This is a great family home with 4 bedrooms, 3 full baths, grand "open" floor plan, 2 car detached garage with pool, hot tub, and a Pool House complete with its own full bath and kitchenette located in a quiet neighborhood in Northridge, CA. You would think that the description alone would sell the house by itself. But this Developer knew that the "grand" open floor plan would be confusing to most Northridge Buyers, and while the home definitely had its ammenaties, it also had its challenges. There it was..... staring at us like it was taunting us.... a banana-yellow, velvet sofa.... Yet, somehow..... some way.... we needed to "make it work". You see, these sellers were a brother and sister team selling their parents home who had recently passed. They had already spent a substantial amount of money repainting the entire home which involved removal of wallpaper from EVERY room of the home as well as all new flooring through out. A few weeks ago my Company was contacted by a wonderful couple who were getting ready to sell their Ventura Keys home. The home is steps away from the beach and has a HUGE, deep water boat dock with direct water access to the Ventura Marina. Referred to us by their Realtor, these Sellers have spent some years on the water sailing and now want to retire to a local golfing community. One thing that both Sellers and their Realtor agreed on was that their home didn't have that "WOW" factor to appeal to potential Buyers OR be viewed as a "must see" listing on the Internet.

Upon entering this house as a Buyer looking for a home, where would you go from here? Human nature would say, "To the left, that's where the living spaces are." However in this home the floor plan is flipped. Guest bedrooms are on the 1st floor, the Kitchen, Living spaces and Master bedroom are actually located on the 2nd floor. Many Professional Stagers have been posing the question of "Do I or don't I" partner or work with fellow Stagers in my area? Here in SoCal I believe that there are quite a few of us that have embraced the fact that, although we may at times be competing for the same business, it only drives the industry forward and betters ourselves amongst the business mindset. Whether you "hire" another Stager to help on a project, or have the karma mindset of scratch-my-back-and-I'll-scratch-yours mentality, it can only help but benefit BOTH parties.
