boynton beach: Florida Mortgage & Real Estate | Opportunity Costs in a Bad Market - Why to buy now - 11/20/07 12:31 PM
This post was born from an old comment... in February, right when I started here on ActiveRain... it was on one of Caleb Mardini's posts.  Shortly afterwards, Colleen Kulikowski wrote a post that quoted my comment.  Yesterday, a freelance writer asked to use the same quote in a marketing piece she is writing for a Master Planned Community in Lakeland Florida - Oakbridge.  So I guess that despite the changes in the market in the past 10-11 months, the same adage rings true! Read this post on my main site as well: Florida Mortgage & Real Estate | Opportunity Costs 101 … (1 comments)

boynton beach: Boynton Beach Florida | Pollo Campero ~ New Restaurant Opening Soon! - 11/14/07 03:42 PM
Boynton Beach Florida is about to get a highly anticipated new restaurant chain - Pollo Campero.  Located in the Boynton Town Center, with direct road frontage on Congress Road north of Boynton Beach Boulevard.
Pollo Campero - translated from Spanish - means "County Chicken"... this restaurant is the Latin American version of Kentucky Fried Chicken.  The menu varies from KFC in that they offer plantains (patacones), rice and beans (arroz con frijoles), flan and other traditional Latin American dishes.
The interesting thing to this writer is the location... the new destination of Boynton Town Center will drive in lots of traffic... but the … (3 comments)

Did I stutter?  I do mean it... there are 100% loans available both for purchase and refinance transactions.
No... I am not one of those scumbags trying to lure you into a dangerous loan!  If you've read my posts at all, you know I'm definitely not about bad loans for good people.
Here's what I am about... helping people buy the home they want and need... and refinance the loan that is about to start hurting them financially...
These affordable mortgages are FHA and Fannie Mae loans - a.k.a. Government Backed.  They are safe loans with only a few options.
Here are the loan features:

boynton beach: Florida Mortgage | Fixed Rate Loans with Interest Only Option - 09/04/07 09:43 AM
Adjustable Rate Mortgages (ARM) are not very unpopular right now thanks to the media bashing them.  To make things worse, they currently (August 31, 2007) have higher rates than Fixed Rate Mortgages.   This poses a problem for people that want a lower payment but now are demanding the secure rate of a Fixed Rate Mortgage.
The answer to this problem is found in Hyrbid Mortgages.  These loans combine the security of a long-term rate with a lower payment in the early stages of the loan.
My favorite Hybrid Mortgage program is a 30 year Fixed Rate with 10 years or 15 years of Interest Only.... hence the Hybrid moniker.
The Features of the 30 year … (11 comments)

boynton beach: Florida Mortgage Loans | Equity Line for Hurricane Preparedness - 07/16/07 05:28 PM
Hurricane Season is upon us once again in South Florida.  People are checking their rations, stocking up on bottles of water, vital medicines and cans of tuna, buying batteries by the case and trying to meet the Hurricane VIP - the neighborhood roofer!  All the while they are forgetting to have ready CASH in an emergency - cash that could come from a Home Equity Line of Credit (aka HELOC).
The HELOC is a life preserver when there is a sea of people out there all clamoring to get their home repairs done.   Having ready access to cash is essential to quick repairs.  Many contractors will … (12 comments)

boynton beach: Florida Mortgage | Foreign National Homebuyers: Seasoning Funds in US Banks - 06/27/07 09:37 PM
Foreign National Homebuyers typically purchase properties both Second Homes and Investment Properties in Vacation and Resort areas.
With the Florida real estate market being on a downswing but still chock full of new development, Foreign Nationals are finding now to be a great time to purchase their vacation homes in Florida.  The weak dollar versus the Euro and British Pound makes this a great time for Europeans!
During the purchase transaction, most lenders require funds equivalent to closing costs plus six (6) to twelve (12) months of PITI (Principle Interest Taxes and Insurance) payments to be placed in a US bank account.  The lender … (11 comments)

boynton beach: Boynton Beach Florida: Industrial Zoning Protests - 05/18/07 07:15 PM
My very first post was called Florida Commercial Real Estate: Redevelopment of Industrial Zoned Land in South Florida...
In two recent SunSentinel.com articles, I am reading the updates to the saga of Apartment/Condo dwellers vs Industrial Park in Boynton Beach, Florida.
Commission turns down requests by two Boynton groups - In this article from May 16, 2007, the City of Boynton Beach Commissioners deny a request from two citizen groups to reroute trucks trying to access the Industrial Park away from the Lake Boynton Estates Community.  About 40 protestors showed up to voice concerns over the safety of children in the area.  The … (3 comments)

boynton beach: Warehouse Condos... a Hot Market in South Florida Real Estate - 03/23/07 10:17 PM
Yesterday's Palm Beach Post had an article on a "Sizzling Hot Market" in Palm Beach County, Florida... WAREHOUSE CONDOS...
These units are great as conversion opportunities and for small business growth.  Think about it... a big concrete box that you can do anything from store cars to manufacture screen enclosures to tint car windows.  They're ultra versatile and have a huge market.
Small businesses like these units because they can pretty much convert their space into about anything they like.  If they need a little office and a lot of work room or storage, they can build-out a small office.  If they … (6 comments)

boynton beach: Mortgages and Aging... An Epic struggle: Introduction - 03/23/07 02:31 PM
Wayne Pruner's blog this morning uncovered an ugly truth in credit and real estate.  Our 55+ community in this country is poorly educated and led even more improperly in their mortgage and real estate lives.  Many of them survive well past their planning and run out of money causing hardship on friends and family.  They don't get to live their golden years living the life that they are accustomed to nor in the manner which they deserve.
I really believe this topic needs more coverage... especially here in Florida where the retirement population is so large.  It is estimated that there are … (2 comments)

boynton beach: Affordable Housing Initiatives in South Florida: Part 2 - Precontruction - 02/14/07 09:43 AM
AFFORDABLE HOUSING?? - Section 2: Preconstruction
Part 1 is here.
So in November, an acquaintance of mine left me a voicemail that she had a "Hot Hot Hot" lead for me...her sister.  I was flattered and called her back.  She said she was in the middle of meetings so she'd be brief.  There was a new community about to be announced in Boynton Beach, Florida that was affordable housing.  It was going to start in the low $300's... I let out a little chuckle when she said that number.  Her sister was going to get in line for reservations and she wanted me … (10 comments)

boynton beach: Florida Commercial Real Estate: Redevelopment of Industrial Zoned Land in South Florida - 02/10/07 10:50 PM
Who loses most when city planners rezone commercial land in order to make room for more housing?  Is it the right of a citizen who moves into an area rich in industrial zoning to complain about trucks and businesses or is this a buyer beware issue?
In Boynton Beach, Florida there is a controversy brewing about the fate of the last vestiges of Industrially Zoned land.  Currently, the city planners and county commissioners are investigating an option to rezone some of it and rededicate it for residential development.  The Industrial area in question lies just East of I-95 in an area of … (5 comments)

boynton beach: Affordable Housing Initiatives in South Florida??? - 02/06/07 09:07 AM
This is my first official post so I will proceed with more of a question than an article... more of food for debate!
I just closed an amazing loan for a client referred to me by a Realtor I have been helping get started.  It was a tough one with minimal income and ok but marginal credit.  I used a Neighborhood program and got him in with a great rate etc... it is a great first-time homebuyer/affordable housing story that I'm sure to tell many times over... it got me thinking about affordable housing and the people I've worked with.  I had … (4 comments)
