Friday. Read several posts on Active Rain and commented on many of the posts.
I wrote one Market report post about a town in Bucks County. I emailed it to a few people.
Saturday. Christmas Eve. All the gifts are wrapped. I will spend time with Family . I am not going in to the office.
I replied to a few emails that I received . I also commented on AR posts and wrote one post.

2011 December . Last minute gifts, cards and donations. - 12/22/11 07:22 AM
Thursday December 22, 2011.
I usually write a note with my cards so it takes time . My cards say 'Happy Holidays' and' Happy New Year ' so I feel it is fine as long as people receive them by the New Year.
I write two more cards and put them out in my mail box.
I wrapped  a few gifts. I will take  a gift to the office for a staff member later today.
I wrote about two neighborhoods for my website.

I went to Walgreens and bought a few gifts  for  my farm area.( Pop Bys) They have holiday mugs for 79 cents and you can fill these with Hershey kisses or some candy. I love to shop there because of convenience for parking . I also bought small items that are great stocking stuffers that kids will love.
I made some calls to clients. It did not take long as no one was home. I just left messages on answering machines

December 16, 2011.
I just returned from an appointment . I provided the home owners free market evaluation of the home and said it may be different in spring. It will depend on the spring market.
They do not want to sell but were happy that I provided the service and said they will refer me to others. It is a beautiful property with great view and I had sold a house two doors away from this house several years ago.
Later I called a client of mine who is not feeling well and cheered her up.

Village of Neshaminy Falls is a wonderful active adult community in North wales Pa.
I looked up the mls today and found 23 homes listed for sale. The lowest price is 41,000 for a 3 bedroom, 2 bath ranch style home. It is 32 years old, home owner association fees are $468, there is a new home listed for $87,500. It has 2 bedrooms and 2 baths, There is a new 3 bedroom home for $125,900. There are many resales priced in $50k and $60k range

December 14. I have an appointment to do a market evaluation for a family. I looked up the comps and am prepared. It is a unique property and they do not want to list it but want to have an idea for personal reasons. They called me and said they want an appraisal not knowing the difference . I explained it and gave names of three appraisers. They asked if I could give them an idea for FREE and then they will get an appraisal in the spring.

December 13, 2011.
I usually prepare market reports for several townships in Bucks County and sometimes a few for Montgomery county. I have made a goal to  prepare them regularly in 2012.
I looked up the mls today and prepared market reports and compared the statistics for November with sales in October.
Some townships did better in November. I also noticed that there weren't many sales in some townships.
There are many homes pending settlement and these will settle in December and January and later.

The Intelligencer's Give a Christmas Campaign raises money for those who need help in central and upper Bucks county and parts of eastern montgomery county. Money raised is distributed through the Bucks county Opportunity council and Keystone opportunity center.

I looked at the advertisements from Walgreens and Kmart and got some great ideas for open house give aways.
They have ornaments on sale at 33% off and other items like pencils, stickers,puzzles and activity books for kids and candles and pot holders etc .
I purchased a few of these to hand out at open houses.
People love to receive freebies and I hope they will remember me when they go home.
I love to give little gifts to kids .

Heritage Creek is a wonderful 55plus community in Warwick township Bucks County.
The prices have gone up since last year and there is great demand,  especially for homes with a basement.
I looked up the mls and prepared a market report for November 2011.  I emailed it to prospects.
I am a Seniors real estate specialist and receive calls often for information. I would like buyers to know that prices have gone up so they should not wait for it to bottom out. I would like sellers to know that if prices right , their home will sell.

December blogging challenge. Advertising costs for the year 2011.
I looked at my credit card bills to see how much I spent on advertising in the newspaper.
I was amazed at the amount. I hold open houses almost every weekend and advertise in the newspaper . I have to figure out how to reduce the expenses.
I have come up with a way to do so. I will use fewer lines in the ads and instead write a link for them to click and see if it works.

I have helped many people find rentals. I receive calls for rentals even when I do not have a rental listing that suits their needs because people find me online. There are many agents who do not do rentals .
I made a list of renters .
I emailed my tenants and asked them if they would like to continue to rent.

I got an email  from a buyer from out of town. They are relocating to our area and do not know which areas to consider.
I asked them their requirements and their budget and emailed them listings that  may suit them.
They have their home for sale and will use the proceeds from the sale.
Philadelphia and suburbs are nice places to live . There are so many communities that they should look at.

December 2, 2011. New Flyers for my listing.
I have a great listing in Morrisville, Bucks County Pa. 
I updated listing information in mls and printed new flyers and business cards .
I plan to drop them off at some local businesses who allow me to do so.
I also renewed it on some internet sites .
I reposted on Craigs List and emailed the listing to an agent who has shown the home  a few times and helps me  in selling in Morrisville. I called agents who showed it in the past.
