What are first time buyers looking for in a house? - 04/27/08 03:03 PM
I love to work with first time buyers. Some of them may not know what they are looking for in a house. They just know they do not want to rent any more and they will tell you what they are comfortable paying per month.
I pre qualify buyers and tell them that even if they may qualify for more , they should decide what they are comfortable paying and joke with them that they may still want to go to McDonalds sometimes.

Homes Priced Right Sell Quickly in our area , Sometimes with multiple offers. - 04/25/08 08:05 AM
In the last few weeks I have heard from a few agents that their buyer lost out on a house .
One was an agent who brought an offer on a listing of mine. Her buyers had made an offer on another house and someone had made a better offer.
I listed a single house under 300k and received  two offers.
I heard the same thing from some other agents in my office.
The one thing in common with these offers was that the homes were priced under $300,000.

There are several Mobile home parks in Bucks County.
I looked up the multiple listing this morning to see what is available.
There are 27 mobile  homes priced under $150,000.there is a 2 BR home in Penn Valley Mobile home park for $25,000 in Feasterville.
There is a 3 BR home in  Colonial heritage in Doylestown for $49,900.
Pennwood Crossing Morrisville has a mobile home for $59,900
Quiet Acres Sellersville has a 2 BR for $149,900.
Melody lakes in Quakertown has a home for $26,900.
Some of the other parks are Richland Meadows,Valley View, Eastern dawn MHP, Little Farm trailer park annd Buckingham Springs.

I do not actively market to expired listings. I have been thinking of doing it for some time so I looked up the mls this evening . I searched all listings in Bucks and Montgomery Counties that expired or were withdrawn in last 3 months.
I was shocked to see the number of homes that were either expired listings or withdrawn listings.
In Bucks County upto  500k  there were 337 withdrawn and 175 expireds
Between 500k and $1000,000 there were 105 withdrawn and 37 expireds.
In Montgomery County upto $500 k there were 500 withdrawn and 234 expireds

I read a report in the Intelligencer that Bucks County is among the best places in the sight seeing category in the upcoming Life Publication " Dream Destinations " The book will be in stores May 1.

At one time it used to be called Secretary's day but now it includes the entire administrative staff  and is called Administrative Professionals day. .

Warwick township announces Summer Concert series for 2008. - 04/18/08 07:13 PM
Warwick Township has announced the dates and names of performers / bands  for the Annual Summer Concert series. The concerts are held on the field behind the pavillion at the Community Park in Jamison. Concerts start at 7 pm and run for about an hour and a half.
Concerts are sponsored by Huntingdon Valley bank and a grant from Pa Council for the Arts. Randazzo's Pizza will be selling pizza by the slice for each concert. Please bring a blanket or chairs. In case of rain, the concert will be held at Bridge Valley Elementary School.

Registration for summer camps for residents and non- residents begins on Monday May 5th at 8 am.

What is the best time to have an open house in your area ? - 04/14/08 07:46 AM
I had an open house yesterday ( Sunday ) at a nice  3 Bedroom townhouse from 2 to 4 pm.
Five people came to the open house. Actually one of them came in  at 1.45 while I was setting up my brochures etc.
At the end of the open  house when I was taking down my signs  I met another agent who had an open house in the same neighborhood and we exchanged notes. She has 12 people. I have noticed homes priced under $300k have been selling . I looked up the multiple listing to look for homes under contract priced between $1000,000 and $2,000,000
Based on info in Trend there are 18 homes under contract with an average price of $1,507,388, highest price is $$1,999,000 and lowest is $1,019,000. these have been on the market for an average of 180 days. These do not include homes not listed and the information is subject to errors and omissions.
