      <title>What is a Billion! and watch out for Tax man!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;This is too true to be very funny!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The next time you hear a politician use the &lt;/strong&gt;&lt;strong&gt;word &amp;#39;billion&amp;#39; in a casual manner, think about&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;whether you want the &amp;#39;politicians&amp;#39; spending &lt;/strong&gt;&lt;strong&gt;YOUR tax money.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;A billion is a difficult number to comprehend, &lt;/strong&gt;&lt;strong&gt;but one advertising agency did a good job of&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;putting that figure into some perspective in &lt;/strong&gt;&lt;strong&gt;one of its releases.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;A. A billion seconds ago it was 1959.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;B. A billion minutes ago Jesus was alive.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;C. A billion hours ago our ancestors were&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;living in the Stone Age.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;D. A billion days ago no-one walked on the earth on two feet.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;E. &lt;/strong&gt;&lt;strong&gt;A billion dollars ago was only 8 hours and&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp; &amp;nbsp;20 minutes, at the rate our government is spending it.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;While this thought is still fresh in our brain, let&amp;#39;s take a look at New Orleans It&amp;#39;s amazing what you can learn with some simple division &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Louisiana Senator, Mary Landrieu (D), is presently asking the Congress for &lt;/strong&gt;&lt;strong&gt;$250 BILLION&lt;/strong&gt;&lt;strong&gt; to rebuild New Orleans .&amp;nbsp; Interesting number, what does it mean? &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;A. Well, if you are one of 484,674 residents of&amp;nbsp;&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;strong&gt;New Orleans (every man, woman, child), you&lt;/strong&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;each get $516,528.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;B. Or, if you have one of the 188,251 homes in&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;New Orleans , your home gets $1,329,787.&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;C. Or, if you are a family of four, your family&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;gets $2,066,012.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Washington , D.C . HELLO!!! ... Are all your calculators broken??&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Watch the Tax man!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Tax his land, Tax his wage, Tax his bed in which he lays.&lt;/strong&gt; &lt;strong&gt;Tax his tractor, Tax his mule, Teach him taxes is the rule.&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Tax his cow, Tax his goat, Tax his pants, Tax his coat. Tax his ties, Tax his shirts, Tax his work, Tax his dirt. Tax his tobacco, Tax his drink, Tax him if he tries to think.&lt;/strong&gt; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Tax his booze, Tax his beers, If he cries, Tax his tears. Tax his bills, Tax his gas, Tax his notes, Tax his cash.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Tax him good and let him know, That after taxes, he has no dough.&lt;/strong&gt; &lt;strong&gt;If he hollers, Tax him more, Tax him until he&amp;#39;s good and sore.&lt;/strong&gt;&lt;strong&gt; &lt;/strong&gt;&lt;strong&gt;Tax his coffin, Tax his grave, Tax the sod in which he lays.&lt;/strong&gt; &lt;strong&gt;Put these words upon his tomb,&lt;/strong&gt; &lt;strong&gt;&amp;#39;Taxes drove me to my doom!&amp;#39;&lt;/strong&gt; &lt;strong&gt;And when he&amp;#39;s gone, We won&amp;#39;t relax, We&amp;#39;ll still be after the inheritance TAX!!       <title>Success Habits we can use for next year!</title>
      <description>&lt;p&gt;&lt;strong&gt;Success Habit Exercise #1:&lt;/strong&gt;&amp;nbsp; Take 30 to 60 minutes each day to invest in yourself...to go back to school and keep your edge sharp...and gain something that no one can ever take away.&amp;nbsp; Buy a course.&amp;nbsp; Read a book.&amp;nbsp; Listen to a tape program.&amp;nbsp; Talk with colleagues on what they do to improve their businesses.&amp;nbsp; Start a mastermind club with other agents.&amp;nbsp; You&amp;#39;ve got to keep yourself in the &amp;quot;deal flow&amp;quot; of information and innovation.&amp;nbsp; Just being there will keep your mind alive and help motivate you to new levels of success. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Success Habit Exercise #2:&lt;/strong&gt; Decide where you want to go in your life and business.&amp;nbsp; Another one of my early mentors (who is worth over $100 million today) told me, &amp;quot;Most people fail in life because they don&amp;#39;t know how to differentiate the important from the unimportant.&amp;quot;&amp;nbsp; That&amp;#39;s because most people really don&amp;#39;t know where they want to go - so any decision, any path will do. Once a year, I update my 5-year plan.&amp;nbsp; Then I plan my business (and life) for the next 12 months.&amp;nbsp; Then I break down the &amp;quot;things&amp;quot; I&amp;#39;ll need to do reach those annual goals, and I make monthly goals.&amp;nbsp; Then I&amp;#39;ll break those down into weekly tasks, and finally daily tasks.&amp;nbsp; How do you eat an elephant?&amp;nbsp; One bite at a time.&amp;nbsp; But if you don&amp;#39;t start, you&amp;#39;ll never get anywhere. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Success Habit Exercise #3:&lt;/strong&gt; Each day, before I leave work, I look at my daily tasks - what I completed, and what&amp;#39;s remaining - and I create and prioritize my daily tasks for the &lt;em&gt;next&lt;/em&gt; day.&amp;nbsp; Why?&amp;nbsp; Because that one skill alone keeps me on track to accomplish my goals, and helps me hit the ground running the next day - way ahead of anyone else.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Success Habit Exercise #4: &lt;/strong&gt;&amp;nbsp;Take 30 minutes each day to quiet your mind and deeply think about where you want your life to be in 6 months, 12 months, 2 years and 5 years. You can try it right before bed time and right after rising in the morning.&amp;nbsp; I don&amp;#39;t want you to simply &amp;quot;think&amp;quot; about what you want, I want you to: 1) Attach a &lt;em&gt;positive emotion&lt;/em&gt; to the thought - a feeling, and 2) Think as if you&amp;#39;re already there...as if you&amp;#39;re already living your life where you want it to be.&amp;nbsp; Why do I want you to do this?&amp;nbsp; Because programming your mind when it&amp;#39;s quiet and receptive sets off an invisible force within your subconscious that will align the universe in motion to help manifest your goals.&amp;nbsp; Hey, don&amp;#39;t laugh.&amp;nbsp; I know it sounds like quackery, but it&amp;#39;s true.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Try these 4 exercises each day, and very soon you&amp;#39;ll awaken to a whole new life...a whole new world of success and fulfillment.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Thanks.&lt;/p&gt;&lt;p&gt;Prem&lt;/p&gt;</description>

      <title>How to get rid of Fruit Flies!</title>
      <description>&lt;p&gt;&lt;strong&gt;DIY pop bottle trap&lt;/strong&gt;&lt;br /&gt;Find a narrow-necked 2 or 3 liter soda bottle and fill the bottom inch or so with fruit juice, beer, soda, V8, apple cider, or vinegar along with a few drops of cooking oil or dish soap to break the liquid&amp;#39;s surface tension so any bugs that attempt to land will get caught in the liquid. Place the bottle in the area of infestation and watch all of the little fruit flies get trapped in the bottle or trapped in the liquid inside.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;DIY Bowl trap&lt;/strong&gt;&lt;br /&gt;Don&amp;#39;t have any bottles? That&amp;#39;s ok, make this trap instead. Take any size bowl and cover the bottom with fruit juice, beer, soda, V8, apple cider, or vinegar along with a few drops of cooking oil or dish soap and then cover the top with plastic wrap. Poke several small holes in the wrap with a fork or thin knife and set it out in the area of infestation. The fruit flies will smell their way into the bowl and will be unable to escape.&lt;/p&gt;&lt;p&gt;Every time I am drinking Red wine some how Fruit flies appear from no where!       <title>Fun stuff on Aging!</title>
      <description>&lt;p&gt;&lt;strong&gt;George Carlin&amp;#39;s Views on Aging-Do Read it till end!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Do you realize that the only time in our lives when we like to get old &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;is when we&amp;#39;re kids? If you&amp;#39;re less than 10 years old, you&amp;#39;re so excited &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;about aging that you think in fractions.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;quot;How old are you?&amp;quot; &amp;quot;I&amp;#39;m four and a half!&amp;quot; You&amp;#39;re never thirty-six and &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;A half. You&amp;#39;re four and a half, going on five! That&amp;#39;s the key&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You get into your teens; now they can&amp;#39;t hold you back. You jump to the &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Next number, or even a few ahead.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;quot;How old are you?&amp;quot; &amp;quot;I&amp;#39;m gonna be 16!&amp;quot; You could be 13, but hey, you&amp;#39;re &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Gonna be 16! And then the greatest day of your life .. . . you become 21. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Even the words sound like a ceremony . YOU BECOME 21. YESSSS!!!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;But then you turn 30. Oooohh, what happened there? Makes you sound &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;like bad milk! He TURNED; we had to throw him out. There&amp;#39;s no fun now, you&amp;#39;re just a sour-dumpling What&amp;#39;s wrong? What&amp;#39;s changed?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You BECOME 21, you TURN 30, then you&amp;#39;re PUSHING 40. Whoa! Put on the &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;brakes, it&amp;#39;s all slipping away. Before you know it, you REACH 50 and your &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;dreams are gone.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;But wait!!! You MAKE it to 60. You didn&amp;#39;t think you would!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;So you BECOME 21, TURN 30, PUSH 40, REACH 50 and MAKE it to 60.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You&amp;#39;ve built up so much speed that you HIT 70! After that it&amp;#39;s a &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;day-by-day thing; you HIT Wednesday!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;You get into your 80s and every day is a complete cycle; you HIT &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;lunch; you REACH 4:30; you REACH bedtime. And it doesn&amp;#39;t end there. Into the 90s, you start going backwards; &amp;quot;I Was JUST 92.&amp;quot; Then a strange thing happens. If you make it over 100, you become a little kid again. &amp;quot;I&amp;#39;m 100 and a half!&amp;quot; May you all make it to a healthy 100 and a half!!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;HOW TO STAY YOUNG&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. Throw out non essential numbers. This includes age, weight and height. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Let the doctors worry about them. That is why you pay &amp;quot;them.&amp;quot;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. Keep only cheerful friends. The grouches pull you down.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;3. Keep learning. Learn more about the computer, crafts, gardening,&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;whatever. Never let the brain idle. &amp;quot;An idle mind is the devil&amp;#39;s workshop.&amp;quot; And the devil&amp;#39;s name is Alzheimer&amp;#39;s.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4. Enjoy the simple things.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5. Laugh often, long and loud. Laugh until you gasp for breath.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6. The tears happen. Endure, grieve, and move on. The only person, who &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Is with us our entire life, is ourselves. Be ALIVE while you are alive.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7. Surround yourself with what you love, whether it&amp;#39;s family, pets,&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;keepsakes, music, plants, hobbies, whatever. Your home is your refuge.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;8. Cherish your health: If it is good, preserve it. If it is&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;unstable, improve it. If it is beyond what you can improve, get help.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;9 Don&amp;#39;t take guilt trips. Your mobile phone can actually be a life saver or an emergency tool for survival. If you find yourself out of the coverage area of your mobile; network and there is an emergency, dial 112 and the mobile will search any existing network to establish the emergency number for you, and interestingly this number 112 can be dialed even if the keypad is locked. Try it out. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;SECOND&lt;u&gt;&lt;br /&gt;Have you locked your keys in the car?&lt;/u&gt;&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;Does your car have remote keyless entry? This may come in handy someday. Good reason to own a cell phone: If you lock your keys in the car and the spare keys are at home, call someone at home on their cell phone from your cell phone. Hold your cell phone about a foot from your car door and have the person at your home press the unlock button, holding it near the mobile phone on their end. Your car will unlock. Saves someone from having to drive your keys to you. Distance is no object.       <description>&lt;p align="center"&gt;&lt;strong&gt;Good information.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Next time you come home for the night and you start to put your keys away, think of this: It&amp;#39;s a security alarm system that you probably already have and requires no installation. &lt;br /&gt;Put your car keys beside your bed at night. If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies. This tip came from a neighborhood watch coordinator. &lt;br /&gt;It works if you park in your driveway or garage.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;If your car alarm goes off when someone is trying to break in your house, odds are the burglar or rapist won&amp;#39;t stick around... after a few seconds all the neighbors will be looking out their windows to see who is out there and sure enough the criminal won&amp;#39;t want that.&lt;br /&gt;And remember to carry your keys while walking to your car in a parking lot.       <title>Manhattan Beach Sweet Spots Real Estate October Report.</title>
      <description>&lt;p&gt;&lt;strong&gt;Tree section ( Area 143 )&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Listings went down from 51 in September to 46 in October. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The closed Sales for October were 5&amp;nbsp; compared to 8 in Sept. However 8 sales were pending at the end of October hopefully they will show up as sales in November . &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Of the 5 sales in October, two were 1950 older homes with approx. 1500 Sq. Ft. living space and possible future tear down and rebuild potential. One took 9 days to sell and another 211 days. Additionally 3&lt;sup&gt;rd&lt;/sup&gt; house sold in 6 days built in 1989 with 5 bedrooms and 3100 Sq.Ft.&amp;nbsp; and nicely redone. The 4&lt;sup&gt;th&lt;/sup&gt; house 2007 built , about 3500 Sq. ft. sold in 66 days over 3 Million. The 5&lt;sup&gt;th&lt;/sup&gt; and the last house of the month was also 2007 built got sold while being built, with 4800 Sq. ft living on a 6200 plus lot for 4.2 Million.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;So the Tree section sold something old and something new. Yes the no. of sales have been going down from August,07.       <title>Last 90 days in Manhattan Beach, CA  and its Sweet Spots!  Follow  up </title>
      <description>&lt;p&gt;&lt;strong&gt;Tree Section Sweet Spot #1&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;8 sold properties out of 51 in market in September.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Price range from 1 Mil to 3 Mil approx.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4/8 &amp;nbsp;were &amp;nbsp;1950 properties with future Tear down and rebuild opportunities.&amp;nbsp; 2/8 were 2004 and one sold over asking price. Balance two properties were 2007 built new construction. &amp;nbsp;One of them 72 DOM and another 197 DOM.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Summary: Good market for selling Tear downs and Cape cods are appealing!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;East Manhattan Area 147&amp;nbsp; Sweet Spot #2.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6 properties were sold out of 31 in market in September.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4 were Tear down future potential ( one was quit Claim transfer )&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;One was a private sale&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;And the last one sold over listed price in 5 days at 1.7 Mil.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Summary: Tear down older properties are being sold here too. While many newer properties are waiting to be sold!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Comment: If you own a older , possible Tear Down call us. Our builder is looking for it. We will custom build your home on your lot or on one you prefer from what is available.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;</description>

      <title>Last 90 days in Manhattan Beach, CA  and its Sweet Spots!</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Overall &amp;nbsp;Manhattan Beach effective July thru Sept., 07 had slight increase in inventory from 107 listings in July to 122 in September, 07. However Sales fell slightly from 28 in July to 26 in September. Avg. Sale price changed from 1.637 Mil to 1.270 Mil. However Avg. &amp;nbsp;price per Sq. Ft. went up from 585&amp;nbsp; to 652 and Avg. marketing time went down from 39 to 28. However&amp;nbsp; sold Vs. listed prices have stayed at 99%.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;One thing is sure Inventory is up! Buyer&amp;#39;s have more choices.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The sweet spots were TREE SECTION (143) and Mira Costa (147).&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Tree section from July thru September had listings increase&amp;nbsp; from 37 to 51.&amp;nbsp;&amp;nbsp;&amp;nbsp; The sales fail from 11 to 8 in same time period. Avg. sold price was 1.98 Mil to 1.87 Mil which was 99 to 100% of listed price. The Avg. /Sq. Ft. price went up from 684 to 711. The days on market went down from 71 in July to 27 in September. Mind you only 8 properties were sold out of 51 in September.&amp;nbsp; It will be worth the research as to what these 8 properties had to offer that got them sold in avg. time of 27 days.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The Mira Costa (147)&amp;nbsp; also known as &amp;nbsp;East Manhattan had also increase in no. of listings in the same period from 26 to 31. The sales in the same period were 8 in July to 6 in Sept.&amp;nbsp; Avg. Sold price went down from 1.637 Mil to 1.27 Mil. Avg. price / Sq. Ft. went up from 577 to 639. The sold / listed price stayed at 99%. Avg.&amp;nbsp; days on market went up from 33 to 44. Once again only 6 / 31 listings were sold in Sept.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;In summary few selected properties&amp;nbsp; 15 to 19% of available are only selling and they are sold near list price and within 27 to 44 days .&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;In my next report I will try and research about these fast sellers!       <title>Protect your Home against fires now, please.</title>
      <description>&lt;p&gt;Do yourself a big favor as soon as you receive this to Fire Protect your Home. No procrastination please.&lt;/p&gt;&lt;p&gt;&amp;bull;1)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Check all the smoke alarms with actual smoke not just by pressing a test button.&lt;/p&gt;&lt;p&gt;&amp;bull;2)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Make sure you have smoke alarms , at each level of your house, and &amp;nbsp;one above Furnace if possible and one above Water heater if possible and one above Master Electrical Panel.&lt;/p&gt;&lt;p&gt;&amp;bull;3)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Replace batteries where required.&lt;/p&gt;&lt;p&gt;&amp;bull;4)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Invest in good Power failure rechargeable lights for each room which plug in outlet and turn on when power goes out. Check with Radio Shack.&lt;/p&gt;&lt;p&gt;&amp;bull;5)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Identify escape routes from upper floors and practice Home Fire Drills in daylight and after hours.&lt;/p&gt;&lt;p&gt;&amp;bull;6)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Invest in Escape ladders &amp;nbsp;from upper floors. Make sure windows open easily to drop folding ladder to ground level. Make sure first floor windows open easily or train &amp;nbsp;family members to break them.&lt;/p&gt;&lt;p&gt;&amp;bull;7)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Identify Kids room with &amp;quot;Tots savers&amp;quot;&amp;nbsp; Reflective signs for windows. Contact Fire Dept. for help on these.&lt;/p&gt;&lt;p&gt;&amp;bull;8)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Very important. Invest in few Fire Extinguishers rated for ABC. Permanently locate one in Kitchen, Near Furnace and Fireplaces and one in your bedroom. Learn how to use it and train all family members how to use it.&lt;/p&gt;&lt;p&gt;&amp;bull;9)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Make sure your Fire Dept. telephone number is handy by the phone.&lt;/p&gt;&lt;p&gt;Tips worth paying attention:&lt;/p&gt;&lt;p&gt;1) In kitchen keep box of common Baking soda handy. In case of grease fire throw the baking soda on blaze and use the ABC fire extinguisher . Never ever throw water on cooking&amp;nbsp; fire it will shoot burning oil all over spreading the fire.&lt;/p&gt;&lt;p&gt;&amp;bull;2)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Do not smoke in Bed!!!!!!&lt;/p&gt;&lt;p&gt;&amp;bull;3)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Avoid Electrical Fires.&amp;nbsp; Do not overload outlets &amp;nbsp;especially during xmas d&amp;eacute;cor and lighting projects.&lt;/p&gt;&lt;p&gt;&amp;bull;4)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Have a certified electrician check the quality of circuit breaker if your house is old.
