real estate: Motivational Monday For People On The Move - 01/08/24 08:49 AM
January is a great time to plan your next move. Now is the time to get motivated and stay motivated. There are two sides to consider when planning to move. First there is the blank canvas. Write down your plan, then hire local professionals who are knowledgeable, experienced, and trustworthy. If you're being relocated, speak to the Relocation Department and know what you can expect. By the time you get to the other side of the drawing board, you should have your Team of Professionals:

real estate: What's In Store for 2024? Are You Prepared? Part 2 - 12/29/23 11:46 AM
As we sail away from 2023, do you have the confidence and poise to sail into a new year? This feature photograph was taken at Silver Lakes in Grapevine. I love sailing. In the business of real estate, a good business owner knows, like a good sailor, when to anticipate when times are about to change. The fact that 2024 will begin in about 48 hours, means we are going to change!

The best skippers anticipate and prepare for change and effectively adjust their sails. Here are some ideas that may help you.
Prepare thoroughly beforehand. Confidence builds when one has the … (23 comments)

real estate: November's Gratitude Challenge - Yes I Am! - 11/04/23 11:51 AM
This is my second entry for Debe Maxwell, CRS November Challenge. I am thankful Real Estate has been a blessing. Life-changing is not easy. Trust is essential. Each transaction is different. All people have different needs, wants, and expectations. Learning never ends. My business schedule for November 2023 includes a builder’s walk-through before Thanksgiving Day and a closing after Thanksgiving Day. I am grateful.

Yes! I am thankful. I was trusted with the client’s first and second real estate transaction. All challenges are opportunities for successful life-changing results.

real estate: Navigating through a Closing & Homeownership - 09/23/23 07:08 AM
Oh captain! Oh captain! In a real estate transaction, how do you navigate to get to your goal? The same or similar as a captain on a ship.
Agents need to be like the captain of their ship. Stay calm. Be prepared for any storm. Know how to navigate safely and avoid rough waters that pose liability, hazards, and risk. Stress leads to mess - Avoid both.

Come rain or high water, read the contract. Know your deadlines. Understand people. When under contract, encourage backups. Clearly, timely, and effectively communicate, communicate, communicate.

One of the most widely misunderstood words appears in the contract. In … (12 comments)

real estate: Friday is Why Day - Why Ask Why Questions? - 08/31/23 09:22 PM
When it comes to Real Estate, PLEASE ask Why questions. Here are some important things to know about Real Estate closings in Texas:
Why is it important to return all documents to the lender on time?
In order to process the loan and get through underwriting to meet the deadlines without closing delays, get your documents to the lender on time. Failure to do so can slow down the closing or put a back-up offer in the first place or cause a potential breach.

Why would someone need a Power of Attorney to close?
Depends on the situation of the parties to the contract. Perhaps … (7 comments)

real estate: Thursday is for Thankful Thursday - 07/27/23 07:16 AM
Thursday is only one of 7 days of the week I give thanks. In this previous photo stand two very important people who I served in my real estate business since the beginning of my career. Between buying, selling, flipping houses, renting, and referrals I must have had at least 30 to 40 or more closings. Not only were we friends to the end of their dabbling in their real estate journey to build wealth, we are still friends. They are now comfortably retired. Our communication lines remain open.
I met Louise from my previous career. She was one of my many … (16 comments)

real estate: Sunset On Valentine's Day Over Lake Grapevine, TX - 02/14/23 05:25 PM
A PERSONAL REFLECTION by PATRICIA FEAGER, 2/14/2023
As clouds sweep over a hole in the heavens, the sun radiates with beauty. A sunset is the great communicator. It wants us to lift our faces up to the sky. A setting sun is always championing a ritual near and dear to our hearts. Today, just happens to be Valentine's Day. Being present in the moment of a beautiful setting sun is invigorating.

On evenings like this, the sun is the speaker. The person who remains silent is the listener. In moments like this there is self-awareness. This type of awareness brings one closer to … (10 comments)

real estate: Truth or Consequences - An Enlightenment Lesson - 01/21/23 03:11 AM
Yesterday I commented on Michael Jacobs post on grammar and punctuations. As usual, he was kind, understanding, and to my knowledge did not seem to mind my long comment. His comments and posts are always positive. But then again, I watched too many old movies and compare him to Clark Gable, who always knew how to say the right words, at the right time, in all the character roles he played. Nonetheless, I went down that old rabbit hole of mine recalling the old nuns teaching cursive so seriously, the Manual Typewriter I learned to type on in High School, selectric … (21 comments)

real estate: The CMA & the Butterfly Effect - 07/26/22 01:28 PM
The inspiration for this blog post came from reading an article by Leanne Smith called "Past Experiences Can Benefit You As A REALTOR." Discussions in the comments unfolded about the CMA and how "technology only goes so far." I sat back and pondered; then inspired by understanding the principle of the butterfly effect. As a gardener, knowing that if I do not plant Lantana flowers, or if the butterfly does not know where to go to get the pollen it needs to survive, it can be the death of one single butterfly. But to think big picture, if this is true … (10 comments)

real estate: Real Estate Sales & Seniors - 07/16/22 02:44 AM
HAVE A HEART
It takes a special Agent to help a senior move. The emotional impact may be greater than expected but a trained Agent who earned their SRES, the Seniors Real Estate Specialist designation can make a difference. Agents awarded by the SRES Council to REALTORS have successfully completed coursework on the real estate needs of home buyers age 50+ community.
Going to the movies is a nostalgic past time of many seniors. As a REALTOR® with a SRES designation, who also loves old movies and helping seniors, I tied some quotes with life experiences.

real estate: Getting a Mortgage When You're Self-Employed - 06/02/22 05:57 AM
No two transactions in Real Estate are alike but one of the most difficult ones I was involved in happened when I represented a client who was self-employed. He was doing what he does professionally for more than thirty years but getting approved for a mortgage took him down the path of no, no, no, from different lenders. The worst ones were the ones who said, they can get it done but could not.

When Buyers trust their Lenders and/or Real Estate Agent who breaks their trust it feels like bull S#^! W-2 employees are business owners who make many sacrifices. If … (17 comments)

real estate: Back on the Market - 6112 Cobble Trail, Flower Mound, TX - 05/26/22 09:54 PM
UNDER CONTRACT DOESN'T COUNT, UNLESS IT
SELLS AND THE TRANSACTION CLOSES
---Patricia Feager

A Buyer's Contract is a Buyer's Contract. Once the buyer is under contract, they take control. The contract offers different ways for a buyer to get out of the contract, and if it is a legitimate reason conforming to the laws of contract, there really is not anything a Seller can do, except make their own decisions. Do they want their property to go back on the market? Cancel their listing? A consultation between the Sellers and their Listing Agent is necessary about alternatives and decision making.

real estate: Sky, Sun, Earth - Decisions When Buying A Home - 12/11/21 08:58 AM
December sunsets over Flower Mound, Texas are simply amazing. This one was taken on December 10, 2021. The silhouetted trees are cloaked in the fiery sun and blue fading sky as it shifts into the darkness of night. As sun sinks deeper over the horizon it meets heaven and earth. The direction from where you see sunsets or feel the light of day because of the sunrise is something to think about when choosing a home. Having trees and good top soil is healthy for the environment.

real estate: Mastering Confidence - 11/30/21 06:56 AM
Confidence is a Commitment. Everything I learned about providing extraordinary services begins with confidence. Anyone can have confidence in what they are doing but have they mastered their skills at being confident? The true test is whether or not the people receiving their services will choose them again to do more business or refer them to other people.

Commitment is a transformation. Confidence doesn’t mean wielding power over another human being. In the business of real estate, agents and brokers are not actors or magicians. They should never pretend to know what they do not know. It is difficult to work with … (14 comments)

real estate: The Month of November in Texas & Elsewhere - 11/04/21 07:17 AM
"Winter is an etching,
Spring a watercolor,
Summer an oil painting,
and Autumn, a mosaic of them all."
---Stanley Horowitz

November comes from the Latin root novem, meaning nine. In the Roman calendar there were only ten months. People born in November fall under the Zodiac signs of Scorpio (tenacious and magnetic type) or Sagittarius (an innovative trailblazer). This photograph was taken at the Japanese Gardens in Fort Worth on November 2nd.

real estate: Should I List With An Old School REALTOR? - 08/31/21 05:33 AM
What Is An Old School REALTOR®?
An old school REALTOR® is someone who sat in a classroom learning about how to get their license to sell real estate before on-line learning or Zoom. Students interacted with the Certified Instructor and students.

What did it take to become an Old School REALTOR®?
It took discipline, hard work, responsibility, honesty, accountability, and a lot of time and money. If a student was late, the doors were locked. A student was tested and the Certified Instructor stayed in the room to make sure nobody was cheating.

How did an Old School REALTOR® get licensed?
Only prospective agents who took … (27 comments)
