I ask you this question, because the builder I just finished working with is asking himself this question. He is kicking himself because he cannot believe the difference staging his home has made and he is sorry he did not stage months ago. Everytime your house is shown is an opportunity to sell it and if the buyer is not initially impressed with what they see, it is a missed opportunity you can never get back.

We had the best time staging this fabulous condo in Bayonne today. The weather was great, the boats were sailing by and the staging plan was coming together without a hitch. Not always the case as many of you may know.
This condo had an open floor plan, which for many buyers is almost impossible for them to imagine how to set up their furniture. Tying in the paint colors and white cabinets in kitchen may also have been presenting a problem to buyers.

Are buyers getting turned off because they feel they will not be able to fit their furniture in the space? In today's market it is an absolute necessity to stage vacant homes. WHY?? For the very reason I stated above!
Today, I had the pleasure of staging a bedroom for Pulte Home Builders in their River Pointe, Del Webb Community in Manchester, NJ. I thought it odd at first that they only needed ONE ROOM STAGED, but here is why!

With the right scale furniture this room WORKS!! When we were called in to give an estimate on this house, the builders were concerned about how small the LR was and what we would be able to do with it. They wanted a buyer to see this room as a sitting room that would also feel warm and welcoming.

When selling your home it is important to remember that the way you sell your home and the way you lived in your home are entirely two different things. Yesterday I staged a house that was a bit small but completely renovated from top to bottom. A buyer could simply just move in and place their furniture. They don't even need to paint. All three bathrooms were completely renovated and the house had brand new carpeting and tile floors throughout. So why hasn't this house sold as yet??
