Westchester County Property Taxes... - 03/28/11 01:26 PM
Most prospective buyers ask what the property taxes are before purchasing a home because they assume that they will inherit the same tax obligations. However, the tax rate changes every year because new equalization rates are set annually by the State of New York. The municipality then multiplies the appropriate equalization rate with the assessed value of your new home to come up with the amount on your property tax bill. The assessment value, on the other hand, is likely the only thing which hasn't changed... unless it has been properly grieved (assessment value reduction)... or there were improvements made to the home(assessment value increase). Should you

Mortgage Interest & Property Tax Deductions... - 03/25/11 06:31 PM
The most important tax benefit impact of homeowner ship is that the IRS and most state governments allow you to deduct, within certain limits, mortgage interest and property taxes when you file your annual income tax return. When you file your Federal IRS Form 1040, the mortgage interest and property taxes on your home are itemized deductions. On mortgage loans you are taking out now, you may deduct the interest on the first $1,000,000 of debt as well as all of the property taxes. The nice folks at the IRS also allow you to deduct the interest costs on a home equity loan

Green Living & Water Purification... - 03/25/11 06:22 PM
The safety of water in the developed world has grown by leaps and bounds over the last century. And while many countries, unfortunately, still deal daily with issues of water contamination, most Americans have access to clean water. This luxury, however, may have caused some level of complacency concerning what goes into our water and thus into our bodies. The copious amount of prescription drugs, bacteria, and hazardous chemicals (detergents, bleaches, etc) that are dumped into the water supply each day increases exponentially as our population grows. If the system works correctly, these chemicals are identified and processed out before water

Buying a home is most likely one of the largest financial commitments you'll ever make. And if you don't go about it the right way it can cost you dearly. Here are the most costly home buying mistakes: Trying to find the market bottomNo doubt, the real estate market has been trending lower for a number of years now. As a result many home buyers are paralyzed because they fear they are paying to much and sellers are on the sidelines because many of them owe more on their homes then they are worth. Remember, buyers: Home prices are just one factor in how much a home will cost per month. The

Your Prequalification Letter... Your Home Buying Passport... - 03/20/11 11:22 PM
Going through the preapproval process is a sign of your seriousness to house sellers... it kind of places a Lender's Seal of Approval on you. A lender's preapproval letter is considerably stronger than a prequalification letter. In the event where more than one prospective buyer bids on a home at the same time, buyers who have been preapproved for a loan have a strong advantage over buyers who haven't been proven creditworthy. It also helps potential buyers to focus on properties they are able to afford Lenders don't charge for prequalification. Given the extra work involved, some lenders do charge for preapproval. Many lenders, however, offer

Do You Believe Your Agent To Be Your Enemy? - 03/19/11 11:15 PM
One of the biggest fallacies is viewing your agent as your adversary. Some buyers think that the less their agent knows about them, the better. Such buyers believe that, after agents know why they want to buy and how much cash they have, the agents will somehow magically manipulate them into spending more than they can afford.

Rental Apartment Market Report... - 03/09/11 12:47 PM
For the first time in years, the apartment rental market is beginning to experience signs of recovery as the U.S. economy slowly begins to strengthen. Plans For Fannie & Freddie... How About Plans For The Banking System First! - 03/08/11 12:27 PM
I certainly hope that our elected officials are aware that banks and other lenders are still not ready for this... first they must find and implement meaningful and workable reforms for the banking and lending industry and then they can relinquish this market to the private sector again... banks / lenders also need to be forced to streamline and standardize their lending systems and methods... including short sales and foreclosures... what has been going on for the past few years is just not acceptable anymore... What is your take on this?

What You Need To Look For In A Real Estate Professional... - 03/03/11 03:44 PM
Let's face it - in today's challenging economy, every penny you can save matters. That's why some home owners are trying to do it on their own when it comes time to sell their home. However, according to recent surveys conducted by Multiple Listing Services, the vast majority of consumers say working with a real estate professional makes the most sense... especially in today's difficult market. As these surveys reveal, today's consumers recognize this is not the time to complete a real estate transaction on their own, and are placing a stronger emphasis on an agent's professional skills. As such, the following criteria were ranked

Current Refinance & Loan Modification Options... - 03/02/11 06:58 PM
In today's housing market, many home owners have experienced a decrease in their home's value and may now owe more than their homes than what they are valued at. While this situation most likely will work itself out over time as home values begin to rise again it may still be a good idea to look into your refi and loan modification options. Here are some of the options out there: Home Affordable Refinance Program (HARP) FHA Refinance for Borrowers in Negative Equity (FHA Short Refi) Treasury/FHA Second Lien Program (FHA2LP) Principal Reduction Alternative (PRA) Housing Finance Agency Innovation Fund for the Hardest Hit Housing Markets (HHF)

Please, do not wait til it gets really warm which will draw buyers out of their winter hiatus. The competition will be fierce and only well groomed homes presented at the right price will get offers. The rest might get viewings but will just languish on the market. Remember, we are still in a buyers market where there is an over-supply of homes and buyers can afford to be very choosy.
