The Palm Beach Post had an article ( link )this week regarding developers in Stuart Florida - the county seat of Martin County Florida.  The city officials are bracing for an influx of developers looking for extensions on their development timelines.
Due to the market conditions they have been unable to continue their efforts to develop land that they purchased 2-3 years ago.  Planned Unit Developments that are reaching the end of their original approved building timeline are now in jeopardy of ever being built due to the lack of financing available for new construction… and not just in Florida!

Trying to figure out where your college student will live while he/she   is at school? 
Dorm is reserved for freshman?  Frat house is only for parties? Off campus apartments are in terrible condition and expensive? Consider buying an affordable housing condominium for your student instead!
Using FHA loans, you can qualify as a non-occupant co-borrower and have your child on the loan to purchase a great condominium or townhouse near campus.
Why would you consider it?

Look no further than affordable housing.  Building in the $150,000 - $275,000 range was definitely neglected over the past years of real estate boom.  Now it is not only a much needed niche market, but it is a market that has a lot of potential for sales.

Did I stutter?  I do mean it... there are 100% loans available both for purchase and refinance transactions.
No... I am not one of those scumbags trying to lure you into a dangerous loan!  If you've read my posts at all, you know I'm definitely not about bad loans for good people.
Here's what I am about... helping people buy the home they want and need... and refinance the loan that is about to start hurting them financially...

Catching up on some news today, I saw some big issues being brought up in the ongoing Affordable Housing debates in Palm Beach County, Florida and Broward County, Florida. 
I want to isolate a few interrelated issues to get the ball rolling as the sum total of Affordable Housing is just a big complicated mess.  Hopefully this will inspire some people to start delving into some of the problems and open their eyes to the areas for improvement everywhere - not just Palm Beach County, Florida.

I don't like doing the cut and paste thing... but I don't want to rewrite this information and claim it as my own either.
I found this site through some heavy duty searching for affordable programs. Most of these programs do require specific purchase prices, sometimes particular communities or developmental areas and a few require specific lenders - most you can choose to use me!
Anyway, this is fairly comprehensive on the VERY affordable housing area.

You know... a funny thing happened to me on the way to the forum...
Driving around I have noticed that there might yet be a solution to HELP not fix but HELP some of the affordable housing shortages...
PRICE DROPS
Specifically on condo conversions and new communities that DO have immediate availability.  I've noticed that The Colony Townhomes at Boynton Beach specifically has lowered their prices!  This past week, in fact, they dropped the prices $10,000.  Sure, they're still $319,900... but that's affordable per the State and County!
But that's not all... so many developments have had contract cancellations, poor sales and stalled inventory … (2 comments)

I TIVOed the local news the last night because they were reporting on a new bit of legislation to combat high property taxes....

The bill is a trade-off.  They want to try to eliminate property taxes in favor of a higher state sales tax.  So the goal is to potentially move from 6.5% to 8.5% sales tax.  That is a 30.7% jump!
State law makers are worried that they would not be able to make up the difference in taxes if they did this.  I agree.  Think about it.  8.5%... the dollar menu at McDonalds would now cost … (1 comments)
