Should I tee up from the Blue or the White?

Over the past two weeks, we have seen the Real Estate market heat up in the Sun City West area.  If the homes are priced right, duh, they are going for full price and above.
With this in mind, I am suggesting that my clients should have two strategies in hand:
Blue
-         Know that you will be getting a counter offer and be ready to reply quickly.
White
-        If this is the property you truly can afford and want, then go with your very best offer.
