restyled to sell home staging nj: Five (5) SIMPLE Must Do's When Preparing to Sell Your Home!! - 11/14/09 10:20 AM
I have always said this in the past and it still holds true today. The worst thing a client can do when selling their home is NOTHING!! Even a little preparation can go a long way. Over the past several weeks we have had the opportunity to work with many sellers in the preparation and staging of their homes for sale. I want to take this time to share the TOP FIVE AREAS TO ADDRESS. MUST DO # 1: DECLUTTER...Remember buyers are there to buy your home and they will get distracted by your items that may be blocking

restyled to sell home staging nj: HIRING A HOME STAGER MAY ACTUALLY SAVE YOU MONEY - 06/17/09 10:45 PM
Today we staged a lovely home in Newark, NJ. When the sellers first called me, they were in the middle of doing many extensive renovations of the home. My client thought that she may want to stage the property herself and she actually called rental companies and had received quotes based on the items she thought she would need. When I did my consultation, I found many key items in her basement and then ONLY ORDERED pieces that would compliment their furnishings and home. I ACTUALLY WAS ABLE TO SAVE THEM MONEY AND GET MORE ITEMS FOR THEM. LR BEFORE: A

restyled to sell home staging nj: IT MAY BE BIG BUT IT WAS NOT INVITING!! - 04/12/09 09:16 PM
Buyers like SPACE!! But just because your home is big does not mean that the space will be warm and welcoming to a buyer. This LARGE FAMILY ROOM is the first room a buyer will see when entering this home. Is it welcoming you in?? This room has a beautiful stone fireplace and large windows that go two stories high. Another feature that is not obvious to buyers is the fact that this room is a sunken family room. These features are getting lost among the poor furniture arrangement and clutter. BUT, after simple furniture arrangement to create better conversation as

restyled to sell home staging nj: Staging Small Areas Will Make a Difference - 04/12/08 07:05 PM
Sellers today are finding it difficult to deal with the real estate market. They already are dealing with price reductions and many days on the market. Yet, the buzz is out....in order to sell you need to have your home STAGED. So what options are open to the sellers? As a professional home stager I will outline a detailed report of all the items that I see that must be addressed. Will the seller agree to do everything? NOT ALWAYS! So how do we work within a budget that will help them? Here is a small window seat and bookcase in a

restyled to sell home staging nj: Mirror Mirror on the Wall, Scare Buyers away One and All - 08/30/07 07:59 AM
Every homeowner at one time or another have placed a mirror in a well strategic area to reflect more light and expand the space. It is true that mirrors can make a space seem larger. But while that concept remains true, a mirror will also reflect what is opposite of it, right? So, think about this! The last 3 homes that I was called in to give a Staging Consultation had mirrors everywhere. One house had completely mirrored the walls going up their staircase and hallway, the other two had mirrored around their fireplace and chimney wall. Cool, thought the clients when

restyled to sell home staging nj: PLEASE DO WHATEVER YOU DO TO GET OUR HOUSE SOLD! - 08/22/07 01:05 PM
These words are music to my ears. But let me start from the beginning which might take a little convincing. As I mentioned, I recently returned from a much needed Carribean cruise. While it is always hard to not think about work, I guess we as professionals are always speaking about our work. Such was the case at dinner one evening. While friends of mine for many years, I guess they just did not think their house was in need of staging. So the discussion went. Here is the scenario. I have friends who recently moved to SC and prior to moving they

restyled to sell home staging nj: SELLERS, LISTEN TO YOUR HOME STAGER and SELL THAT HOUSE!! - 08/17/07 06:31 AM
When you are ready to sell your home, your home must first become a "Product" to sell and market. Turning it back into just a HOUSE is exactly what a Professional Home Stager will need to do so your realtor can successfully market it. Here is a scenario to think about...When you trade in your used car in order to purchase a new one, the first thing the car sales man will review is the book value and trade in value of the car. Once you each agree on a price, you the customer, once owner of your pride and joy, will relinquish

restyled to sell home staging nj: These are the only letters that matter SOLD!! - 05/20/07 05:36 PM
After all the controversary surrounding designations that we receive once we complete a staging training course I have to add this....SOLD should be the only letters that any home stager, realtor or seller should be concerned with. Home Staging encompasses so much work, time and detail that every home and every situation as well every stager will be different. If you remember one of my last blogs...Staging on a Tight Budget, you may recall that I was called in to stage a home that was vacant and sitting on the market for 1 year. The new realtor who took over the listing

restyled to sell home staging nj: Staging Works, whether you stage one room or many!! - 02/14/07 09:50 PM
Hey Everyone Did you ever notice on DeSigned to Sell that they only really "Stage" 3 rooms in the house?? How many times have you been on your consults and you literally want to redo every little nook and cranny and every room? Is it really necessary?? Here is a house I staged that was on the real estate market for about 6 months. I was called in right after that wonderful price reduction. The house was originally listed at $305,000.00 and was just reduced to $284,000. Other houses in the development were going for $324,000.00, same house, 1 extra bedroom. This house

restyled to sell home staging nj: HOW TO MOVE YOUR LISTINGS IN THIS SLUGGISH MARKET - 12/29/06 08:48 PM
Houses are still selling just not as quickly, and the ones that show best will sell first! As a Professional Home Stager in NJ I have worked with many real estate agents and the one thing I always highly recommend to them is that they must STAGE their listing prior to that first Open House. Once a buyer has seen the house and is not initially impressed with it, the opportunity has passed you by. Realtors, just like homes for sale today, have to stand out from the competition. A realtor that offers home staging as part of their package when listing a
