Warminster township, Bucks County has homes in all price ranges . I looked up the mls to see real estate activity for April 2009 and saw that there were 7 homes that sold for under $200k.
There is a great condo community called Saxony Manor on York road. They have one and 2 bedroom units and a community pool.Units may be on first or second floor. There was a one bedroom unit that sold for $118,000.

Home Buyers ! Do you know What Happens if a Home does not appraise ? - 05/22/09 06:38 AM
The agreement of sale has a mortgage contingency clause and if the purchase depends on buyer obtaining financing with certain terms and rate and the property appraising at the sale price the buyer can probably renegotiate the price.
It is  a good idea to contact a good  attorney . If there is no appraisal clause it might be difficult for the buyer if the mortgage is approved. Sometimes if there is a large enough down payment the bank may not worry about the appraisal.

Depending on your energy level, age and your job it may take a few days or weeks.
Here are some tips.:
1. Call a charity and see when they pick up in your area. This will force you to get things ready for pick up on the scheduled date.
2. You can take things to the local Goodwill or other places in your community where they have collection bins.

I have come up with a new marketing idea for getting people to attend my open house when it rains. - 05/17/09 06:15 AM
I am sitting at my computer and looking outside and it is raining. I have an open house today and from past experience I do not expect many people . I like to be optimistic but this is in a 55plus community where I have not had much luck even in good weather.
I will still have to spend two hours there as I have advertised and you never know when someone will come or who the buyer will be.
I have not seen people advertise an open house with 'rain date' . But that is a thought.

Pulte built homes at Doylestown Station in Doylestown, Bucks County have various floor plans including some with first floor Main bedroom suites.
There are 6 active listings on the market based on information in mls. The lowest list price is $380,000 and highest list price is $449,000. These have been on the market for an average of 41 days.
One home is under contract pending settlement.It was on the market for 111 days and is listed at $399,900

There are 35 detached homes in Warminster township priced under $300,000.with atleast 3 bedrooms
19 of these have a garage.
11 homes have garage and basement.
11 of the 35 are ranch style homes.
11 of the 35 homes have atleast 2 full baths.

Warwick township, Bucks County, Pa is located in Central Bucks school district. www.cbsd.org
 
I looked up residential sales for April and this is what I found .
Based on information in Trendmls there were 13 homes that settled. These were on the market for an average of 112 days(days from date listed to date it went under contract for sale)
It does not include multi units, commercial property and sale by owners and homes not listed.It is subject to errors and omissions.
The lowest sale price was $162,000 The highest price was $745,000.

Do you pick up pennies ? - 05/10/09 06:53 AM
I came to America in 1975 and was always thrilled to find a penny. I would pick up the penny and hoped I would save enough to be able to visit India some day. Ofcourse it never happened. I never saved them and I don't think it even amounted to one dollar worth.
 
I have mixed feeling about picking up a penny. I have read about it being good luck  sometimes. I always forget whether it is supposed to be heads or tails. So as not to take chances I would not pick up pennies until recently.

Walgreens Photo Site is easy to use. - 05/09/09 06:07 AM
I use Walgreens to get prints . It is convenient and inexpensive. Until recently that is all I did with it.
The other day I was looking for a picture and found out that there are so many good features on this site.
We can create albums, and name and sort them and share them.
It offers online storage .
I have saved all my pictures on my hard drive and not yet saved them online though I have been thinking of doing it for some time.
