Why do sellers list their homes at a much higher price than recommended by their agent ?
Here are a few reasons :
1. " We can always reduce the price later "
2."We need the money to buy our next house."
3."Our neighbors got so much, our house is much better than theirs"
4."We paid xx dollars and should get more than what we paid."
5."We spent xx dollars on upgrades.  example :We paid 300K and spent 100k in upgrades.We should get $400k"

Realtors do not have to wait for media reports to see signs of a recovery. We see the signs of recovery in our market before it is reported.
Here are Four signs of recovery :
1. The phone starts to ring . ( not from telemarketers, but from consumers looking to buy or sell a home )

This is time of year when we are looking for gift ideas and a gift certificate to a restaurant is always appreciated.
We can use these for closing gifts, gifts to clients and to family and friends.

Free site to post your rental listing. - 11/25/09 06:21 AM
I came across a  free site where you can post a rental listing.
It is www.rentalads.com
If you want to post many listings then you may want to go for the paid version. But if you do rentals occasionally , this is a great site.
The listings are optimized so you get included in google, yahoo and msn seraches.You get to upload a photo of the listing. There are resorces for tenants.
I have a couple of listings so I am going to try one and then delete after a week and try another. Unless the system lets me post both … (10 comments)

Warrington Township Bucks County, Pa has some wonderful 55plus communities.
I looked up the multiple listing this morning and looked for homes under $500,000 with a garage.
There are 26 homes listed.
There are 7 homes at Bluestone Creek. A three bedroom , 4 year old home with a basement is listed at $279,900
There is a  5 year old house at Lamplighter Village listed at b$309,900.
There are homes being constructed at Villas of Lamplighter.
There is a one year old home at Meridian Valley Square for $349,900.There are other homes as well at higher price.

I looked up the multiple listing this morning and looked up townhomes for sale in Warwick township.
There are 27 homes listed in mls.
There are 5 homes in Stover Mill, lowest price is $213,900
2 homes in Mill ridge , lowest price $225,000
4 homes in Country Ceossing. Lowest is $244,700
6 homes in Warwick Greene. Lowest price is $249,000
3 homes in Deer Run.Lowest price is $299,500
2 homes in Windrush lowest price is $299,900
4 homes at Bridge Valley at Furlong , lowest price is $349,900
1 home at Yorktown for $369,900. This is a 55plus community.

Bensalem is strategically located in Bucks County.
The Pennsylvania turnpike has an  exit that is easily accessible in Bensalem.
I-95 and route US 1 is close by to many communities. You can go to Center City Philadelphia or Princeton, New Jersey using these routes.
Franklin Mills Mall with great outlet stores is within minutes of some communities.
Houses are affordable. I looked at the multiple listing and found 19 single homes priced under $200,000.

Winter Survival Kit for your Car - It is time to prepare for Winter weather. - 11/22/09 08:20 AM
I am not looking forward to winter and do not drive in bad weather. It is a liability I like to avoid and  I do not drive clients around in bad weather.
However I like to prepare for emergencies. I have made a list of items needed for the winter survival kit.
1. A small shovel .
2 Blankets.
3.Flashlights
4 cell phone and  charger
5.battery cables
6.de-icer for locks
7.Red cloth or flag
8 .kitty litter
9. some non perishable food item.

I looked up the multiple listing this morning and found 5 homes are listed for sale.
The lowest price is $215,500 for a 3 bedroom without a basement and highest price is $229,900 for a 3 bedroom home with a basement.

This site has other tools as well. It has a home affordability calculator, amortization calculator and more.
There are great tips on improving credit and a Q and A section from which we can learn just by reading what others have enquired about.

Stover Mill is a community of townhomes located in Warwick township, Bucks County. There are two and three bedroom homes and some have basements.
They are located in Central Bucks School district.
I looked at the multiple listing this morning and found 6 homes are available for sale. .
The lowest price is $179,900 for a bank owned home.It has 3 bedrooms, 2 baths and a basement.

FreeCycle.org is a great site where you can find almost anything you need . It is organized into local communities so you can register on the site for a location close by .
If you have things you no longer need just post it on the site and chances are you will find someone who can use it. They will come to your house by appointment and pick it up. Based on information in trendmls, our multiple listing service there were 31 homes that sold in October. This does not include homes not listed, sale by owners, commercial , multi units etc and is subject to errors and omissions.
