&lt;p&gt;&lt;strong&gt;There are people, who simply can't buy a home at this time, but need a place to live.&lt;/strong&gt; &amp;nbsp;With plenty of unsold homes that owners throw into the pool of Lakeland rental homes on the market because they can't make their mortgage payments anymore. Prospective tenants could be victimized, end up losing a lot of their hard earned money and could end up being homeless if they don't do their homework. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Prevention is the Best Remedy&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Before you sign on the dotted line of the lease agreement&lt;/strong&gt;, qualify the owner of the home (landlord) you are about to lease. &lt;strong&gt;How Do I Do That?&lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;Have your attorney look at the lease agreement before you sign - a clause to the effect when landlord defaults facing foreclosure that landlord is responsible for moving expenses etc. could be valuable.&lt;/li&gt;

    <title>Finally some Good News! Lakeland Florida Real Estate Market Report &#8211; September 2008</title>

&lt;p style="text-align: center;"&gt;&lt;strong&gt;Finally some Good News! Lakeland Florida Real Estate Market Report - September 2008&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Hi folks!&lt;/strong&gt; In recent weeks, we have been watching all kinds of news regarding the financial disaster on Wall Street, the credit market, the never-ending presidential election and on and on..... I want to share some good news in the housing market here in Lakeland, Florida, especially if you are a Seller and waiting for your home to be sold. &lt;a href="http://activerain.com/blogsview/683873/Lakeland-Florida-Monthly-Market" title="Lakeland Market Report - August 2008" target="_blank"&gt;Although the month of August was not very encouraging for Lakeland home sales&lt;/a&gt;, the start of fall in the month of September and the rise in home sales was quite positive.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The 154 homes sold in September not only increased by 16% from the previous month, it also increased by 12% from the previous year. &lt;strong&gt;While the average sold price decreased by 14% from September 2007; the average sold price for a home in Lakeland increased by almost 6% last month.&lt;/strong&gt;&amp;nbsp; The time it took a home to sell was an average of 109 days last month compared to last year's 147.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Take a look at my spreadsheet below.&lt;/strong&gt; I've separated the report by zip code instead of school zones; it gives you a more accurate report in my opinion. The data for this report was obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include "For Sale By Owner".&amp;nbsp; The average sold price in Lakeland Florida for the month of September was $166,370 and as you can see only 4 zip codes reached above average sales price (highlighted) in Lakeland.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Check out the graph here,&lt;/strong&gt; the gap continues of the average list price vs. the average sold price for the year 2008. To lower the inventory on hand, the gap must approach towards the average sold price.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The graph below will give provide detail information of how many homes sold in Lakeland by Zip Code and by month. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Lakeland's current inventory reached 2,404 of residential homes in active and 232 homes in pending status. &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Distressed properties are homes in pre-foreclosure, foreclosure, bank owned, as well as short sales&lt;/strong&gt; - Of the 154 homes sold last month, 42 homes were sold with an average sales price of $134,811. Only 9 homes were sold the previous year, due to Short Sales and/or Foreclosures.&lt;/p&gt;
&lt;p&gt;There are currently 457 homes facing foreclosure.&lt;/p&gt;
&lt;p&gt;78 homes are in pending status waiting for bank or lender approval to close.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is the average price for these types of homes?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In Lakeland, you will find distressed properties in every price category.&amp;nbsp; The average price currently listed is $155,036. The priciest home currently on the market is listed for $750,000 and the lowest priced home is $19,900.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Let's take a look at last month sold report for the surrounding cities in Polk County:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Winter Haven&lt;/strong&gt; - 58 properties sold - average sold price $127,738 - average $73.95 per sq.ft.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bartow&lt;/strong&gt; - 13 properties sold - average sold price $97,384 - average $67.18 per sq.ft.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Mulberry&lt;/strong&gt; - 16 properties sold - average sold price $118,997 - average $78.72 per sq.ft.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Auburndale&lt;/strong&gt; - 16 properties sold - average sold price $158,035 - average $77.95 per sq.ft.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Polk City&lt;/strong&gt; - 6 properties sold - sold price $154,884 - $94.09 per sq.ft.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Hi fellow readers,&lt;/strong&gt; there are currently 2,386 homes for sale in Lakeland, Florida. The average sales price is $226,141 and the average size of a home is 1,869 square foot, which calculates to $121 per square foot.&amp;nbsp;&amp;nbsp; &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The average listing price for this week's new homes on market in Lakeland is $208,465 with average square feet of 1,746.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Altogether, there were 89 homes newly listed with area Realtors&amp;reg;, &lt;/strong&gt;&lt;a href="http://activerain.com/blogsview/714111/Lakeland-Florida-Homes-New" title="Last weeks market update" target="_blank"&gt;an increase by almost 17% from the previous week.&lt;/a&gt; The lowest priced home that came on market in Lakeland is $29,900. The highest priced home new on market is a 2006 Rutenberg luxury lakefront residence offered at 2,100,000.00 and is located in the HIGHLANDS-BY-THE-LAKE Subdivision on Banana Lake. There are 6 manufactured homes listed with an average price of $100,700, 6 condominium units listed for an average price of $147,366 and 77 single family homes with an average price tag of $221,623. &lt;p style="text-align: center;"&gt;&lt;strong&gt;October is Breast Cancer Awareness Month - My Special Tribute to a Special Lady&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There comes a time in our lives when we meet that "Special someone".&lt;/strong&gt; By that "Special Someone" I'm not talking about your significant other, a famous person, or even one of your family members. I'm talking about someone, who you came in contact either during your professional career or personal life, a person that touched you the most. &lt;strong&gt;Well, to me that very "Special Lady" that influenced and inspired me is Dorothy Lasater.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;When I was hired as a bookkeeper in 1995 to manage the accounts of a German investor who owned 197 units in Fort Worth, Texas&lt;/strong&gt; I was introduced to Dorothy Lasater, a leasing manager who leased and handled the daily operating business for all properties. We talked on the phone every day, sometimes twice or three times during the day. Dorothy informed me about the leasing aspect and maintenance issues on a daily basis including how to keep our properties at a high level of an occupancy rate and what is needed to keep our properties in tip top shape. Of course all this could not have been accomplished without the financial support of my client and his consultants.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I started too really like her.... no I really loved her!&lt;/strong&gt; Not only did we talk about business, but we talked about everything - my family - her family. I always could count on her when I seek her advice; she was just like a mother, a friend, a sister.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Over the years, I had flown to Fort Worth and visited Dorothy&lt;/strong&gt;, inspected the properties. She always wanted to see where I lived, so one day she decided to come to Lakeland, Florida. I picked her up at the airport, took a drive down to Venice and Sarasota. After a wonderful lunch, I took her out to the pier in Venice where she saw Dolphins playing near the pier - she was so tickled that she could see these fantastic creatures wildly jumping in and out of the water. &#160;On the way back to Lakeland, we took a detour over the Sunshine Skyway Bridge driving on and showing her this enormous structure connecting the bay. I even tried to hook her up with a widower here in Lakeland but that did not work out. It was one of my most memorable times spent with Dorothy; she even considered retiring to Florida. A Texas woman retiring to Florida.... nah, not in a million years!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;img title="October is Breast Cancer Awareness Month" src="http://activerain.com/image_store/uploads/7/7/5/5/3/ar122309256435577.jpg" height="400" alt="Breast Cancer Awareness Month" width="374" style="float: right; margin: 5px;" /&gt;In 2003 she called and told me that she was diagnosed with breast cancer.&lt;/strong&gt; I was very concerned and asked that if she would want to stop working, she could and I would understand it completely. She replied with an explicit "No"; during the course of her treatment with chemo and radiation, she never once was out for more than two days in a row. She was always there, always dependable, always could count on her even when she did not feel well. She fought through it and with the support of her family she was in remission soon thereafter.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In the spring of 2005,&lt;/strong&gt; I received a phone call from our part time employee saying that Dorothy was hospitalized with pneumonia. After a week or two being hospitalized, I found out that the cancer returned and spread into her lungs. She was always very optimistic saying she won the fight before, she will win again. She moved to her daughter's ranch started her treatment and decided to retire in June at age 67. I remember flying out there and celebrating her retirement with a nice lunch. Never in a million years, did I think this was the last time I would see her alive. We talked on a weekly basis, always upbeat and happy; one time she was telling me she is looking for a part-time job, asking me if I would give her a good reference - a very relentless Lady. I laughed and told her that she really needs to enjoy her retirement and enjoy life.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The week before her birthday,&lt;/strong&gt; my leasing manager told me that Dorothy fell gravely ill and Hospice was helping her to be comfortable. I talked with her and all she wanted to know if we had sold all the properties. I told her that I loved her and to take care. &lt;strong&gt;On October 16, 2008 on her 68&lt;sup&gt;th&lt;/sup&gt; birthday, Dorothy Fay Lasater lost her battle with cancer and passed on to be with the good Lord&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My sister-in law Sally is currently fighting bladder cancer.&lt;/strong&gt; To honor Dorothy, fellow Active Rainer &lt;a href="http://activerain.com/blogsview/647739/About-This-Blog-s" title="Karen George" target="_blank"&gt;Karen George&lt;/a&gt; who lost her battle with breast cancer, my sister-in law and thousands of others fighting cancer, please join me, &lt;a href="http://activerain.com/midori"&gt;Midori Miller&lt;/a&gt; and &lt;a href="http://activerain.com/blogs/mikemueller"&gt;Mike Mueller&lt;/a&gt; and go to &lt;a href="http://www.thebreastcancersite.com/"&gt;The Breast Cancer&lt;/a&gt; site to help meet their quota of donating at least one "Free Mammogram" a day to an underprivileged woman. It will only take less than a minute of your time and best of all, it's free!&lt;/p&gt;

&lt;p style="text-align: left;"&gt;&lt;a href="http://activerain.com/groups/twitter" title="Join Twitter Group" target="_blank"&gt;The Twitter group&lt;/a&gt; is a great valuable source of information if you are still skeptical. Kim Woods' recent post about of &lt;a href="http://activerain.com/blogsview/715395/BEWARE-Twitter-Feeds" title="Beware Twitter Feeds" target="_blank"&gt;"Beware:Twitter Feeds"&lt;/a&gt; is an excellent source of information.&lt;/p&gt;

&lt;p&gt;The &lt;a href="http://www.downtownlakelandfl.com/index.cfm"&gt;Downtown Lakeland Partnership&lt;/a&gt; prides itself of hosting and organizing First Friday.&amp;nbsp; This monthly celebration offers a different theme each month. This family celebration of the "&lt;a href="http://activerain.com/blogsview/607597/Lakeland-s-First-Friday"&gt;Dog Days of Summer&lt;/a&gt;" and "&lt;a href="http://activerain.com/blogsview/671596/Lakeland-Florida-First-Friday"&gt;Back to School&lt;/a&gt;" were great success.&lt;/p&gt;

I'm always impressed of what Lakeland has to offer with the art exhibits. I've visited&amp;nbsp; various exhibits, such as the memorable Butterfly Exhibit in Munn Park and the Swan exhibit throughout Lakeland, which was well received within this community and I'm anxious to see another great art exhibit featuring sculptures. You be able to vote for your favorite &lt;strong&gt;sculptures displayed along Lemon Street Promenade&lt;/strong&gt;. &amp;nbsp;An opening reception for "Oncology on Canvas", an exhibit of international art created by cancer patients, their families and health care providers, was announced by The Watson Clinic Foundation, Arts in Medicine and J. Rowan Galleries, Inc. Art Galleries throughout Downtown Lakeland will have art reception.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Students from the &lt;a href="http://www.harrisonarts.com/"&gt;Harrison School for the Arts&lt;/a&gt;will be performing in Munn Park, as well as performances from local artists bringing entertainment for the entire family along the streets. As always, during Lakeland's First Friday, shops and restaurants stay open late. Are you a classic car show fanatic - then you'll have plenty to see along Tennessee Avenue? &amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Newsflash - Update!&lt;/strong&gt; Students from the Harrison School for the Arts have been rehearsing everyday for the upcoming Musical Theater performance &lt;a href="http://en.wikipedia.org/wiki/The_Pirates_of_Penzance" title="Pirates of Penzance" target="_blank"&gt;"Pirates of Penzance"&lt;/a&gt; this month. The average sales price is $229,252 and the average size of a home is 1,871 square foot, which calculates to $122, 53 per square foot.&amp;nbsp;&amp;nbsp; &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;There are 4 manufactured homes listed with an average price of $64,600, 5 condominium units listed for an average price of $183,760 and 65 single family homes with an average price tag of $260,726. &lt;p&gt;&lt;strong&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The Wall Street investment&amp;nbsp;giants are offered a&amp;nbsp;group&amp;nbsp;"BAIL-OUT".&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;No matter what the cause of the American consumer's real estate financing problems, it will probably have a negative effect on their credit report and credit score.&amp;nbsp; Many mortgage banks will not entertain a short sale for a property until the home owner was in arrears on their mortgage payment.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Fact:&amp;nbsp; Foreclosure will be on a credit report for about 10 years.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Fact:&amp;nbsp; Mortgage arrears:&amp;nbsp; 30 days, 60 days, 90 days, 120 days, will be on a credit report for many years.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Fact:&amp;nbsp; The loss of consumer credit will affect the economy and value of stocks, 401Ks, etc.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;

&lt;li&gt;They may not be able to get a&amp;nbsp;Real Estate Broker&amp;nbsp;license in some states.&amp;nbsp; (MD requires a credit report).&lt;/li&gt;
&lt;li&gt;They may not be able to get checking accounts at some banks.&amp;nbsp; BankOfAmerica pulls credit report.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Most financial transactions in the U.S. require a credit review.&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I wonder if Secretary Paulson pulled the credit report for the Wall Street Giants he wants to bail out.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Bait and Switch - &lt;/strong&gt;posing as mortgage brokers or lenders offering to refinance your loan with affordable rates and payments by con you into signing over home ownership instead of refinance documents. &lt;strong&gt;Don't be fooled!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Phantom Help - &lt;/strong&gt;charges you high fees upfront for work you as a homeowner could do yourself&lt;strong&gt;. &lt;/strong&gt;&amp;nbsp;&lt;strong&gt;Don't be fooled!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;On October 1, 2008 the Florida Foreclosure Fraud protecting homeowners will go in effect.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In 2007, an estimated 150,000 foreclosures were filed in the state of Florida. &lt;p&gt;&lt;strong&gt;ALDI - Are you wondering where the name originated? AL=Albrecht DI=Discount. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here is a little history of the retail store ALDI for you.&lt;/strong&gt; Brothers Theodore and Karl Albrecht took over their mother's modest store at the end of WWII, creating ALDI what is thought to be the original discount store in Germany. My parents never bought brand name items, always buying the store's own name brands because there was considerable savings compared to other traditional stores and the quality of the products were just as equal. Grocery shopping in Germany is very different. German folks go grocery shopping almost on a daily basis by taking along shopping bags saving every cent there is to save by these straightforward grocery chains.&lt;/p&gt;

Most of &lt;a href="http://aldi.us/index_ENU_HTML.htm" title="ALDI" target="_blank"&gt;ALDI's products&lt;/a&gt; about 95% are made up of their own private label brands, which is why they are called a discount store with prices at its lowest - &lt;a href="http://www.shopsmartflorida.com/"&gt;"Shop Smart Florida"&lt;/a&gt;. Products are presented efficiently on self-displaying cases on pallets or shipping crates keeping labor costs down. ALDI's products have multiple UPC bar codes scanning dependable from every direction, so the cashier does not have to search for the code, which speeds up the process at check out.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here is my recommendation.&lt;/strong&gt; Before leaving your home, put a plastic or heavy duty box with handle in the trunk of the car. After you complete your shopping, all you have to do is put your groceries in the box you took with and bring them right into your house to put away. Saving on plastic bags, money, and helping the environment.&lt;/p&gt;

&lt;p&gt;Yeah....the month of August has passed and I was happy to see local merchants back at the Farmer's Market this past Saturday morning &lt;a href="http://www.downtownlakelandfl.com/" title="Downtown Lakeland" target="_blank"&gt;downtown Lakeland&lt;/a&gt;. Rockin' Robin. Now of course I heard of Twitter and read a few blogs on Active Rain about Twitter that supposed to bring family and friends together. Never took it seriously enough to consider until lately learning more about social media networking on a webinar held by &lt;a href="http://domusconsultinggroup.com/" title="Domus Consulting Group" target="_blank"&gt;Domus Consulting Group&lt;/a&gt;, which I currently attend every Friday for the next 11 weeks. So off, I clicked to &lt;a href="http://twitter.com/" title="Twitter" target="_blank"&gt;Twitter's web site&lt;/a&gt; to check it out, listen to the intro video - Twitter in plain English. So, what are you doing? After listening to the video, my first question I asked myself.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What am I doing and who really cares, besides my family, what I currently do? &lt;/strong&gt;But wait! There are a few more questions that popped into my brain.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;What does Twitter do for you from a Realtor&#174; point of view?&lt;/li&gt;
&lt;li&gt;Would you mix business with personal?&lt;/li&gt;
&lt;li&gt;How often do you keep up with Twitter?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;I understand that you can download various application be engaged on Twitter via SMS and join other social networking groups such as Facebook. I would say that I'm a regular blogger, always reachable by phone and email. Professionally, I'm a Realtor&#174; first and wondering about the time involved to keep up with Twitter.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What's your take on Twitter - Tweet...Tweet Rockin' Robin?&lt;/strong&gt;&lt;/p&gt;

&lt;p style="text-align: center;"&gt;&lt;strong&gt;Lakeland Florida Monthly Market Report August 2008&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The month of August was not very encouraging for Lakeland when considering the amount of properties sold and average sold price, comparing the data to the past statistics. The amount of units sold decreased further down to 129 from the &lt;a href="http://activerain.com/blogsview/632469/Welcome-to-Lakeland-Florida" title="Lakeland Market Report for July 2008" target="_blank"&gt;previous month of 142 homes sold&lt;/a&gt;. The average sold price for August was $156,708 in Lakeland alone, &lt;strong&gt;which is a decrease of 5% from the previous month.&lt;/strong&gt; The time it took a home to sell was an average of 162 days.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do you remember what a home sold for on average in Lakeland&amp;nbsp;in August 2007? &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The average sold price for a residential home was $192,467&lt;/p&gt;
&lt;p&gt;The total residential properties sold were 199 units.&lt;/p&gt;
&lt;p&gt;The average days on market were 141 days.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Take a look at my spreadsheet below.&lt;/strong&gt; I've separated the report by zip code instead of school zones; it gives you a more accurate report in my opinion. The data for this report was obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include "For Sale By Owner".&amp;nbsp; The average sold price in Lakeland Florida for the month of August 2008 was $156,708 and as you can see only 5 zip codes reached above average sales price (highlighted) for the month of August.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;img title="Lakeland Real Estate Market Report August 2008" src="http://activerain.com/image_store/uploads/8/0/1/1/4/ar122105371141108.jpg" height="331" alt="Lakeland Real Estate Market Report August 2008" width="769" /&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Lakeland's current inventory reached 2,334 of residential homes in active and 256 homes in pending status. &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Distressed properties are homes in pre-foreclosure, foreclosure, bank owned, as well as short sales&lt;/strong&gt; - Of the 129 homes sold last month, 28 homes were sold with an average sales price of $132,682. Only 11 homes were sold the previous year, due to Short Sales and/or Foreclosures.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Interested in Lakeland properties facing foreclosure or short sales?&lt;/strong&gt; &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are currently 410 homes facing foreclosure.&lt;/p&gt;
&lt;p&gt;83 homes are in pending status waiting for bank or lender approval to close.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What is the average price for these types of homes?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In Lakeland, you will find distressed properties in every price category. &amp;nbsp;The average price currently listed is $158,940. The priciest home currently on the market is listed for $750,000 and the lowest priced home is $24,500.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;With well over 2,000 homes on the market in Lakeland alone, what does it take to sell your home?&lt;/strong&gt; Pricing is the most significant factor to get your home sold.&amp;nbsp; Buyers interested in your Lakeland home are very smart and the internet is there to help search your neighborhood until they find the best priced home. Look around yourself in your neighborhood, which homes have sold recently and which homes are still on the market? Chances are homes priced well above are still lingering around and will be there for many more months. You definitely don't want to chase the market with lowering the price every 30 days.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Winter Haven&lt;/strong&gt; - 64 properties sold - average sold price $159,606 - average $89.56 per sq.ft.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bartow&lt;/strong&gt; - 12 properties sold - average sold price $108,375 - average $72.54 per sq.ft.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Mulberry&lt;/strong&gt; - 10 properties sold - average sold price $104,091 - average $68.17 per sq.ft.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Auburndale&lt;/strong&gt; - 7 properties sold - average sold price $159,142 - average $86.68 per sq.ft.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Polk City&lt;/strong&gt; - 9 properties sold - average sold price $135,944 - average $75.99 per sq.ft.&lt;/p&gt;

    <title>The REALTOR&#174; Code of Ethics - The Most Violated Article </title>

&lt;p&gt;This past week I attended Lakeland's Association of Realtors&amp;reg; Quadrennial Member Education Course before it would expire on December 31, 2008. &lt;strong&gt;This course is a must for every Realtor&lt;/strong&gt; which must be taken every four years. I decided this year to do my continued education through hands on, a more interactive education instead of the more convenient online education courses. In our association alone, there are many REALTORS&amp;reg; that still have not taken this mandatory course. I was wondering how many Realtors&amp;reg; are in the United States that have not taken it, how many are here on Active Rain that still lacking this training? Have you taken the &lt;a href="http://www.realtor.org/mempolweb.nsf/pages/coetraining?OpenDocument"&gt;Code of Ethics Training yet?&lt;/a&gt; &amp;nbsp;&lt;strong&gt;Are you one of them?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There are times in our profession,&lt;/strong&gt; we take things for granted and forget to do the smallest, though the most important thing when involved in a real estate transaction. The instructor, a very experienced Realtor&amp;reg; and a great teacher, who taught this course, said that Realtors&amp;reg; are:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Too busy and/or&lt;/li&gt;
&lt;li&gt;Don't know that they violated.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;The most violated Article of the REALTOR&amp;reg; Code of Ethics is Article 9.&lt;/strong&gt; Please take a minute to read Article 9 below:&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Article 9&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Realtors&lt;/em&gt;&lt;em&gt;&lt;sup&gt;&amp;reg;&lt;/sup&gt;&lt;/em&gt;&lt;em&gt;, for the protection of all parties, shall assure whenever possible that all agreements related to real estate transactions including, but not limited to, listing and representation agreements, purchase contracts, and leases are in writing in clear and understandable language expressing the specific terms, conditions, obligations and commitments of the parties. A copy of each agreement shall be furnished to each party to such agreements upon their signing or initialing. (Amended 1/04)&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;Standard of Practice 9-1&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; For the protection of all parties, Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt; shall use reasonable care to ensure that documents pertaining to the purchase, sale, or lease of real estate are kept current through the use of written extensions or amendments. (Amended 1/93)&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;bull;&amp;nbsp;Standard of Practice 9-2&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; When assisting or enabling a client or customer in establishing a contractual relationship (e.g., listing and representation agreements, purchase agreements, leases, etc.) electronically, Realtors&lt;sup&gt;&amp;reg;&lt;/sup&gt; shall make reasonable efforts to explain the nature and disclose the specific terms of the contractual relationship being established prior to it being agreed to by a contracting party. &lt;p&gt;&lt;strong&gt;Have you violated Article 9?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;When going out on a listing appointment and the seller is ready to sign, do you use carbon paper so the seller has a copy of the contract before you leave their home?&lt;/p&gt;
&lt;p&gt;What is your procedure?&lt;/p&gt;
&lt;p&gt;When my client has no internet, and this happens especially with the elderly, I print out the listing contract with all pertinent information twice and go over with my client before they sign. When an offer comes in, I call my sellers and set up an appointment to present the offer with an extra copy in hand.&lt;/p&gt;
&lt;p&gt;
&lt;p style="text-align: left;"&gt;Florida Realtors&amp;reg; are required to take 14hrs of Continued Education within two years during their licensure. Of the 14 hrs, 3 hrs have to be law courses. I would like to see that the &lt;a href="http://www.realtor.org/mempolweb.nsf/pages/code" title="Realtor Code of Ethics" target="_blank"&gt;REALTOR&amp;reg; Code of Ethics&lt;/a&gt; Course should be part of the required 14 hrs of Continued Education taken every two years instead of four years. &lt;strong&gt;What do you think?&lt;/strong&gt;&lt;/p&gt;

We enjoyed dinner at Crispers - perfectly created summer salad, awesome sandwich and great tasting soup and their kids meals are always a favorite with my grandson. We've listened to live music while eating and then made our way across to Munn Park to see the classic car show, did a little bit of shopping and watched the dogs happily wagging their tails. &#160;&lt;strong&gt;Check out the pictures and video of the K-9 police demo!&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;img title="How much lower can you go?" src="http://activerain.com/image_store/uploads/1/5/5/0/5/ar121997847350551.jpg" height="240" alt="How much lower can you go?" width="309" style="float: right; margin: 5px;" /&gt;Before I go out on my listing appointment&lt;/strong&gt;, I prepare a detailed CMA (Comparable Market Analysis) to come up with the best recommendation for the Seller to &lt;a href="http://activerain.com/blogsview/399816/The-Price-Is-Right" title="The Price Is Right" target="_blank"&gt;price the home right&lt;/a&gt;. &amp;nbsp;The seller will also get an estimated Seller's net sheet so they can see what their proceeds will be. I'll base the net sheet on the lower end of the recommended listing price detailing all the typical expenses, such as commission, title charges, government recording and transfer charges, additional settlement charges, they have when it is time to close, including the mortgage payoff if there is any and estimated property tax proration.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It was not too long ago,&lt;/strong&gt; I remember when the buyer would bring money to the closing table and the seller would leave happily with a nice check in their hand heading to the bank? Aah... these were the good times. With the declining home values, it becomes more and more apparent that an old game of tug of war is being played between the seller and buyer. &lt;strong&gt;It shows that times really have changed.&lt;/strong&gt; &amp;nbsp;More often now, the table is reversed - Sellers has to bring the check to the closing table or walk away with no money to take to the bank.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sellers - please ask yourself these questions below before you sign on the dotted line of the listing agreement!&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; How much lower can I go?&lt;/li&gt;
&lt;li&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Value of my home today including mortgage and selling cost does it equal the purchase price I am willing to accept?&lt;/li&gt;
&lt;li&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Do I really have to sell my home?&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The bottom line you must consider is that your home is sold&lt;/strong&gt; when the buyer, the buyer's lender, the appraiser, and of course yourself are all in agreement. &amp;nbsp;When an offer is received, you want to make sure that another seller's net sheet is prepared prior to signing a binding real estate sales contract.&lt;/p&gt;
&lt;p&gt;Folks, if you are thinking about selling your home, make sure that you are given a detailed CMA and an estimated Seller's net sheet before signing a listing agreement.&lt;/p&gt;

&lt;p&gt;It has been a sad day here in Lakeland, Florida where a young mother of two young children lost her life due to domestic violence. My deepest heartfelt sympathy to the family and friends who have known and loved her.&lt;/p&gt;
&lt;p&gt;I want to take this opportunity and reach out to women who endure domestic violence for the sake of their children hoping and praying it will not happen again. I want to reach out to women, who think the only way out is to commit suicide.&lt;/p&gt;

It was the beginning of knowing her story. I emailed her back to let her know that I cared. She was SO shocked that I would email her back. &amp;nbsp;After I emailed her she sent me another email telling me that I had actually saved her life. The the night before she read my post she was thinking about taking her own life. The abuse was so internalized that even looking at her beautiful baby was not enough to keep her alive. I would like you to read her words: &lt;br /&gt; &lt;br /&gt; &lt;/big&gt;&lt;/p&gt;
&lt;div style="margin-left: 40px;"&gt;&lt;big&gt;Katerina,&lt;br /&gt; I just wanted to take a moment to write you to let you know that you have help me so much. I was on the computer yesterday and I ran across your blogs...well it must have been God is all I can say. &lt;span style="background-color: #ffff33;"&gt;Somehow he directed me to several of your pieces you wrote on freedom and abuse. &lt;/span&gt;As a young girl I was raped and never said anything because I believe it was somehow my fault for being in the situation, that was the start of my turbulant years. I became pregnant at a very young age and decided not to have an abortion but to give him up for adoption seeing as how the father raped and used me I couldn't survive on my own with no high school degree or family willing to help. That experience was heartbreaking to feel the absolute love a mother has for a child but to be unselfish and 'do the right thing'...to say the least it gave me a bitter taste and left me angry.&lt;span style="background-color: #ff6666;"&gt; I have just gotten out of a very emotionally abusive relationship.&lt;/span&gt;..my former fiance' would constantly cheat on me, lie, use me and make me feel as though things weren't what they seemed which&lt;span style="background-color: #ff9966;"&gt; left me feeling usless, ugly and as if I deserved no better&lt;/span&gt;. When I finally decided to break free of him I moved in with my mom and had my baby boy who is 8 wks wednesday.Eventhough I was free from being with him I found myself still trapped to the lies and hurt always blaming myself and wishing I could change what had happened. &lt;span style="background-color: #ffff66;"&gt;When I read one of your violence pieces and you said 'just dance' I literally burst out into tears!! You said that we are all beautiful and I soaked up everyword you wrote&lt;/span&gt;.&lt;span style="background-color: #ffff66;"&gt; I also randomly found a piece you wrote on fear&lt;/span&gt; &lt;span style="background-color: #ffff66;"&gt;and another on taking ownership for what I have done in the past but that i also have to power to create what I want in life.&lt;/span&gt;..it was so freeing to me to read these words and know that I can make it just me and my son. I am fortunate to have graduated university last Dec and working toward another degree and maters program at the same time (that someone generously offered to pay for me today an &lt;span style="background-color: #ffff66;"&gt;I feel it is a sign from above sinceeading your blog&lt;/span&gt;) as well as work and raise my son. I have been suffering from post partum depression as well as bi-polar disorder and&lt;span style="background-color: #ffff66;"&gt; have felt that I could not make it until hearing you story.&lt;/span&gt; &lt;span style="background-color: #ffff66;"&gt;You are an amazing woman that has the ability to take her life experiences and use them for good...you have encouraged me beyond words and I cannot thank you enough for writting these pieces you have truely changed my life!!&lt;/span&gt;&lt;br /&gt; &lt;br /&gt; &lt;/big&gt;

Since I was diagnosed with bi-polar dissorder and recently post partum depresion,&amp;nbsp;I made a choice not to take medication, and as you said your daughter was doing.&amp;nbsp;I have been trying to&amp;nbsp;cope through diet and exercise..even with that I still felt no relief from the constant pressure from my ex who isn't there for me or my child and chose to walk away to 'party' with his friends while still abusing me verbally. I thought I had&amp;nbsp;delt with some of the anger I had towards him&amp;nbsp;but i had&amp;nbsp;begun to get bitter.&lt;span style="background-color: #ffcccc;"&gt;Today was the&amp;nbsp;FIRST day that I woke up and did not think of him&amp;nbsp;or things that he did and still does to me.I woke up happy to see my son and excited about my future!You are really doing a great&amp;nbsp;service by blogging and I hope that I am just one of many more who will come forward and encourage you to keep writting from the heart and let you know that your struggles were not in vein.&lt;/span&gt; God had a plan, even if that plan was just me. I will be honest and admit that because I felt completely hopeless and alone and dealing with guilt that j&lt;span style="background-color: #99ffff;"&gt;I have contemplated suicide many nights&lt;/span&gt; &lt;span style="background-color: #99ffff;"&gt;(last night being one).&lt;/span&gt;.&lt;span style="background-color: #ffff66;"&gt;but after reading the beautiful words you wrote I began to cry&amp;nbsp;uncontrolably and knew that I could be free as are you&amp;nbsp;and the suicide thoughts&amp;nbsp;immediately vanished from my mind. Thank you again for opening up&amp;nbsp;you heart and&amp;nbsp;letting God use you to reach others&lt;/span&gt;.&amp;nbsp;I will keep you and your family in my prayers. One day in the near future&amp;nbsp;I will return to South Florida to teach school and if i can impact just on persons life the way you have mine I will be greatful!&lt;/big&gt;&lt;/p&gt;

    <title>While You Were Sleeping, Hurricane Gustav is Making his Mark!</title>

&lt;p style="text-align: center;"&gt;&lt;strong&gt;While You Were Sleeping, Hurricane Gustav is Making his Mark!&lt;/strong&gt;&lt;/p&gt;

&lt;p style="text-align: left;"&gt;&lt;strong&gt;Although it never became a Hurricane,&lt;/strong&gt; Tropical Storm Fay broke a record by making landfall four times in Florida. While some counties are considered disaster areas here in Florida and still cleaning after Fay, a much bigger fish - anticipated storm, Hurricane Gustav is being closely watched by the &lt;a href="http://www.nhc.noaa.gov/" title="National Hurricane Center" target="_blank"&gt;National Hurricane Center in Miami&lt;/a&gt; that could possibly reach category 3 and reach the Gulf of Mexico by the end of this week.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;After watching and reading news reports there is no storm to be taken likely.&lt;/strong&gt; Who would have thought that Fay would have such an impact here in Florida? This goes to show that every measure and precaution must be taken serious in order to survive this Hurricane season. Polk County Emergency Management provided this map of Polk County that outlines various shelters throughout Polk County along with important information you should know when a hurricane approaches. You can pick up valuable brochure by visiting your local Publix store.&lt;/p&gt;

    <title>Why Are you up Late Night Blogging and Surfing Active Rain?</title>

&lt;p style="text-align: left;"&gt;This post inspired me to blog after I received an invitation from Robert Swetz to join &lt;a href="http://activerain.com/groups/latenightatactiverain" title="LATE NIGHT AT ACTIVE RAIN" target="_blank"&gt;"LATE NIGHT AT ACTIVE RAIN"&lt;/a&gt;.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;img title="Not a night owl by a long shot - are you?" src="http://activerain.com/image_store/uploads/2/0/1/9/4/ar121928508649102.jpg" height="315" alt="Not a night owl by a long shot - are you?" width="370" style="margin: 2px 5px; float: right;" /&gt;&lt;strong&gt;If you know me and most of you really don't know me personally,&lt;/strong&gt; usually when I lie down on my comfy couch, it takes no time for me to fall asleep within few minutes, just like the man in the moon you see to my right, however lately, I've been up past 11:00 o'clock at night - still not considering myself an owl - not by a long shot. Is it because I'm watching too much Olympics or is it because my husband's work schedule changed where he leaves to go to work at 4:00 a.m. and is in bed no later than 9:00 p.m.? Maybe it is because he is in bed sleeping and I have time to myself since both of my daughters - one married with children - one in her senior year in college in North Carolina - &lt;strong&gt;have nothing better to do than to be up late night blogging and surfing Active Rain.&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&lt;strong&gt;My business is a home office and I'm working by myself,&lt;/strong&gt; I can blog when I want to - day and night - my Real Estate business is done through email, phone and by appointments. I'm blogging, reading and researching a lot, especially here on Active Rain. After I discovered AR, it became soon appearant to me that blogging is a must in the Real Estate business. Although, I have not made a sale because of my blogging, I do know that people reading my blogs tell me that they got my information from my blogs. &lt;strong&gt;That to me alone is very rewarding and encouraging to continue to blog. &lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left;"&gt;It really doesn't matter when you blog, whether it is days, nights, evenings or early mornings - as long as you do it and keep doing it.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;I'm still not convinced that I'm up late night on AR, partly because I'm up by 5:30 a.m. and I do need my beauty sleep. Again, thanks to Robert Swetz for the invitation which I gladly accept.&lt;/p&gt;
