   Seller edu is becomming a big issue. After talking to a lot of prospect sellers I am finding that buyowner is very bold in taking money up front. 3k, 5k 7k the amounts are growing. Agents  need to promote more facts with listings taken to closed homes. And the basic fact is no closing no commission. Money spent in the 5 to 7 k range is better spent with an agent who is closing deals. Sellers do your homework! Please! The market through 06 had realtors as order takers. Now it takes a proffessional who has the tools to GET-R-DONE!
