LIFE ON THE WATER IN RIDGELAND, MS

Harbor Walk, located on the Reservoir, Ridgeland MS is making progress, developer John Burwell said. But more funding is needed before developers can make significant headway on the estimated $750 million upscale mixed-use project.
Just before July Fourth weekend, the initial component of the development opened. It includes a short order grill with indoor and outdoor seating, a convenience store, a fuel station and office space all housed in a 6,000-square-feet, $1.3 million building called Harbor Station.
Burwell said the opening of Harbor Station sends out a major signal to the community that the development is moving forward.
About $20 million has already been spent on road construction, pier replacement and other work in the area, Burwell said.
Harbor Walk, which has been described as the "town center" of the Ross Barnett Reservoir, includes retail stores, restaurants, luxury condominiums, a marina, a boardwalk, a parking garage, at least three hotels and more on 4.5 million-square-feet of land on the southwest corner of the 33,000-acre reservoir in Ridgeland, MS.

Burwell said he has yet to secure a $250 million construction loan to complete the rest of Phase I of Harbor Walk. Phase I includes Harbor Station, 15 retail stores, condos and a four-star, nine-story Valencia hotel.
"Hopefully we'll get our funding, and we can get started," he said.
Burwell said he is pursuing public and private lenders.
Harbor Walk is a six-phase project. Each phase will take about two years to complete.
Harbor Station owner Dale Shepheard said some light construction on Harbor Station is still being done. Landscaping will be put in soon, he said.
The first floor of Harbor Station houses the grill, convenience store and fuel station, while the second story is reserved for office space.
"We're still working with the upstairs tenants to finalize some leases," Shepheard said.
The fuel station, named Main Harbor Store, also offers boat rentals, life jackets and other boating supplies.
Business at the short order restaurant, Pelican Cove Grill, has been "good" so far, said the restaurant's general manager Doug Bennett.
The grill opens at 3 p.m. each day with a limited menu of mostly seafood poboys, burgers and appetizers.
Lunch service and additional menu items are on the pipeline, Bennett said, and they both will be added "as soon as we get everything broken in and get (more) staff trained."
Harbor Station was originally slated to open in May, but inclement weather interfered with the construction schedule, developers said.

Madison MS neighborhoods are coming together in a new organization designed to keep property values high in Madison MS subdvisions to protect the integrity of the city.
"Let's move forward and show the rest of the metro area what we can do to preserve our neighborhoods. They're our greatest asset," Mayor Mary Hawkins Butler of Madison MS told a crowd of more than 50 residents representing 35 neighborhoods who met last week to create MONA, or Madison Organization of Neighborhood Assoc.
With the city's assistance, the representatives from across Madison MS voted to form the new civic group designed to promote the quality of neighborhoods and foster cooperation between homeowners associations.
"We're here for the neighborhoods. We're here to help each other," said Cherry Prather of the Armonde Court association, who was chosen as the new group's vice chairman of membership.
Butler said the organization will play an important role in the city.
"As Madison begins to age, we need to do it with dignity," she said. "We need to come together to face issues as we grow old and as we grow better.
"We need to make sure our older neighborhoods keep their values as as the new ones do," Butler said. "This organization can lay out the future of how we protect our neighborhoods."
David Wilson, the city's neighborhood service manager, said that as members of MONA, neighborhoods with active homeowners' groups and those without can help each other.
"We need for associations to interact," he said.
Nell Tharp, president of the Stonegate Madison MS homeowners association, said the city-wide council will help "give us some backbone" in getting local residents to abide by neighborhood covenants in keeping with the high standards Madison MS has adopted.
Ron Smith, with the Sherbourne Madison MS homeowners group, volunteered to serve as chairman of MONA, bringing 15 years of involvement with homeowners groups. The new organization will allow groups "to work with one another to make sure everyone is enforcing standards the same way," he said.
Neighborhoods that don't have active associations can participate in MONA, but the citywide organization can help those neighborhoods take steps to form their own local groups, Smith said.
"The more people we have, the easier it's going to be," he said.
Neighborhoods that had residents attending the first meeting were: Bradford Place, Summertree, Cypress Lake, Sandalwood, Northbay, Belle Rose, Treasure Cove, Locust Hill, Colonial Village, Highland Ridge, Victoria Park, Traceland North, Armonde Court, Oak Hollow, Geneva Gardens, Madison Oaks, Stonegate, Calumet, Brisage, Rolling Hills, Crescent Landing, Cedarmont, Arbor Square, Pecan Creek, Hunter's Pointe, Cobblestone, Highwoods, Wright's Mill, Tremont, Lake Castle, Woodbury Park, Wood's Crossing, Windsor Hills, Trace Vineyard and Sherbourne, all Madison Mississippi Neighborhoods.

Negotiating Your Real Esate Offer

Negotiating is the most challenging aspect of the home buying/selling process. The buyers are trying to negotiate the best deal for them. You are trying to negotiate the best deal for you. Each offer should be taken seriously and every effort should be made to successfully negotiate it into a contract.
There are three essential parts to a valid contract; Offer, Consideration and Acceptance. The OFFER is what the seller wants to receive for his CONSIDERATION. ACCEPTANCE is when both parties are in agreement to the terms, and consideration; in other words acceptance is what the seller is willing to give you in exchange for what you are willing to give him.
Once your offer is made, you and your Realtor may need to enter some negotiation in order to reach an agreement. Keep in mind that almost everything is negotiable when you are buying a house. This can give you a great deal of leverage in the buying process -- that is, if you have adequate information and you use it in an appropriate manner. Your agent will have the market knowledge and negotiating expertise necessary to make sure that your offer is accepted at the best price and terms possible for you.
Some of the things that you may have to negotiate are:

There are three outcome variables when a real estate contract is drafted by the buyer and presented to the seller.

No Major Purchase of Any Kind
This includes furniture, appliances, electronic equipment, jewelry, vacations, expensive weddings...and automobiles, of course.When you get a raise or accumulate some savings, you may find yourself confronted by an innate instinct of modern civilized men and women.... the desire to spend money. It begins simply, by going out to restaurants, and then accelerates to purchasing clothing, electronic gadgets, and since North Americans have a special fondness for the automobile, you may even buy a "brand new car."
If you're married or ambitious, a few months later your thoughts eventually turn toward buying your own home. Or a move-up home, if you are already a homeowner. Next, you contact a loan officer to get pre-qualified for a mortgage loan. You state your desired price and how much you can put down. You provide your income and may even supply pay stubs and W2 forms. The loan officer methodically crunches the numbers (by telephone, in person, or even over the internet). "If only you didn't have this car payment..."
Don't Move Money Around
When a lender reviews your loan package for approval, one of the things they are concerned about is the source of funds for your down payment and closing costs. Most likely, you will be asked to provide statements for the last two or three months on any of your liquid assets. This includes checking accounts, savings accounts, money market funds, certificates of deposit, stock statements, mutual funds, and even your company 401K and retirement accounts. If you have been moving money between accounts during that time, there may be large deposits and withdrawals in some of them.
The mortgage underwriter (the person who actually approves your loan) will probably require a complete paper trail of all the withdrawals and deposits. You may be required to produce cancelled checks, deposit receipts, and other seemingly inconsequential data, which could get quite tedious.
Perhaps you become exasperated at your lender, but they are only doing their job correctly. To ensure quality control and eliminate potential fraud, it is a requirement on most loans to completely document the source of all funds. Moving your money around, even if you are consolidating your funds to make it "easier," could make it more difficult for the lender to properly document.
So leave your money where it is until you talk to a loan officer.
How Changing Jobs Affects Buying a Home
For most people, changing employers will not really affect your ability to qualify for a mortgage loan. For some homebuyers, however, the effects of changing jobs can be disastrous to your loan application.
Salaried Employees
If you are a salaried employee who does not earn additional income from commissions, bonuses, or over-time, switching employers should not create a problem. Just make sure to remain in the same line of work. Hopefully, you will be earning a higher salary, which will help you better qualify for a mortgage.
Hourly Employees o
income is derived from commissions, you should not change jobs before buying a home. This has to do with how mortgage lenders calculate your income. They average your commissions over the last two years. Changing employers creates an uncertainty about your future earnings from commissions. There is no track record from which to produce an average. Even if you are selling the same type of product with essentially the same commission structure, the underwriter cannot be certain that past earnings will accurately reflect future earnings. Changing jobs would negatively impact your ability to buy a home.

Ridgeland, MS shopping center Renaissance at Colony Park, which opened its doors in March of 2008, is getting ready to welcome its second wave of tenants.
There may be a big celebration soon to greet the arrival of a number of tenants that have moved into the mall this summer, Renaissance spokeswoman Jan Mattiace has said.
The $230 million open-air shopping center, located on Highland Colony Parkway, welcomed apparel retailer Banana Republic Monday. Upscale restaurant Ruth's Chris Steak House is opening its doors July 14, while Justice For Girls tween clothing store will be opening up July 22.
Mint restaurant, an upscale version of Jackson restaurant Julep, also is expected to begin service this summer.
"It's been exciting watching the retailers moving in," Mattiace has said. "Other stores will continue to open during the next few months based on their construction schedules or as we are worked into their corporate opening schedules."
Renaissance opened in March with a handful of national and local tenants and a big grand opening celebration. More tenants came this summer, including Francesca's Collection clothing and jewelry, Pink Bombshell women's apparel, Smoothie King and others.
Some type of gourmet hamburger restaurant, an artisan market and a sushi and martini bar are expected to join the mall soon.
Shoppers can expect to see about 60 tenants in all, including up to eight eateries and a Hyatt Place Hotel, when the mall is complete, Renaissance officials said.
But Renaissance of Ridgeland MS won't be whole until its focal feature is complete. It's under construction now. The three-tier 60-foot clock tower is being built at the axis of the two main cross streets of the mall.
Construction workers can be seen atop the structure, painting and adding other touches.
A rendering of the tower shows a a creme-colored structure with clock faces, an elegant balustrade on the second tier and a copper dome.
"I think it is a really nice focal point that helps add to the ambiance of the streetscape," Ridgeland, MS Alderman Chuck Gautier said, admiring the tower.

At the Mississippi Municipal League's 77th Annual Conference Excellence Awards Program, the City of Ridgeland, MS was presented with the Planning and Development Award (over 10,000 population) for the Ridgeland, MS Area Master Plan.
The Clarion-Ledger / MML Excellence Awards were presented on June 25 at the Mississippi Coast Coliseum and Convention Center in Biloxi. The City of Ridgeland was one of only three cities with population over 10,000 to win an award from the Clarion-Ledger and Mississippi Municipal League.
The other categories besides Ridgeland, MS winning category of Planning and Development were Public Safety and City Spirit.
Ridgeland, MS Mayor Gene McGee accepted the award, accompanied by Alan Hart, Director of Community Development, whose department oversaw the development of the Ridgeland , MS Area Master Plan. Moore Planning Group, Inc. provided consulting services to the project, and their President Patrick Moore was also present at the Awards Program. Master Plan Steering Committee members, City Aldermen and City staff members represented the community, elected officials and staff of the City of Ridgeland, MS during the award presentation.
"The presentation of this award by the Mississippi Municipal League recognizes Ridgeland Mississippi's Master Plan as an innovative and exemplary plan, dedicated to improving the quality of life in your city, " said National League of Cities Executive Director Donald J. Borut in a letter to Ridgeland Mississippi's Mayor Gene McGee.
The Ridgeland, MS Area Master Plan is a 100-page document that represents Ridgeland Mississippi's vision for the future. It is a planning tool complete with the most innovative concepts for sustainable growth and development that will help guide decisions for the next few decades. It is a citizen-based document where participation from the community was an integral part of its development. Ridgeland Mississippi's commitment to high quality development, conservation, connectivity and strong identity are just some of the elements of the Master Plan.

- Donate to Goodwill, Salvation Army, or Habitat for Humanity. Clean out the clutter and give away what you really don't need or want to move.
- List the most important things you must do before you leave your present home that will ensure a smooth transition to your new home. Set aside magazines, bills, and other recurring mail that you want to move with you to your new address. Visit the United.States Postal Service online to change your address.
- Pack travel items in compact compartments in travel size bags. Instead of packing the entire 250-size box of q-tips, place a small amount to get you to your new destination in a zip lock bag in your carry-on travel bag. Place travel-size personal items in with a few extra changes of clothing for each family member in a separate travel bag. If you have to stop overnight, you will appreciate carrying one small bag into the hotel instead of everyone's big suitcase. You may have to "wing it" the first night you arrive in your new city, and the more compact you have packed for everyone the easier it is to settle in.

- Label boxes by content and which room you want them to go to in your new home
- Do not pack flammable items, open containers (especially food items), jewelry or valuables for the moving company. Transport these items separately from your household goods.

- Take the time to walk through your old house one last time after everything has been moved out
- Check basements, attics, closets, cabinets, behind remaining window treatments, and garages for any items that movers may have missed.
- Try to be available when your movers are unloading your items. Photograph and report any damages.
- Point out the right location to those helping you unpack/unload boxes and furniture items.
- Watch out for anything that might cause someone to trip, fall, or hit their head on low hanging areas.
Take a Positive Attitude With You on the Journey
- Prepare children and pets for the move by making sure they have snacks, pillows and blankets, and an extra change of clothing. Young and older family members may need to stop more frequently for meals or restroom breaks. Comfortable people are happier people.
- Discuss any concerns or problems with the moving van driver before you get on the road. Try to establish an open line of communication with everyone involved in the move so there are no surprises.
