ventura home staging: Do You "Point & Delegate"? Or "Get Down & Dirty"? - 09/15/11 07:39 AM
So many times we hear advertising that Home Staging is, “Easy!” or “Not hard work….” yet time and again our Clients (even our furniture movers) are amazed when they enter a home we are in the midst of Staging and see US not only carrying heavy bins filled with accessories, books or bedding; but watch US move a sofa across the room in the blink of an eye. We are not “Point and delegate” Home Stagers. We want it done, and we want it done right – the first time.
Case in point: although this was an Interior Design job rather … (6 comments)

ventura home staging: How We Made a Banana-Yellow Velvet Sofa WORK! - 11/01/10 03:47 PM
There it was..... staring at us like it was taunting us....  a banana-yellow, velvet sofa....

Yet, somehow..... some way.... we needed to "make it work".
You see, these sellers were a brother and sister team selling their parents home who had recently passed. They had already spent a substantial amount of money repainting the entire home which involved removal of wallpaper from EVERY room of the home as well as all new flooring through out. Once it came time to actually list the home, they didn't have the funding to be able to bring in new furniture to Stage the home, so my … (83 comments)

ventura home staging: Sellers- Are you playing the Wait and See Game? 3 Reasons why you should Stage your house first! - 09/19/10 04:10 AM
Perfectly put.  Although this was written by a Fellow Home Stager in FL, it rings true in ANY market.  Yes, even here in Los Angeles and ventura Counties.

Sellers- Are you playing the Wait and See Game before you Stage your house?  You know what I mean: "I'll put it on the market for a month and see what happens.  If it doesn't sell, then I might consider staging."

Here are THREE REASONS why you should STAGE your house BEFORE you place that FOR SALE sign in your front yard!

1.  You can't sell a house if no … (1 comments)

ventura home staging: Time to Get Your Close-Ups! - 09/05/10 03:49 AM

Sometimes the most important feelings that can be invoked in a Buyer as they tour a home can get lost while trying to photograph an entire room. While Staging Homes in the Los Angeles and Ventura County areas, My Company attends to all the "little" details that buyers will respond to.
You can imagine what Buyers would be feeling while touring these homes, just with one, simple picture.

Don't be afraid to get artistic with your camera, your lenses, your angles.  You might just surprise yourself at what you can capture through your camera.

ventura home staging: Home Staging Books - 08/15/10 06:24 AM
This is a quick perspective on Home Staging books. No, I'm not talking about books which teach you how to Stage your home, or even about how to become a home stager - I'm talking about how to USE books to Stage a home.

We all know books can, and should, be used when Staging built in shelving units, but here are a few other ideas on how you can inexpensively use books to help Stage your Homes to sell and fill space without sending a bundle of $$$ at the accessory store.

ventura home staging: A Stager's Advice to Realtors - 07/08/10 08:28 AM
I couldn't have said it better myself, but since I didn't; I'll pass along the wisdom.

A Stager's Advice to Realtors
Lately I've been on the agent circuit, having done recent home staging presentations for local Keller Williams, Re/Max and Prudential GA Realty offices.  On the third presentation I realized that there are several key points that I always emphasize when I have the chance.  I'd like to share them with you.  Here they are:
Never lose sight of the fact that the photos you post to your listings are infinitely more important than the VTs.  Why?  Because buyers shopping on the … (1 comments)

ventura home staging: Those Sellers: They Say the Dandiest Things! - 06/19/10 09:08 AM
"I'm just a guest who is 'house sitting' for the new owners who are on vacation.  They might walk in any day and I want them to be amazed at how beautiful their home is..."
I thought this was IS an amazing mindset for a Home Owner who is selling their home to have. This was said to us while My Company  while Staging a beautiful family home in Simi Valley, CA.  This isn't the first time we have been intrigued by comments from our Clients, and just goes to show us that we can all learn something new, from each other, every … (6 comments)

ventura home staging: Home Staging and the Generic Can of Beer - 05/15/10 12:33 PM

You're thirsty, you want something cold and you decide to hit the local store and grab yourself a drink. You turn the down the aisle and find a wall of seemingly hundreds of different choices from water to juice drinks to wine and beer, in this case, you opt for the beer.
But is this the first one you grab? Sure it's cheap, probably gets you the same results, but is it what you want to spend your money on?

So you look a little further, and actually take a step back and survey the entire isle. You suddenly feel overwhelmed … (10 comments)

ventura home staging: Let's Respectfully Agree to Disagree; Shall We? - 04/13/10 04:05 PM
Some might say, "Price will sell anything." - I respectfully disagree.  Try saying that to the Home Owner who had his semi-vacant home on the market for the last 3 YEARS and saw over $700,000 in price reductions.  Yet once it was Staged, sold in less than 2 weeks.
Some might try to say, "It's a fad, a home should look and feel lived in." - I respectfully disagree. Try telling that to the Seller whose college daughter has her dental floss delicates dangling from every faucet, knob and fixture in the bathroom like she was decorating a holiday tree.
Some might even say, … (41 comments)

ventura home staging: Home Staging Definitely "Leads" Buyers - 03/12/09 02:27 AM

Upon entering this house as a Buyer looking for a home, where would you go from here?  Human nature would say, "To the left, that's where the living spaces are."  However in this home the floor plan is flipped. Guest bedrooms are on the 1st floor, the Kitchen, Living spaces and Master bedroom are actually located on the 2nd floor.

Following their instincts, Buyers and Realtors when looking for a huge kitchen and living room would immediately turn left to three empty bedrooms, and were a bit befuddled.   Once Buyers and Realtors DID go up the stairs this … (7 comments)
