There are only 7 single homes in this price range.
4 of these have minimum 3 bedrooms,
2 of the 4 have a garage,

9 homes sold in last six months. The lowest sale price was $$77,450 and highest sale price was $239,500. These homes were on the market for an average of 232 days.

Stover Mill is a wonderful community of townhomes in Warwick township, Bucks County. They are located in Central Bucks School district.
There were 10 homes that sold in last six months. 9 of these settled between March 29 and June 28.This could be because of the home buyers tax credit.
Average original list price of these homes was $215,338. Average sale price was $205,915. Highest sale price was $230,000 and lowest sale price was $152,000. The homes were marketed for an average of 48 days.
There is one home pending settlement right now.

I looked up Trendmls for residential sales activity in Montgomery County in July 2010.
This is what I found :
Residentaial sales decreased by 37.4 percent in July 2010 comapred with sales in July 2009
There were 528 sales in July 2010 and 843 sales in July 2009.
The prices have increased 10.1 % in July 2010 comapred with prices in July 2009.
Average sales price in July 2010 was 340,545 and in July 2009 it was $309,388

Prepare your home for showings in 30 minutes. - 08/17/10 07:21 AM
When your home is on the market it is important that it shows well. There are certain things you can do to prepare your home for showings in 30 minutes.
1.As soon as you get up in the morning make the beds.
2.Load the dishwasher right away after meals and if you do not have a dishwasher, wash the dishes and use diposable paper products if necessary.
3.Hide dirty laundry in the washing machine . You can sort it out on wash day.

One of the joys of living in Bucks County is being able to get fresh produce at local Farmers Market.
There are Farmers Markets in many areas. If you visit Bucks County make it a point to stop by one of the Farmer's Markets in the area.

Three things that can affect the sale of Condos - 08/12/10 08:39 AM
It is getting to be difficult to sell condos these days. When we list condos we have to first of all make sure they are FHA approved and if they are not we can tell buyers before they make an offer.
Here are three things to consider when listing condos.
1.Check to see if FHA approved.We can check this online www.hud.gov and appropriate link
2.Investor ratio.
3.Number of home owners delinquent in paying the monthly dues.

Gwynedd Club condos are located close to Septa train station, Montgomeryville Mall, close to routes 202,309,463.
They have a swimming pool and tennis courts. There are different floor plans and homes vary in price accordingly. You can buy a one,two or three bedroom condo either on first floor or second floor.Some owners have rented these out. I saw a one bedroom and den condo yesterday that is rented for $950 dollars.
