This is a great family home with 4 bedrooms, 3 full baths, grand "open" floor plan, 2 car detached garage with pool, hot tub, and a Pool House complete with its own full bath and kitchenette located in a quiet neighborhood in Northridge, CA.
You would think that the description alone would sell the house by itself. But this Developer knew that the "grand" open floor plan would be confusing to most Northridge Buyers, and while the home definitely had its ammenaties, it also had its challenges. My Company was recently contacted by gentleman who was in desperate need of setting up a new new home for himself and his 2 young daughters. He was referred to us by a Realtor Friend who had recently used our services to Stage a Topanga Canyon home for sale. Knowing how quickly we were able to respond to her and the excellent service she had received to Stage her listing; she suggested that he contact us to Stage his home to LIVE.
Contacted on a Thursday morning; we heard his plight and agreed to meet later that same evening.

Some Interior Designs or Home Stagers will literally start a design plan "from the rug up". An area rug anchors a room, defines living spaces and how they are used as well as sets the mood or feeling of the lifestyle to be enjoyed in the space. This is a great example of how a RUG can completely change the entire feeling of a room.

Sometimes the most important feelings that can be invoked in a Buyer as they tour a home can get lost while trying to photograph an entire room. While Staging Homes in the Los Angeles and Ventura County areas, My Company attends to all the "little" details that buyers will respond to.
You can imagine what Buyers would be feeling while touring these homes, just with one, simple picture.

... a NEW color that it is. A GOOD color that I never would have thought of... and quite frankly never planned on using. Yet somehow it was destiny and all fell into place. Initially Our Home Staging plan was to on use plum as the accent color for Staging this Sherman Oaks home, because I was told by my furniture vendor that the sofas (which I had never used before) were plum. Ahhhh Mirrors: ya gotta love them. They make the rooms look bigger, reflect amazing views, they can double the impact of artwork or balance the weight of a heavy fireplace or wall treatment.
But they can be a royal pain in the you-know-what when it comes time to take pictures for MLS or of finished Home Staging projects.
What inspired this post was when I was trying to get a great shot of a Master Bathroom we Staged this past week and just couldn't seem to get that "JUST right" picture - so I was trying different angles.... and … (22 comments)

One request that seems to be on the wish-list of every Buyer today is an "Open Floor Plan".
Often times though the first thing a Buyer will say once they are SHOWN an open floor plan is, "Where does my ______ go?" You can fill in the blank, because they are left wondering about everything simply because they don't know where they would place their sofa, desk, TV, etc. simply because "walls" seem to be ingrained into our human Psyche. Lofts and Condos are no different, and typically command higher asking prices with healthy monthly HOA Fees.

This family home in Encino, CA is located on a quiet, tree lined street. Has an ample sized back yard, but a very "odd" floor plan. Or that is how it was explained to us by the Listing Realtor when Platinum Home Staging, Inc. was called in to Stage this home.
