Ahhhh Mirrors: ya gotta love them. They make the rooms look bigger, reflect amazing views, they can double the impact of artwork or balance the weight of a heavy fireplace or wall treatment.
But they can be a royal pain in the you-know-what when it comes time to take pictures for MLS or of finished Home Staging projects.
What inspired this post was when I was trying to get a great shot of a Master Bathroom we Staged this past week and just couldn't seem to get that "JUST right" picture - so I was trying different angles.... and … (22 comments)

It all began when the Listing Realtor contacted us to perform a Home Staging Consultation for this new listing. It's a beautiful Westlake Village family pool home with a multi level floor plan; 5 bedrooms and 4 full baths. Although the Sellers had already "decluttered" per the Realtors suggestion from the numerous family photos and nick-knacks, this is what we walked in to see.
Still lots of "clutter" and personal photos. So we walked the home with them and made several suggestions regarding paint colors, personal items and photos, furniture arrangement, etc and within 24 hours presented them with a detailed 6 page room-by-room road-map … (20 comments)

I could have cropped this picture down but I wanted to show the true SIZE and SCALEof this massive inset mirror. Yep, that's me with the flash standing all the way back at the front door. The previous owners installed this and the current owners have never liked it; yet never knew what to do with it. I know it's good Feng Shui to have a mirror facing the entrance of the front door, but this is over-kill.

Some might say, "Price will sell anything." - I respectfully disagree. Try saying that to the Home Owner who had his semi-vacant home on the market for the last 3 YEARS and saw over $700,000 in price reductions. Yet once it was Staged, sold in less than 2 weeks.
Some might try to say, "It's a fad, a home should look and feel lived in." - I respectfully disagree. Try telling that to the Seller whose college daughter has her dental floss delicates dangling from every faucet, knob and fixture in the bathroom like she was decorating a holiday tree.

A few weeks ago my Company was contacted by a wonderful couple who were getting ready to sell their Ventura Keys home. The home is steps away from the beach and has a HUGE, deep water boat dock with direct water access to the Ventura Marina. Referred to us by their Realtor, these Sellers have spent some years on the water sailing and now want to retire to a local golfing community. One thing that both Sellers and their Realtor agreed on was that their home didn't have that "WOW" factor to appeal to potential Buyers OR be viewed as a "must see" listing on the Internet.

I know this has happened to every Home Stager who has been in the business for a period of time, and although inevitably it will happen again, it always leaves an ever-so-slight sting when we get the call. "Custom" seems to be a buzz word when selling a home in any market; "Custom Home", "Custom Finishes" or "Custom Designed".... Usually this means, "Not a tract home that looks like every third house on the street", however it can also mean, "Designed for a specific taste, which you may love...or not".
Builders like to add those one-of-a-kind touches to their properties to give them that WOW factor, to set them apart and make them memorable. This can definitely work for them, and sometimes against them when selling the home.
