital cameras. I can't imagine what it was like to sketch in details so precise you would think it was the perfect anatomy of a human body, then create a model with terra cotta clay by smoothing out muscles, a head of thick curly hair with ears and cowlicks, turned faces with piercing eyeballs, expressive eyebrows, full lips, a cranned neck, strong shoulders, chest, other body parts even down to the fingernails and veins in the legs and torso, and movement in arms and legs that looked like human flesh with perfect muscular stature. It blew my mind just looking at it and thinking about what those artist went through to sculpt in clay first before creating massive size broze or marble statutes. The Baroque style of sculpture from Rome was truly one of the greatest wonders of the world... and to think it was man made.

To give you an example of true magnificent Roman Sculptue, here is a photograph I took when I was in Florence, Italy a couple of years ago. I hope you'll have a chance to see the Bernini Exhibit if it comes to your location after it leaves Fort Worth, TX.

Drawing Strength from Adversity through ActiveRain

On April 17th I wrote a story about my oldest friend, Beth Roche who was at the Finish Line at the Boston Marathon. The article was called "Life is Good Boston Marathon Mom." Since then, many have contacted me to find out how she is doing. Besides staying current with the news, I have no contact with Beth because she is still in recovery and recently transferred to Spaulding Rehabilitation in Boston. If you want to learn more, I encourage you to read about two women’s courage by doing a Google on “News for Beth Roche – Boston victims Adrianne Haslet and Beth Roche vow to dance and run again…”

In sum this is the story about drawing strength from adversity and staying humbly courageous when the rest of the world goes on with life as usual.

THE ONE THING

In one of Active Rain’s most recent contests, there is a chance to read excerpts of “The One Thing,” and to report back to the AR Community what is that One Thing you can do to change your life. I’m convinced, the answer lies with FOCUS.

In the newspaper story both Beth Roche and Adrianne Haslet stay focused on rehabilitation. Their spirits are high while both remain focused on moving forward to achieving life goals, including dancing and running. And so, my story begins with an invitation from me to you to do the following:

· Read the “News from Beth Roche,” story

· Stay focused

· Dare to do more for yourself

· Commit to participating in a Marathon for Boston

I know, many of you are thinking I'm not in shape – neither am I.

I don’t have the time --- time waits for no one.

I have business to take care of – stay focused and the rest will fall into place.

But I can’t run --- then you can stand at the Finish Line and cheer or pass out water bottles to runners.

Why should any of us commit to something like this? Because ever since I joined the ActiveRain Community, I have read your own stories relevant to courage, fear, joy and sorrow. I jumped on the band wagon and wrote many of those stories myself. What we ALL have in common is the need to find our Courage in the FACE of ADVERSITY and the quest it takes to become fearless while standing strong for ourselves, our families and each other.

Let the torch of faith, hope and courage be passed. Perhaps our own fearless leaders, Bob Stewart and Kerrie can help organize and promote this quest. What are your thoughts?

I just received my GRI (Graduate REALTOR® Institute) designation in the mail and I’m proud of it! This was a long commitment and a worthwhile expense. Although time consuming, I recommend ongoing professional development. I’m convinced that education is the key that unlocks potential for enhanced skills and fresh new ideas. While the brain is under construction in a learning environment, honing neural circuitry into the brain is a challenge. As life goes on, there is still work to be done, both professionally and in business, such as Taxes were due April 15^th. Like all other people, I had many obligations to fulfill, all contingent on my own commitment, dedication and perseverance with the hope for life time achievements.

It pays to be a member of the National Association of REALTORS®, Societies and Councils. Staying focused requires true grit. I would say about half of the students in my Finance Classes on 4/3, 4/4, 4/10 and 4/11 were new agents to the business. This came as a surprise to me because I spend my formative years learning the business through training provided by my Broker, the locals Boards, and the Texas Association of REALTORS® Leadership Program, TAR Convention and Mid-Winter Meetings, including serving on many different types of committees. It was good to see how eager new agents were to achieve this designation so early on in their career. As for me, I’m glad I took my time.

I’m a lifetime student. I enjoy examining the concepts of new philosophies and I gain insight into other people’s ways of thinking. Just like life would be boring, if you always ate the same food or wore the same thing every day, you have to expand the mind in business and personal life. In Real Estate, you have to stay current , know the business, be experienced and prepared to find solutions to many problems. This is not a Cookie Cutter Profession. I applaud educated instructors who teach the classes and I know how important it is to stay current. We all have strengths and weakness, but to believe in enhancing one's professional development is essential in cultivating knowledge that passes down and transcends into other people’s lives.

Happy Birthday Greyhound Adoption League of Texas

The Happy Birthday Greyhound Adoption League of Texas took place on Saturday, April 20 at Doubletree Ranch Park in Highland Village, Texas. I was proud to be in attendance. What I saw was the beautiful connection between families and Greyhounds. Many owners do not stop with one Greyhound and there were plenty to choose from for those who were ready to make a commitment to adopt. One lady went to the extreme of adopting a Greyhound from Spain, and she managed to pay for her pet’s airfare and transportation. Greyhounds come from all over the world and there are plenty available both locally and overseas.

Afflictions and neglect are many; love conquers and heals that’s why Adoption works.

What I discovered were kind, loving, compassionate humans with a deep passion to assume responsibility for Greyhounds. The dogs were gentle, obedient, friendly but not obnoxious. I felt like I was among angels on the ranch. One of the first things I noticed were the number of 3-legged Greyhounds and nobody treated them any differently.

The only thing different was my reaction and I bowed in humble admiration.

Greyhounds had the opportunity to get their nails done or have their portraits done by a professional charcoal sketch Artist. Greyhound Dogs were allowed to socialize with other Greyhounds and humans. It was a beautiful thing for I witnessed the love between humans and their dogs or those who desired to adopt. Suddenly, I was cognizant of the need for people and their animals to play and have lots of opportunities to explore, touch and be touched, lead, follow, sit quietly, eat well, relax, exercise too. But the most important thing I learned was mutual respect for the adopted angels and the labor of love adopted by the GREYHOUND ADOPTED LEAGUE OF TEXAS. People come from distant places. The longest distant Greyhound lover came from Sugarland Texas.

Clearly Greyhounds need social companionship almost as much as basic human needs including food, water, and stimulation. Greyhounds have the innate ability to feel ones emotions. They are very therapeutic and it works both ways. The Greyhound above is Cookie, I am honored to consider myself Aunty Patricia because I am lucky enough to care for Cookie when her owners are away. You could see the trust and the love on her face resting on her owner's thigh.

Greyhounds never bring us down, nor would they take you down. They are their to uplift, comfort, and promote rest in a stressful world.

In light of this need to sense one’s emotions is the need to celebrate life and to remember that every life counts. That’s why the GREYHOUND ADOPTION LEAGUE OF TEXAS has an annual Birthday Party. The people who organize the event are true missionaries who seek Adopted Families who can provide a great home to Greyhounds.

There is nothing to lose and everything to gain by Adoption.

Greyhounds, like people come in all different sizes, shapes and colors. But if there’s one thing in commons is that need to truly have a good life. Pet owner stories are many. No one is exempt from human suffering but you can make a difference and that is the purpose for the Greyhound Adoption League of Texas. Always remembeer, Life is Good and you can make it even better!

Look into the eyes of a Greyhound. You’ll find pools of love and a willingness to forgive.

Iris - Dancing in the Wind

Here’s an Iris from my Garden. I like to call it, “Dancing in the Wind,” because it was so windy when I took the picture it looked like a lady, dancing in the wind.

Like a true friend, flowers bring joy. Today, I found joy in my garden. I hope you find something to smile about today. Flowers and joy can bring you through the tough times. When times are tough, I pay close attention to something that brings joy. If you find you can’t change the bad things going on in the world being reported on the news, change your attitude. You can start by shutting off your T.V. Flowers don’t wilt when things are bad, they still bloom, give off good vibes and they can change your attitude . Changing your attitude brings happiness.

It has been an unusual week, and there isn’t even a full moon. Putting oneself in front of the television and feeling compelled to watch the news puts you in lock-down. Unless ordered to be in that situation by the local police, you don’t have to put yourself in that situation. Practice the art of living. If you can get out, get out! It’s time to smell the roses, discover a dancing Iris, hug your child, call a friend, make yourself happy and spread joy to others.

American Red Cross and Carter Blood Need Your Help

Kroger Stores in Texas are providing relief efforts for the devastating explosion at the West Fertilizer Company in West, TX that occurred on Wednesday 4/17. So far 12 are confirmed dead, approximately 200 injured, and 60 are still unaccounted for. Many animals have been rescued and moved to shelters. The blast where 2,700 people reside had the force of a magnitude 2.1 earthquake.

Donations to “Disaster Relief," are being accepted at KROGER STORES. 100% of the donations will be given to the American Red Cross.

CARTER BLOOD

Carter Blood is sending blood to hospitals in West Texas and more is desperately needed. There is a high demand for hemophiliacs that depend on blood and supplies are always in need for anyone currently in need of blood donations. For example, today, Friday 4/19/2013 at 1:00 p.m. Denton Fire Department is on an emergency scene where evacuations are taking place due to a leaking pipeline at a gas well near an airport. As of yet, no casualties have been reported.

Life is Good - Historical Preservation

While previewing property in Kaufman yesterday I stumbled upon this old Church. Curious minds want to know, so I parked my car to get a closer look. Almost immediately, I experienced a sense of peace. The building was very old and I wondered how many people enter through the red doors? The door was locked and I paused to think, how many tears have fallen to the floors, exactly how many people exchanged marriage vows, what types of songs were sung from the beginning when this Church was built and how many would I recognize?

If I could hear stories about the number of hello’s and sad goodbyes, would I cry? I felt moisture in my eyes and realized this Church is a House of Prayer. A house offers shelter and hope. Inside, people look for comfort. They expect wisdom and answers to their prayers. It’s a private affair and respect needs to be honored. I walked around back and still wondered what went on behind closed doors?

The Gothic architecture made me wonder, who built this Church? How many people were involved in the original construction and how many labored to maintain it over the years? What kind of people live in Kaufman and make it their home? This Church is part of the community – is this a tight knit community where everybody knows your name? I was a stranger to Kaufman, but I felt a sense of belonging. The people in charge of preservation, especially the historical society would have answers to many of my questions.

Questions and answers… I looked around at the construction and felt the labor of love. The historical landmark said the church was organized in 1870.

Strong, healthy iris plants were growing in the back. Do the people in Kaufman grow up to be strong? This was once a farming community.The doors looked freshly painted. From the ground I examined the windows, steeple, shingles, and the bell on top. I wondered what it sounded like and all I heard was the beating of my heart. I was dressed in business casual. Did the women who attended Church long before I was born wear long dresses, boots to keep their feet out of the mud? Did the women wear white gloves and colorful hats or bonnets? I looked around at the people on the streets in faded blue jeans and t-shirts. How would women be regarded today if they still dressed up and how much more confident would a young woman feel if just one day a week she felt like a lady and was treated like a lady? Why do customs die and who sets the standards or the styles?

What is it about following the light that attracts some people and wards off others? And do the doors of the church represent the heart that is open to positive change or does it cause more pain and suffering? Churches have been around for a very long time. How long will the architectural wonder last in today's society and that is the question each person must ask.

LIFE IS GOOD BOSTON MARATHON MOM

She was at the Finish Line at the Boston Marathon. Her daughter Rebecca Roche just went through the Finish Line when the bomb exploded. My oldest friend, Beth Roche was among the injured. I saw her on National news last night from her hospital bed. Her daughter Rebecca, the Boston Marathon Runner was sitting by her mother’s side.

I was in my car on the day the news broke out about the Boston Marathon tragedy. Instinctively, I knew she was there and her family was too. My instincts were confirmed when I received word from my daughter, that Beth’s son, Kevin posted on FaceBook that his mother was recovering from surgery at a hospital bed in Boston. She was among the victims who waited at the Finish Line with jubilation when the bomb went off. My heroic friend, a resident of Highland, Indiana suffered from similar military wounds, a shattered knee cap and a compound fracture of the tibia in her left leg.

A little bit about Beth. She’s a Preacher’s Daughter. She grew up with Family Values. Her mother taught her how to be creative and to celebrate life. When I worked with Beth at Robinson, Inc. on LaSalle Street in Chicago, Beth was the harmonizer, the person who made homemade gifts, unique for each holiday. She left no employee behind. Everyone, including Paul Robinson, the President and CEO was included. Beth has a Patriotic heart. One of her favorite holidays is the 4^th of July. Before moving to Indiana, the first house she bought in Dolton, IL was on an historic street. She chose that house because the 4^th of July Parade passed by her house. Beth embodies true values, faith, hope, charity and love. Her unique qualities include compassion, kindness, and thoughtfulness.

LIFE IS GOOD - SPRING IS A CATALYST FOR CHANGE!

Spring is a catalyst for change. This is the season of re-birth and I was lucky enough to be born on April 3. I spent today and my birthday, at the Collin County Association of REALTORS® training room learning about finance for my final GRI. I have two more classes next week before completing my Real Estate designation. Most people would prefer to celebrate their special day some other way – but I am not like other people - I am somebody who embraces change.

I am another year older, learning to cope with shifting times in my personal life and business. In 2013 I decided to try something different, something I never did before in my entire career – I actually delegated someone else to handle my business and I’m feeling as free as a butterfly. This was no easy decision – but if I am determined to grow. I have to take risks and spring time is the perfect time because it is the season for change.

In order for me to cultivate new growth and improve my relationships with clients, leads, family and friends, I have to dig deep, within the well of my soul, and I must put other people’s needs before my own while I continue to nurture my own developmental needs to become more effective and efficient in my personal life and business.

There are two components I need to focus on:

· What I need to do this Spring Season to grow my business is to become more fully aware of my unproductive habits and challenge myself to have the confidence in other people who I can trust to run my business to take it to a higher level of success.

· What I have to do to change this Spring to improve my relationship with prospective buyers and sellers, my family and friends, is to work on solutions to problems, have the courage to try new ways of doing business that involves advanced technology, and take a step back while I give people whom I trust, a chance to lead my business forward successfully with positive inspiration, motivation, dedication, loyalty, enthusiasm, and synergy.

Before the year is over, I plan to implement daily practices to take me to places I’ve never been before.

These are the daffodils I received for my birthday. I woke up to the scent of spring flowers and I told myself I’m excited to be alive! Then I looked in the mirror and told myself, I will have a better life - others will too! I turned on the coffee pot and the coffee beans turned the water a dark brown color and my kitchen smelled like Columbia! As I sipped my coffee (without sugar - this was a very hard personal choice) I made a vow that I will explore, discover, enjoy, and embrace the Season of Spring. This is my life and I have been blessed with one more year. I will do so with excellence.

I pray someday, someone, anyone, my family, friends, business acquaintances will proudly say, “She walked among the daffodils. She was born on April 3rd. She embraced change with courage and tenacity. Her favorite season was Spring. She was my mother, grandmother, friend, Realtor, an acquaintance of mine, a self-sufficient, courageous lady who could be trusted and she knew how to live life to the fullest while helping others to achieve their goals with great sacrifice, with a smile on her face, an open mind, a heart filled with passion, deep faith, and respect in herself and others.”

The distance between Flower Mound and Corsicana, TX is long but this evening I discovered it can be really GOOD & SWEET.

When I headed out towards Austin, TX on Sunday morning it was a long tiring road but listening to Mozart, REQUIEM, K626, recorded live in Vienna to commemorate the 200^th anniversary of Mozart’s death helped pass the time away. I found it to be the perfect prelude to Easter Sunday and I reminisced about attending a Mozart Birthday Party Concerto at Bates, College in Lewiston, Maine back in the late 1980’s

In my opinion, Wolfgang Amadeus Mozart is one of the most gifted musicians that ever lived and I love the great piano concertos. But something happened on my way back home and I can’t wait to tell you all about it! I kept passing signs that advertised the COLLIN STREET BAKERY. I decided it would be a good place to stop, just for a cup of coffee; however, when I pulled in front of the building, my tired eyes just about popped out of their sockets!

LIFE IS GOOD - SHOPPING CAN BE COMICAL

My typical shopping day at the grocery store, is consistent, habit forming and typically uneventful. However, yesterday was one of the strangest days I ever had at the grocery store.

I’m a creature of habit. When I first walked into the store, I took my usual route, beginning with the produce section. I picked up some fruit and fresh vegetables. But as I was pushing my cart, a little old lady, much shorter than me, practically knocked me down. She was driving her cart like a speed demon, aiming directly at me, I thought I was going to get knocked over and buried by an avalanche of cantaloupes and watermelon!

Well, blow me down – I practically jumped three feet off the floor to get out of her way! After grabbing my heart and catching my breath, I turned around down the soup aisle, where I thought it was safe. But the same little old lady was down the aisle fighting with a man three times her size and calling him every name that would be condemned in the bible!

I backed up, walked in reverse to save myself. I was happily on my way picking out the rest of my groceries when I noticed half of the groceries in my cart did not belong to me! It was about half mine and half belonging to somebody else. I looked around – there was no one in sight! Up and down the aisles I looked for somebody who was looking for their groceries. Finally I could take it no more so I went to the front of the store and picked up another cart. There was an employee near-by and I explained to her what I was doing – removing only my groceries. The lady shrugged her shoulders and went on with her business.

Just as I was about to complete my grocery switch, along came a shopper. The lady asked me sternly – what are you doing with my groceries? I said, “Your groceries? Half of these are mine and these other items must be yours.” The lady said, “No – we have almost all the same fruits and vegetables and yours are still in the Produce Section. I apologized profusely and gave the lady her shopping cart.

I returned to the Produce Section and sure enough, parked in the corner, was my lonely shopping cart! So I put my additional groceries inside to rest safely with the abandoned tomatoes, carrots, onions, potatoes, celery, etc. By the time I got to the beverage section, I noticed a man offering wine tasting, so I headed to the wine bottles but just as I arrived, so did the lady whose groceries I took. The lady already told the wine server all about me and together we laughed while we had a sample of wine, shared from the same bottle.

Life is Good - What Makes a Good Blogger?

I have often wondered what makes a good Blogger and how do Bloggers get better? Like most people, I didn’t go to Blogging School, nor did I Major in Blogging, Journalism, Education, English, Publishing or Creative Writing. For the record, I didn’t get started on ActiveRain until a few years ago.

With the advent of Social Media, I knew I better get started on a blog. When I discovered Activerain I jumped on board! In the beginning, I felt awkward. I wasn’t sure what to write about. As a matter of fact, on one of my earliest posts, I received several comments on a lame post about not being able to sleep. Suddenly, Night Owls appeared leaving encouraging words, all under the light of the silvery moon.

But here I go again, pondering what makes a good blog and how do Bloggers get better? ActiveRain offers challenges. Many of these challenges allows me the opportunity to strengthen my weakness to becoming more proficient in my profession. What I love the most about AR are my personal favorite Rainers who are willing to share information of interest, personal stories of conquest, assisting others in some new technique, and encouraging others. What I think makes a better post are stunning pictures, quick wit, cleverness, intelligence - all are forms of beauty. On the flip side, while I don't expect everyone to accept my ways, personal philosophy or conventional ways that may differ, I'd prefer to receive feedback that references a difference of opinion in private and not posted to the general public or even worse, commented on and singled out on their own blog post. On my post, I can delete or choose to ignore, but do I really need to see a reference to me in a negative tone from someone I looked up to on their own post? I find this type of pugilistic behavior to be uncomfortable; however, I am learning to become a Duck in the RAIN and to let things roll off my back.

When I write a blog post, I write about issues that are near and dear to my heart or information about what's important in my market area. I always try to be professional especially when commenting on other people's posts. Nobody is perfect, but you can get better with time, staying focused, defining values, articulating goals, inspiring or motivating others and providing support, humor, tips and advice, education and even stories about something you’re passionate about, like building bird houses, volunteerism or local events.

What I don't need from the ActiveRain community is confrontation. I believe that everybody is different and the Real Estate Community is comprised of a diverse fabric of interesting people who share their expertise about their profession which is then shared across borders and that treating others with respect makes the Real Estate industry stronger, healthier, and an even better source of informative to the general public. I’d like to think we are one for all and all for one - a community of professionals. That’s why I’m looking forward to building strong relationships on Social Media and meeting more ActiveRainers. I also find that endorsing others is one of the highest compliments you can pay to another.

As far as features, points and comments are concerned, that always gives me more confidence to know I'm getting better. Also, when it comes to contests or comments there is nothing more fulfilling than public recognition and praise from one’s community and peers. I may be a DUCK on ActiveRain but I'm not a quack and when it comes to Social Media for all the world to see, I think it's very important to keep things positively positive.

Is now the time to eliminate the re-blog feature on ActiveRain?

Oh wait, I need to select a channel. It's on the bottom - I see it! I entered my selections for the ActiveRain Channels and disconnected comments to me. Here we go again. This should work!!!

PET PEEVE

One pet peeve that both a Seller and their REALTORS® share alike is not getting feedback after showings. Developing a habit of giving each home owner some type of constructive feedback is just common courtesy. A true professional understands providing feedback is fully expected by the Seller and it just makes good business sense.

T.I.P.S.

T.I.P.S. are very important because without feedback, how does the Seller know whether or not they are going to achieve their goal? Also, how does the REALTOR® know if the other REALTOR® is an effective sales person who understands people and their need for information?

IF YOU SHOW IT, LEAVE T.I.P.S.

Timely – provide feedback as soon as possible or at least say you were there and you’ll follow up with the agent at an approximate time.

Individualized --- feedback should be tailored to the Buyer’s needs, i.e., house showed very clean and nice and would work; however, it backs up to a busy street. If the buyer changes their mind, I will let you know.

Productive --- be objective and not critical. Be sensitive to other people’s property. Every Seller knows it’s the Agent who provides the feedback on behalf of their Buyer. As my mother always said, “If you can’t say something nice, at least be nice about.”

Specific --- pinpoint an area of concern and don't be offensive. After all, your next buyer may LOVE the property, exactly the way it is and may want to make an offer or the first buyer may change their mind.

Written words and content are powerful - they can be your ally or your enemy. I appreciate getting positive feedback and if there is something that I can do to help my sellers get their property sold quicker, let me know.

LIFE IS GOOD - TODAY WE ARE ALL IRISH

Life is good - today we are all Irish. Where there are Irish people, there is hope. Leprechauns, pot of gold, trolls, fairies and more… What is it about the Irish and their proud heritage? Is St. Paddy’s Day a lucky day? Do you know someone with Irish Smilin’ Eyes? Is there an O’Danny Boy in your life?

Let’s explore what it means to be Irish. I’m reading The Grapes of Wrath by John Steinbeck again, not as a student in High School, but as an Adult and I'm reading it word for word, as if I was reading it for the very first time. I can understand why the book is an American Classic and why the Irish celebrate their heritage with pride.

As a child born and raised in Chicago, the “Melting Pot,” I always knew the Irish were the backbone who built the city, and every year, once a year, we were all honorary Irish folks and we came together to see the Chicago River turn green and you were either a participant in a parade or someone who came to watch the parade. But for one day out of the year everyone, regardless of race, creed or color was Irish. We stood shoulder-to-shoulder with pride and joy.

What characteristics described the Irish who immigrated to America or the characters in The Grape of Wrath who were thrown off their land by the banks, or as they called it the monster? From what I know, the characters were similar and it prioritized with family first.

From the Irish who came off the boat from Ireland and the characters that migrated west, along with thousands, if not more they possessed the following:

· STRENGTH

· COURAGE

· PERSEVERANCE

· HEART & SOUL

· DETERMINATION

· GRATITUDE

These are the qualities that got them through the tough times because they all believed in the American Dream and they had HOPE. And the motive behind the dream was all about preserving history, their culture, religious beliefs and most of all hope for the next generation. Your ancestors are part of who you are! They appear through the color of your eyes, your hair, height, size, complexion and mannerisms. But for one day only, on March 17^th, we are ALL Irish and isn’t that a good tradition!

Weeds are a Nuisance

The dandelion comes from the family Asteraceae, a native to Eurasia, North & South America. They are edible and have medicinal properties too. Right now in Flower Mound, dandelions are popping up all over!

Weeds are a huge challenge to homeowners and unfortunately, they are not welcomed by most homeowners. They say beauty is in the eye of the beholder, and one man’s weed is another person’s native plant or wildflower. But no matter what your personal beliefs are, weeds harbor insect pests and diseases. They lower plant production among the flowers, herbs, and vegetables. Dandelions compete for water and nutrients. They have the power to kill other plants and destroy the aesthetic quality of professional landscaped lawns.

Before one goes out to purchase weed killing chemicals, I recommend checking with the local nursery. Chemicals should be used only as a last resort. Here in the DFW area, grass is getting greener, most daffodils have come and gone, the Bradford Pears are beginning to bloom, red tips are taking shape, I still see Iris' and an overabundance of dandelions - weeds - weeds and more weeds!

Here are some weed management strategies; however, if you have some better ideas, I'd love to hear about it:

Inspect topsoil before being dumped on to your lawn. Nutgrass is the Houdini of the underworld - it enters landscapes as it is transported by topsoil.
Prepare your soil before adding new plants and vegetable gardens - get tips from your local nursery.
Mow regularly - I've already mowed twice and the weeds are multiplying!
Pull those weeds out as soon as you can - I wait until after the soil is good and soaked and I yank them out by hand or I use a hoe.
Good mulch will deter weeds from taking over your garden.
If you're going to put your house on the market for sale, I recommend getting a lawn service. First impressions do make a difference and people do notice. Whether homeowners like or dislike plants in their landscaping, when it comes to buying a new home, most house hunters don't want weeds!

LIFE IS GOOD - EVERY DOG HAS ITS DAY

According to Proverb… every dog has its day, meaning everyone has a time of experiencing some degree of success or impact or influence in life.

Today I’m having lunch with a lovely couple whom I represented in a sale five years ago. Back then, they came to me as an engaged couple and as luck would have it, they became First time Home Buyers. I attended their wedding and I was their Buyer’s Agent. They bought an ordinary house that they transformed into an extraordinary home and they filled it with love. Recently, they called me to share the news that they are expecting their first child and they are thinking about buying a new home. We will talk about listing their home and they will bring me up to date on all their past successes. Even though he changed jobs early on after settling into their new home, he achieved success by taking on a new and better job. This is a couple that believes in dreams and nothing brings them down.

I can hardly wait to see them and learn about all the blessings they have received since we first met. For now, all I know for certain is that spring is right around the corner and when spring is in the air, love is in the air and people dream big dreams. I will be instrumental in helping them to experience their next degree of success with the purchase of their second home. This is the second big step in their life. This baby, that new life insider her womb, will be a positive influence to them and all their family and friends. I am so proud to be a part of their life experiences and their journey. It's my practice to keep all of my past clients in my thougths and in my prayers for their continued success and positive influence on others.

Whether I'm a Victim of Scam or Not, I'm Still a Victim

In my previous post about a lady in Fort Worth who was a victim of scam when she needed her roof replaced a year ago by paying $14,000 to a scam artist roofer, I offered my thoughts and suggestions about what needs to be done on my blog post on ActiveRain and also to members of the Government Affairs Committee from my Association.

But today, I feel like I am a victim of scam and now I’m paying the price and you probably will too!

Today, I received my insurance premium invoice for my home owner’s policy and the premium went up by 83%. When I called my Insurance Agent, he said it’s because of all the claims for hail damage. I told him, I did not file a claim in 2012 and he said, it doesn’t matter, everyone’s policy went up. Then I mentioned that TX needs legislature to pass regulation on roofing companies because: 1) Roofers are not licensed or regulated; 2) Many people have, or will continue to fall victim to unlicensed roofers who scam the people if a House Bill in TX does not pass.

My agent was very much aware of what’s going on with legislature in Austin next month and the bills that have been filed in the House and Senate to provide for state regulation of roofing contractors for the first time in Texas. Then he added, amateur roofing companies and con artists from out of state are averaging $200,000 to $300,000 for every storm here in TX and the workers get paid $5.00 to $7.00 an hour while the guy who owns the business is rolling in the dough.

I checked rates with other companies, and if I could get coverage, it will cost me even more. At an 83% premium increase on my current homeowner’s insurance policy, I feel I am a victim of a different type of scan, what say you???

Hail Storms, Wind Damage, Roofers & Scam - TX Is On Your Side

Spring is nearly here and with that comes rain, hail, thunderstorms and high winds. Home owners are always concerned about their roofs. When that happens, like swarms of ants marching into town, come the roofing companies – many from out of state.

Always check the credentials and ask for referrals. Just because a truck pulls up in your driveway or you get a pretty flyer in your mail box or taped to your front door, doesn’t mean the company is reputable.The worst mistake a homeowner can do is sign a contract without consulting with people you trust. If it sounds too good to be true, and the price is right, or below what everyone else is asking, you have reason to be concerned. Last year, Mary Jane Pierson from Fort Worth was a victim of scam.

But Texas is on your side. As reported by TERRENCE STUTZ in the Dallas Morning News, “Pierson plans to tell her story later this month in Austin when lawmakers consider bills that would impose new state requirements on roofing contractors for the first time. Currently, roofers are not required to be licensed or registered by the state.

If Senator John Carona, R-Dallas has his way, homeowners will be protected from “dishonest roofers and roofing companies” through state legislature. The people in Texas should know that “Bills have been filed in the House (HB 888) and Senate (SB 311) that would provide for state regulation of roofing contractors for the first time in Texas.”

I support this bill for the following reasons:

ü As a REALTOR® I am required to have an Active license and be registered with the Texas Association of REALTORS®, the Texas Real Estate Commission, my local Board of REALTORS® and I am a member of the National Association of REALTORS®.

o I believe roofing companies need to be licensed and registered.

ü As a REALTOR® I have been fingerprinted and my licensed is check every time I renew.

o I believe the same should be true for every roofer.

ü As a REALTOR® I am required to use TREC contract forms. To do anything outside of my authority would be in violation with consequences to pay, such penalty charges or losing my license.

o I believe roofers need to be held to the highest standards and there should be consequences when warranted, such as penalty charges or losing their license.

ü As a REALTOR® I am not authorized to practice Real Estate in any other state other than the State of Texas, unless I am licensed.

o I believe roofers should not replace roofs in TX unless they are licensed and registered in the State of Texas.

ü As a REALTOR® I am prohibited from adding any hidden or transactional fees or there are severe penalties and the risk of losing my license.

o I believe roofers should not add any hidden or transactional fees or increase the price of the quoted work for the job. They should be subject to risk losing their license and have severe penalties for disceptive trade practices.

ü As a REALTOR® I inform sellers to Disclose and the Real Estate Agent is also required by the Ethics Code to disclose.

o I believe disclosure by the Roofing Companies should be mandatory before the contract is signed.

ü As a REALTOR® in the State of TX, I am required to inform my clients they have a right to consult with an attorney. TREC rules prohibit real estate licenses from giving legal advice.

o I believe Roofing Companies should inform their clients they have a right to consult with an attorney.

o A House Bill that protects the consumer from roofing companies and contractors who perform the work needs to be put in place.

ü As a REALTOR® a listing agreement is signed and agreed upon that includes sales price and commission. A REALTOR® may not change the terms of the agreement without the Seller’s consent, the Broker’s authority and the Broker is liable for any violations to the contract with the licensed agent – both are subject to severe penalties and liabilities.

o I believe legislature must be put in place to protect the consumers and those that violate should be subject to severe penalties and liabilities, both for the contractors and the Roofing Company.

ü As REALTOR® I am authorized to write up contracts. My clients and I know everything on that contract is time sensitive because “Time is of the Essence.”

o I believe roofing companies need to have standard forms approved by the Texas Department of Insurance with time sensitive dates because “Time is of the Essence.”
