One request that seems to be on the wish-list of every Buyer today is an "Open Floor Plan".
Often times though the first thing a Buyer will say once they are SHOWN an open floor plan is, "Where does my ______ go?" You can fill in the blank, because they are left wondering about everything simply because they don't know where they would place their sofa, desk, TV, etc. simply because "walls" seem to be ingrained into our human Psyche. Lofts and Condos are no different, and typically command higher asking prices with healthy monthly HOA Fees.

That's right. We barely had time to breath and even review our pictures of this home that my Company just staged last week, when we got the call, "We had several offers on the house and the one we opened escrow with looks like they want to close next week. Will that be a problem to de-Stage that quickly?" Needless to say we were thrilled, and of course our answer was , "No problem at all!"

It all began when the Listing Realtor contacted us to perform a Home Staging Consultation for this new listing. It's a beautiful Westlake Village family pool home with a multi level floor plan; 5 bedrooms and 4 full baths. Although the Sellers had already "decluttered" per the Realtors suggestion from the numerous family photos and nick-knacks, this is what we walked in to see.
Still lots of "clutter" and personal photos. So we walked the home with them and made several suggestions regarding paint colors, personal items and photos, furniture arrangement, etc and within 24 hours presented them with a detailed 6 page room-by-room road-map … (20 comments)

This Interior Design project is in conjunction with a previous blog, From Pepto Pink to Classic Cool. This is the main living room of the Westwood, CA 1950's Bungalow complete with original, 3″ (although very matted down) shag carpeting. The owners wouldn't even consider bringing their young toddler into the house until this was gone for fear of what "was living" in the carpeting. But what these first time home buyers COULD see was the home's potential. GREAT coffered ceilings, huge windows, large living space.

To say that Platinum Home Staging, Inc. does "home staging" is self explanatory, but our Design Team can also assist in remodels and upgrades, finishes, space planning as well as Interior Decor. This is the home of a young couple who were first time home buyers and bought a classic 1950's bungalow in Westwood, CA. Sometimes Home Staging can be simple mathematics: addition and subtraction. In this case, Platinum Home Staging, Inc. was called by the Home Owners to Stage their beautiful newly constructed Tuscan Villa located on the Westlake Village Island. They needed additional space for their additional grandchildren to come visit (seems they hadn't thought about their children multiplying so quickly).
So to maximize the results of the equation, we stuck to simple mathematics:
By subtracting the negative spaces and clutter, and adding drama and focal points.

We all have them. Piles of pillows that are either old, stained, faded or we bought for our inventory, "because they were such a great price" yet never to be used in an actual home. You know what I'm talking about. Don't deny it.
But here is an "A-HA!" moment I wanted to share.
For ZERO $$$, I practiced what I preach and used my good ol' fashion elbow greese (and a sewing machine) to revamp my pillow inventory rather than toss them, buy new slip covers or even to donate them only to then have to go BUY even more pillows.

Platinum Home Staging, Inc. hasn't done many Home Stagings in Moorpark, CA. Sure we do the occasional Re-Design or Consultation, but the real reason I believe, in my humble opinion, is because HOMES ARE SELLING within 30 DAYS on average! Yes, we have foreclosures. Yes, we have over 100 homes on the market at any given time. But when we were called to a home for a Staging bid right in our own back yard, we decided to "pass".
WHY?! You ask?
The Realtor believes in Staging, but the Home Owners Don't.

Earlier this year, you couldn't turn on the radio without hearing, "California is going through a major water shortage, start conserving now." I'm not sure what stopped those messages from airing, nor do I know if they were being broadcast in other areas outside of Southern CA. What I DO know is that there is still a GRAVE water shortage: even more so than even I was aware of until just recent days.

Who would have thought that your grandma's tea cups on the walls in the kitchen, the metallic floral or the burlesque velvet wallpapers would be back "in"?
OK - maybe none of the above, but the wallpapers of today are very cool and are VERY much the new and hot "in" option to simply painting your walls. Many Professional Stagers have been posing the question of "Do I or don't I" partner or work with fellow Stagers in my area? Here in SoCal I believe that there are quite a few of us that have embraced the fact that, although we may at times be competing for the same business, it only drives the industry forward and betters ourselves amongst the business mindset.
