      <description>&lt;p&gt;I was reading the December 2008 issue of Money magazine and came across a great quote by Warren Buffett.&amp;nbsp; In the article he's talking about buying shares of American companies that are high quality, but beaten down and affordable.&amp;nbsp; One could take this same quote and apply it to the housing industry.&lt;/p&gt;

      <title>FHA Sources of Down Payment</title>
      <description>&lt;p&gt;&lt;strong&gt;Gift funds&lt;/strong&gt; - May be used for 100% of the borrower's closing costs and down payment - eligible donors include close relatives, a close friend with a clearly defined interest in the borrower, a corporation established for charitable purposes, a borrower's employer or labor union, Federal, State or Local Government agency.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Cash from private savings clubs&lt;/strong&gt; - Savings clubs established and used by various ethnic groups.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Commission from sale&lt;/strong&gt; - A licensed Realtor may use commission income from the sale of the property being purchased.&amp;nbsp; If the borrower is a licensed real estate agent entitled to a real estate commission from the sale of the property being purchased, those funds may be used as part of the cash investment, a letter from the Real Estate Agency must state how much will be credited to the Sales Agent (after any commission split or deduction of other fees) at closing on the HUD-1.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bridal Registry&lt;/strong&gt; - Monetary gifts from friends and family - not restricted to couples getting married but can be applied to situations where such gifts typically are received.&amp;nbsp; Only "first-time" homebuyers are eligible for this program.&lt;/p&gt;

      <description>&lt;p&gt;I was reading through a stack of bulletins I've received this week on product updates and this one stood out the most.&amp;nbsp; Effective January 20, 2009 USDA is changing how they calculate household income.&amp;nbsp; Currently they use eight different categories, but come January 20th they're going to two.&amp;nbsp; It's not finalized yet, but as long as anyone doesn't object by January 5th it's&amp;nbsp;a done deal.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Below is the new income limits for Hillsborough &amp;amp; Pasco counties in Florida.&lt;/p&gt;

      <description>&lt;p&gt;This is a new program for borrowers at risk of default and foreclosure.&amp;nbsp; The program provides new, 30-year, fixed rate mortgages that are insured by the Federal Housing Authority (FHA).&amp;nbsp; H4H is voluntary.&amp;nbsp; Both lender(s) and borrower(s) must agree to participate.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When does H4H begin?: &lt;/strong&gt;The program begins October 1, 2008 and ends September 30, 2011.&lt;/p&gt;

&lt;li&gt;As of March 2008, your total monthly mortgage payments due were more than 31 percent of your gross monthly income.&lt;/li&gt;
&lt;li&gt;You certify that you have not been convicted of fraud in the past 10 years, intentionally defaulted on debts; and did not knowingly or willingly provide material false information to obtain existing mortgage(s).&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Who should I contact?: &lt;/strong&gt;FHA does not accept loan applications.&amp;nbsp; Borrowers seeking help should contact their lender, another FHA-approved lender, or a housing counselor to apply or learn more about their options.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How much can I borrow?:&lt;/strong&gt; Your new H4H mortgage will be no more than 90% of the new appraised value of your home with the lender essentially writing down your current mortgage to that amount.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What costs do I have to pay?: &lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;The new mortgage, if approved, will replace all of the current mortgages on your home.&amp;nbsp; You will not owe any payments, fees or debts on the mortgages you now hold.&lt;/li&gt;
&lt;li&gt;You must agree to share both the equity created at the beginning of this new mortgage and a portion of any future appreciation in the value of your home.&lt;/li&gt;
&lt;li&gt;In addition to any upfront mortgage insurance payment 3%, you will pay a 1.5% annual mortgage insurance premium on your outstanding mortgage balance.&amp;nbsp; This premium will be included in your monthly payments.&lt;/li&gt;
&lt;li&gt;You will need to pay closing costs on the loan.&amp;nbsp; &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;What will my rate be?: &lt;/strong&gt;The interest rate for the new mortgage will be based on current market interest rates and will be provided by the lender.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I currently have a second mortgage.&amp;nbsp; If needed, can I take out a second mortgage under this program?: &lt;/strong&gt;You cannot take out a second mortgage for the first five years of the loan, except under certain circumstances for emergency repairs.&lt;/p&gt;

      <title>FHA - Converting Existing Homes to Rentals</title>
      <description>&lt;p&gt;Recently, FHA &amp;amp; others in the mortgage industry have observed an increasing number of homeowners who have chosen to vacate their existing principal residence and purchase a new residence.&lt;/p&gt;
&lt;p&gt;Effective immediately FHA is instituting underwriting guidance designed to assure that the homebuyer can make payments on the full debt of both mortgages.&amp;nbsp; The underwriting analysis may &lt;em&gt;&lt;strong&gt;not &lt;/strong&gt;&lt;/em&gt;consider any rental income from the property being vacated except under two circumstances.&amp;nbsp; The exclusion of rental income from the property being vacated is temporary while FHA further analyzes the situation.&amp;nbsp; This guidance is directed to preventing the practice known as "buy and bail".&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Exceptions:&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Rental income on the property being vacated may be considered in the underwriting analysis under the following circumstances.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Relocation's:&lt;/span&gt;&lt;/strong&gt;The homebuyer is relocating with a new employer, or being transferred by the current employer to an area not within reasonable distance.&amp;nbsp; A fully executed lease agreement of at least one year's duration after the loan closed is required.&amp;nbsp; FHA recommends underwriters obtain evidence of security deposit and/or proof of first month's rent was paid.&lt;/li&gt;
