home staging calabasas: A Stager's Advice to Realtors - 07/08/10 03:28 PM
I couldn't have said it better myself, but since I didn't; I'll pass along the wisdom.

Via Patsy Overton (Stage, Show & SELL Home Staging Co. Atlanta, Georgia):
A Stager's Advice to Realtors
Lately I've been on the agent circuit, having done recent home staging presentations for local Keller Williams, Re/Max and Prudential GA Realty offices.  On the third presentation I realized that there are several key points that I always emphasize when I have the chance.  I'd like to share them with you.  Here they are:
Never lose sight of the fact that the photos you post to your listings are infinitely … (1 comments)

home staging calabasas: On the Market for 3 YEARS ~ Staged and in Escrow in Less Than 2 WEEKS! - 03/28/10 11:36 AM
This home is located in a VERY exclusive gated community ~ so exclusive that most people in the Los Angeles area have never even heard of it unless they have been invited behind the gates by a resident.  Most homes in this community range between $4M - $15M, ultra tight gate security and fantastic schools. So one would think that any buyer would jump on a home listed UNDER $2M?! Right?!
The golden rule of Real Estate: buy the least expensive house in the best neighborhood

However in this case, this house went for 3 YEARS on the market, over $700,000 in price … (25 comments)

home staging calabasas: :::Don't Make Your Buyers Hit a Brick Wall::: - 03/08/10 05:41 PM
Often times when opening the front door to a home or condo there is typically an "entry" area.  The area that welcomes Potential Buyers with maybe a small table, artwork, plant, etc. and leads them to the next room or area of the home.  This "entry" may also be the "Landing Spot" for the Realtor's marketing brochures or other Realtors to leave their cards.    While other homes might have wide open spaces, grand stair cases and vaulted ceiling; there is still usually a small table or the like as described.  This was not the case on this home...

home staging calabasas: ~ The Eye Gets Used to What it Sees Every Day ~ - 03/06/10 10:55 AM
This is a prime example of what happens to the sub-conscious when the eye "sees" something every day and therefore, after time the object then fades into the background no longer becoming something of importance.  In layman's terms: the eye & subconscious becomes "used to" what it sees every day. The stack of bills and paperwork covering the workspace, the millions of magnets covering the refrigerator, the IV Saline drip in the laundry room. (insert record scratch here)

Yes, my Company was called in a few weeks ago to do a Home Staging bid on a multi-million dollar home that has … (16 comments)

home staging calabasas: Think of it as a $100,000 Home Selling stimulus Package - 02/11/09 06:50 PM
Based on statistics of my company, we have injected OVER $100,000 into the economy and we didn't need the President, Senate or the House of Representatives to do it!   How?  Simple mathematics and smart partnerships. Despite the fact that there is over a 10 month inventory of homes for sale in Southern California, our smart partnerships with Realtors, Home Owners and Developers, our homes are still selling within an average of 8 weeks (although some in just days) So for example purposes, today I'm going to use an average of 3 months.   *Assisting a Developer get his remodeled, multi-million dollar home SOLD … (9 comments)

home staging calabasas: I've been having an affair... - 09/12/08 09:47 AM
I wanted to confess and share openly here that I have been having an affair.  My better half,  Platinum Home Staging, Inc. had some inkling I'm sure...  Being gone all day and not answering the phone,  ignoring my text messages until the next morning, actually "passing" on some jobs because I, "already have plans...."
But here it is, out there for all to see, and I'm afraid that PHS, Inc. is just going to have to be OK with this "other" party..... It has been taking all my free time, even when I thought my business  was "slow" and waiting for … (21 comments)

home staging calabasas: Oh, how I love my Vendors, let me count the ways.... - 07/08/08 09:08 PM
Really, I LOVE my Vendors, with a capitol V, and wanted to share with everyone just HOW IMPORTANT your vendors are to your business.  Your Vendors can make or break your business, and HOW?!?!
If your vendors are treated with disrespect, they will let you know it.  Most likely not to your face, but how they handle their own business with you.  For example:
If your vendors don't return your calls, are usually late to appointments, seem to charge "too much" (all the time), don't do a great job and have that perfectly-fine-by-them attitude - most likely your vendors are not … (7 comments)

home staging calabasas: Your Broker wants me to use WHAT!? Please, say it isn’t so! - 04/19/08 08:11 PM
I'm currently working on a project that Janice Sutton threw my way (Thank you, Janice!) which involves another high end home in The Oaks, in Calabasas, CA. I am very familiar with this neighborhood, and have done several homes "behind the gates".  Let me set the preverbal "stage" for you. The Oaks community is set in a beautiful, guard gated community that welcomes you with a water fountain featuring of a family of deer.  It is the ONLY community in CA, which actually has a SECOND GATED community within the gated community - so I'm sure you catch my drift at … (19 comments)
