home inspection: What can an agent do if buyer waives home inspection?

I always encourage buyers to have a home inspection. Even if it is an AS IS sale I tell them that they can find out about all the material defects an can determine if they want to buy the house. I also tell them to get the radon test. A radon test costs about $125 in my area but if there is radon , the mitigation has cost about $1000 on average on the homes that I have sold.. I received an email recently from a prospect who is looking at fixer uppers. I always advice buyers to get a home inspection done by qualified inspectors. The inspector will check physical condition of the property and also the mechanical systems. He will give you an idea of remaining useful life of major systems like electric, plumbing, heater,roof and air conditioning and recommend what items need repair or replacement. First time buyers have to look for ways to save money when they buy their home, but please do not try to save by not getting a home inspection done. The bank appraiser does not inspect the house . He looks at the value of the house. Ask your friends and agent for recommendation of a good inspector and check out the inspector's web site as well. A good home inspector will look at all the major components and also suggest maintenance items. He will give you tips on taking care of the home and appliances.
